    My rent, on the Asian side of Istanbul, went up 100% this past year, and I expect it to go up another 100% next year. From what I see, it's not only Russians, but many Ukrainians as well. It's very hard on the Turkish people--so sad.

      Yeah of course. Blame the Russians and Ukrainians for all of it.
      It's definitely not the 88,5% inflation rate Erdogan has created by not believing in basic economic theory for religious reasons.
      Only Zimbabwe, Lebanon, Venezuela, Syria and Sudan are worse. Those are not countries Turkey should be compared too, but now it is.

    Same thing with Americans and British "Digital nomads" in Thailand and Indonesia, they have driven the price of things up many times until it made some things unaffordable for locals like me.

      I used to live in Turkey and remember a friend of mine bought a 2 bedroomed apartment in Fethiye with a shared pool for 83'000 lira (about 9 years ago) . Bugün ne kadar olacağını düşünmek bile istemiyorum!

    When DW talks about a 500% increase in rent prices, they should mention whether the figures are adjusted for inflation or not. Turkey has undergone so much inflation, the prices need to be contextualized to make any sense at all.

    In Quebec, canada, we have laws and official government entity that ensure a limit to rent raise yearly. So the turkish government is not protecting its own citizen. It’s seems totally chaotic, maybe some officials receive money not to intervene…

      Nonsense... it only works for current rentals with contracts. A new rental can be anything you want. Its the same here in NY and the apartments that were $800/m 10 years ago are now $3,000/m

    I'm an American living in alanya and I pay more for groceries than I did in California. I'm being honest. I don't know how turks are surviving. Real estate companies day by day are raising the prices on homes. I paid 150k usd for a brand new duplex but even in the last couple months the price of my apartment is around 230k

    I'm a foreigner but married to a Turk for over 5 years. We moved to Alanya in September 2022 and the rent for a 2+1 in an old apartment building was 6,000 TL/month. It was was the cheapest thing we could find. We earn in TL so the prices in Alanya were really shocking and unaffordable. After two months there we decided to move to another city in Turkey and it is more livable where we moved. We learned that our landlord rented that apartment to a Ukrainian family for 12,000 TL after we left.

We moved to Tekirdag where my husband's family has a family apartment building otherwise we would be struggling too. When I went to get my SIM card we spoke with the worker there, a local yörük girl in Alanya, she told us her landlord was trying to kick her out so that he could get a new, higher paying renter. I believe she was paying 800 TL/month for a 3+1 in the city centre because she was a long-time old renter but a new renter would pay probably 14,000 TL for that apartment. And its so sad you hear these sort of stories from all over Turkey, particularly large or popular cities, about greedy landlords trying to illegally kick out old renters.

    russians gave up on their country and i could relate to that. Antalya is a great city to live and travel russians+ukrainians know what theyre doing. if they could just go to eu or a western country a lot of them book their flights but Turkiye's low living costs(for foreigners compared to western countries) is very attractive. Turkiye is safe, divirse, cheap, populous.... i get why they're here, i blame the government.

      I pray that Erdogan gives up power in the elections. A democratic Turkey would be a wonderful state, but if Erdogan usurps power, then Turkey is likely to start several wars, corruption and inflation will not allow the economy to develop.     At least in Turkey there are people living but in Canada, you will find foreigners ( in high proportion chinese) buying the real estate and not living but selling them after 1-2 yrs after the rise in real estate to scoop profits. People living locally are forced to either go onto the suburbs to find cheaper housing or worse end up living in camper/trailer. But the government seems to rectify the issue as of date.

      Nah, it is the same in Turkey. Especially middle eastern owners buy tens of estates and sell after a while. Turkish citizens are waiting for their deaths in unsafe/weak houses for not being able to move to earthquake resistant ones.

    Another example of Turkey playing both sides of the fence - to the detriment of ordinary Turks. This is the Turkish 'leaderships' idea of combating inflation - just bring in more inflationary pressures. I see this situation creating social strife and hopefully a change in government. It's up to the Turkish people to decide how much more pain they can take. Serious questions need to be considered on Turkey remaining within NATO. The welcoming stance towards Russians - especially Russians with loads of money needs to be looked at closely. Is this the wests idea of keeping backend channels 'open'? Nothing will surprise me.

      I doubt u know much about the economy. The bad economy in Turkey is a serious issue that must be resolved. Some Erdoğan policies can be partially blamed for the economic situation and situations like pandemics and war have made it even worse. However, in this instance, DW is just targeting the Turk audience as a campaign to push out Erdogan, and you are now into it😅. The high price of housing in such locations exists in every single country across the world. Given Russia's population of 143 million, 2 to 3 million Russians visiting Turkey and some buying property is not strange. Iranian, Iraqi, Russian, and Germans were for a while the top buyers in Turkey. Real estate sales to Americans increased by 115.2% in 2021. Tourism revenues are vital to Turkey's economy and a source of many jobs and income.

    My rent in European side of Istanbul went up 25% last year and 115% this year. It’s crazy. I can afford it but most can’t so, something has to change. Crime goes up when necessities become an unaffordable luxury.

    This is what happens when the government doesn’t do its JOB and protects its citizens. That includes ensuring there is housing available and rents and prices don’t get unsustainable. But just like all over the west the government don’t do their job and in fact love it as it allows them and their donors/ friends who are more often landlords massive profits.

    I am a Turkish citizen who lived in Russia for a while and speak Russian language fluently.I can say that Russians are literally conquering Turkish seaside cities,especially Antalya,Alanya,Silifke. There are about 1 million Russian speaker people living in Turkey now. I found this very disturbing because they try to change the environment of these cities for theirselves. They never try to learn Turkish,they always are so rude to local people,they look down the people because they are blonde and blue eyed. I am sure that Russian government will intervene internal affairs in Turkey by referring this huge number of Russians in Turkey.

      This is funny to read, considering that only 20% of Russians have blue eyes, and the most common eye colors are gray and brown. The most common hair colors are light brown and dark brown, but certainly not blond. Maybe you are confusing them with Germans, considering that there are as many Germans as Russians in Antalya?

No,they are Russians and other Russian speaking people like Ukrainians,Belarusians and Moldovans. Yes you are right,all Russians are not blonde,but they are very different from Turkish and other Mediterranean people by outlook as we both know. Russians see Turks as inferior browns by thinking that they are civilized white Europeans. Both of us know that how you perceive Caucasians and Central Asians in your country. I had an Uzbek friend who was murdered by three Russian men just because he was a «Чурка». I can somewhat understand that in Russia,but you cannot treat us like that in our own country. You can return to your country if you like. Turkish people love you so much because they have no idea about you,but I lived together with you for years.     Strangely what was NOT mentioned was the high infaltion that the Turks have been suffering from in the past few years. So this is a heavy body blow that they have to unfortunately bear as well. By New York City standards and of course coming with a hard currency like the USD or Euro the property market is quite affordable.

    The influx of foreign capital is a major plus for Turkey considering the lira devaluation. I feel for the locals in Antalya tho, London experience higher rents due to foreign residents it been painful.

    Not only Russians but also Ukrainians are too many. There is a perception that only Russians exist in Turkey because Turkish people says only "Russian" to those coming from countries such as Belarus and Ukraine. I guess that the Russians in Antalya are half as many Ukrainians, but it is interesting that they live in the same neighborhoods, send their children to the same schools, swim on the same beaches and make friends as if there has never been a war in their country. Failed government policies are responsible for rising house prices. Especially if someone working in the IT field if you can live in Antalya 3-4 times cheaper than St. Petersburg and offer the opportunity to swim in the sea some most beatuiful beachs even in winter, people will prefer it. At least, it should ensure that Russians living in Turkey and working abroad pay their income taxes to the Republic of Turkey not to a foreign country.

    Similar situation is in Israel. Greedy people buy off all apartments, leading to growing amount of homeless people who cannot afford to have an apartment and compelled to rent. Which is another kind of slavery.

    This could be solved by basic immigration laws. Turkey could have capped the number of Russian immigrants allowed per year, and told them they would be divided up into different regions of the country---------they couldn't all swarm one fancy spot.........but I think the net money/talent influx is good for Turkey, so they're letting the Russians do what they want.

    This is so sad. Istanbul is also having the same issue. There’s many non-Russian foreigners settling there and the government isn’t really offering options for the locals to survive the price increases. The the local Turks in general are being forgotten about while the government is excited about foreigners and their purchasing power.

    I sold my apartment in Russia in July 2022 and bought in Istanbul in November 2022.
    I didn’t study rent market in Turkey, but I studied the market of selling apartments. Only 5% of buyers in 2022 in Turkey were foreigners. Maybe the percentage is big in Antalya, Alanya (I think, more than 20%), but mostly in Turkey foreigners make very very low impact on buying apartments market. Even in Istanbul percentage of foreign buyers is quite low.
    And I feel very sad, when Turkish politicians (Kemal Kılıçdaroğlu) say that Turkish people can’t buy a house because of foreigners. It is just a lie… I hope that Turkish economics will be able to get stable.

    Weren't Russians poor or was this the story which was told to us. Here in Spain also Russians were investing into Real Estate but now they are not. But housing problem is there in major city. As most landlords want to get more rent from their apartments which tourists are willing to pay. So the locals have to go to the outskirts. That's how it is. Earlier people lived with their back to the sea as there were factories on the coastline. Now all those have been dismantled and new apartments have come up. Who was buying them? The "poor" Russians. But not anymore. I guess now they will not invest in Europe as they have been robbed. Even businessmen who were investing in businesses are selling or have sold their businesses and are going. This will crumble the economy or at least the construction sector as after the subprime crisis banks have a surplus and and not easy on loans.

    We dont want russians, ukrainians or iranians to rent or buy a house in turkey. Inflatian in turkey is 70 percent.
    Also increase in rents in big cities, increases rents in small cities. Landlords says that " do you know how much house rents have increased in big cities (İstanbul, Antalya, izmir)"

      Only landlords benefit from an incoming mass of "rich" immigrants. Everyone else will get crushed. And there is only so much the city can do. I think the only two options would be like an immigration tax if you have a certain amount of wealth or a clear limit to rent increases, regardless of how high the demand is.
      But usually the average citizen gets crushed by this. You can see this everywhere where suddenly a lot of rich people move in. Ask the people in Lissaon for example. The locals can barely afford rent anymore because of all the digital nomads who have been moving in and paying a lot more for rent.

    This has been happening for decades in the US only here it's primarily hedge funds and financial institutions that are buying up houses and in some cases, city blocks of houses which sky rocket property value and rent. Gentrification is rampant here in Los Angeles.

Already after all these billions have been wasted on Ukraine with the ending everyone knows is a Russian victory, we will see American financial institutions and hedge funds swooping in like cultures to tear apart the remnants of Ukraine's economic life. A lot of money is going to be made by transnational corporations in "rebuilding Ukraine." I've read about the labor laws and economic "reforms" of Zelensky and all I can say, is that I feel sorry for Ukrainians after the war ends. I feel for the Ukrainian civilians now but after the war, it's going to be a nightmare.

Millionaires and billionaires oligarchs , the like of Roman Abramovich, kept coming to the U.K. , purchasing properties in London and surrounding areas , as U.K. government welcomed them by putting legislation to facilitate residency documents rich business people , hoping to improve the economy .
    Consequently, London became one of the most expense place to buy or rent a property in the world , with the price of an average house in London costing several millions pounds , way beyond 95 % of British people .

    The rental price is currently ridiculous, my rental apartment went from 5000 a month to 15000 a month in 1 year. I refused to pay 15k a month and found a cheaper apartment but how can the locals rent now? There’s no affordable housing for locals it’s really sad that Türkiye has allowed this to happen. Why does greed always have to win? And why didn’t the yabancis consider the needs of the locals?! I’m British my husband is a local turk his salary is 8000 a month he would never be able to rent or consider buying. I really feel it for the locals
    I hope the government does something about this and makes housing affordable again

    Only Russians? :)) There is a great migration of people from Africa, the Middle East, Pakistan, India, Bangladesh, Afghanistan, Turkic Republics to Turkey. The increase in Turkey's popularity in recent years has provided this. 15 years ago, you could hardly see foreigners outside of holiday destinations while walking on the street. I hope it won't be a problem for the future of my country, but I don't think it's good. I think we are one of the countries where citizenship is easily obtained in the world. I also think the same about the residence permit. This is regrettable.

Otherwise, upon working it is very hard to get it which is again to the benefit of government, taking tax from foreigner for years then making obstacles for citizenship!     Russians are not to blame but Turkish politicians. Yet the problem does not only occur in Antalya but in Istanbul too and not only Russians but also Arabs, İranians etc that everbody buys or rent houses due to currency that Turkish lira has lost a lot of value, and thus Turkish people can not find an affordable accomodation. İn Istanbul an average 3room apartment was 3000 TL, and now it is 15000 TL. This trend of foreigners buying properties in Turkey is like "batan geminin mallari' unfortunately.

    From the start of this year it's almost impossible to get residence for a year in Antalya, at least for Russians. This problem becomes less and less urgent. Today 90 days max in Turkey for Russians, as in many other countries.

    There is this thing called open economies which Gov don't always stop. This also happens in places like Canada where people come from abroad to buy homes. Then locals are out of housing - can't afford rent. Where I live its not even foreigners but Canadians with Cash.
    So if the prices go up because of demand then it puts the renter /lower end at risk too.If you like the local kebab shop it may not be there tomorrow because the staff can't afford to live there.

    It's an interesting thing in ethical sense as yeah we have ease of travel and all the global markets plus multi-culti thingies but frankly I'm amazed people don't see downfall of it. Migrating all into other end of the globe just cause someone is poorer there has double sides. When it comes to houses, or buildings it kind of makes one wonder if there shouldn't be some regulations for it as some places are just cheap for one and to be fair it doesn't mean one can buy it all as it's for the economy of people living there. That plus taxes regulating imported and exported goods Vs local business is also a double edged sword - you can do that but in the end it's lazy/convenience Vs bad work-life-balance/abuse.

    You can blame capitalism. I am as Social Worker in New York City. I make 50% less than my friends working in the private sector, and even with rent stabilization, I'm at the point where I will probably have to give up my 1 bedroom apartment and rent a room somewhere. The situation is so bad here that you have low- income workers living in homeless shelters.

      Actually Erdoğan has been an incredible leader. You don't find many politicians who love their country and people.
      This is a global issue, systematic issue. Capitalism has failed and it's now destroying everything in it. Turkiye can get away from this madness. I hope they do.
      All you have to do is look at the UK and the US to realise what an amazing job Erdoğan has done to keep the ship sailing. The planet is in a mess, yet people are running to Turkiye for refuge. Not just russians, Ukrainians, Brits, Germans and Iranians, but from all over the planet. That says everything about the state of the country, even in these times, it's a wonderful place to live. Turkiye must find the balance, and prioritise Turks first.

    It's locals who raise prices in every country. Don't blame tourists for that. Don't be greedy and charge insane price for rent.
    Rent as usual but team up with local restaurants and have percentage from every meal your guests have there. Or upsell the some excursions, car rentals, spa procedures etc. Tourism is a great source of income if you built infrastructure around it.

    As a Turk, rent is becoming unaffordable in many places in Turkey and that's not just due to the influx of foreigners. Remember, we have a VERY high inflation rate. It's true that this is a bigger issue in Antalya and there are indeed a lot of foreigners there (which does worsen the problem) but you also need to provide the context that the economy of Turkey sucks either way. This honestly just feels biased to fit a narrative.

      Considering Turkey is the only NATO country to actually shoot down Russian military assets in recent history (Technically the US slaughtered a Wagner battalion in Syria, but they aren't "official"), I'm not so worried about Turkey defending itself from Russia.

    I really don't see any problem with foreigners investing in turkish real estate. as a Iranian who owns a home here I am one of many foreigners who are paying taxes and bringing foreign currency into a troubling turkish economy. Many turkish people didn't own a home and don't now.
