Do you rent 1 container per customer, or do you also mod containers for example to have 3 doors to increase €/m2 return? I thought about having different sizes for different customer needs

Like you said in this video, finding a place to rent out or buy has been the biggest challenge so far. When you are considering buying your own land, are you personally looking for raw land outside of town, or more industrial-use land in town? What price do you think would make sense for you personally? I love to nerd out on the numbers and would like to hear your thoughts on this, thank you and happy New Year!
Glad you like it! The latter - industrial-use land. I'm currently in the process of buying a 750 sq meter (really small) site. It will cost me around 170k - land is really expensive over here! Hope you will start your business soon! :)

Not enough Profit for me vs container cost on ROI, good Ideas but, Id have to get over at least 50-100 containers to at least see a profit down the road....
What a great video As it’s something I am looking into now. I have enough capital to buy 20 20 foot containers and am looking for a net ROI of 20%. What percentage of your revenue do you budget for insurance maintenance and depreciation?
@@financeHans thanks for your reply. If you pay 3000 euros a container with delivery and you anticipate it will last 20 years. Thats 12.50 a month you need to save each month per container for replacing it. Which is 12.5% obviously if you rent out for 100 euros a month.
@@mutton_man shipping companies calculate depreciation at 10% a year so that’s 10 years Although that’s going through the ocean. They then decommission them and sell them off

Glad you liked it! Well if you get a property and ensure that you make a big surplus overall - that's a good indication! Security gate is not necessarily needed but nice to have!

I didn't apply for a permit yet. I talked to an architect and he said it's currently not needed.

Well it needs to be in an "active" area with many possible customers. I always publish ads to test the demand

I'm not liable for break-ins - it's specifically written in my contracts. Haven't had an issue so far yet

Not difficult at all. I only publish a (free of charge) ad every couple of months if an older renter leaves

How do you deal with a client who is not paying?
Only had that once. If they don't pay, I clean out the container
