    Semi-pro tip: Always talk to an architect or builder before you start. They are usually keen on sharing information with the hope that they will get your business. Amazing what you can learn "for free".

      @@andilegumede2481 professional services are like most products or services. You are free to sample as many as possible, until you find one that best fits your needs. You are not bound to first service provider you speak to.

    It would be a cool series if someone could review these luxury modern houses that cost millions and runs through the cost (or estimations) of building them. i mean, I can't be the only one wondering that, if a house costs 9mil, how much did it cost to build? And as mentioned in the video, there are multiple costs that are included in addition to the labour and material but it would still be a fun series to watch.

      We used what we call a soil raft foundation. You'll be able to see it once we put together a behind the scenes of how we built the house

    Very informative, Tumi.
    It's just interesting that a Quantity Surveyor, the professional charged with managing all of these costs from stages 1-6 of construction, was not mentioned....

      Correct. The average home is not really at a large enough scale to bring in a Qs. They are at a size where contractors execute those roles with a client. Your mega mansions or complex structures would be the notable exceptions. QS's are generally brought in if you plan to tender a project

      @mrgadisi this is where it gets very interesting in our industry. Because there are many ways to go about building a home, there are multiple solutions. When you use a turnkey construction company, much like ourselves, the role as I mentioned earlier, is absorbed by us. But you find that many clients don't use a one stop shop. If you plan on commissioning multiple stake holders, a quantity surveyor then becomes more crucial in not only costing but also managing the budget. While it is advisable, the key here is that it's not a requirement. Especially if it's a private project. The public sector is a whole different ball game. That's where you can talk about value thresholds because there are requirements by law

    I'm very curious about the style of building employed by many American developers. I often see them rely mostly on timber rather than brick and I always wondered about the cost for both options. Building and maintenance. Would you recommend the American style of building in SA looking at cost, material availability and ease of construction?

    One would have expected soil testing to be done well before site preparation in order for your client to count the cost before building.

      The testing needs to be done beforehand, correct. But it needs to be done before the design is even completed. By the time it comes to us to quote, we quote using the informative given to us. We decided to test the soil ourselves because we saw that the plan given to us would not work

      Soil testing is done before building, whether you have the design or not is irrelevant. Designs can be altered

      Pretty sure they're referring to building in the rurals as opposed to suburbia . So that "brigade" still has a fair point.

      People have build houses already, and it was cheaper not even R700k cost, nor R500k emakhaya

    Thank you once again Boitumelo for another amazing informative video. A question I have before purchasing any land to build on, would the estate (in this instance) provide the information beforehand so that the potential buyer knows that they would need to increase their budget? I mean surely someone must evaluate the land beforehand to see whether if it is habitable right?

      The developer or agent you purchase property from normally has basic information about the site you wish to attain. The responsibility of due diligence, however, falls on the owner. It's not always easy to assess land before you purchase, but it is a practice that needs to happen more often

      Rather have the information beforehand instead of finding out during the process. Being prepared is very important

    Why don't suveryors or architectors don't do soil analysis first before designing and planning a home?

      The responsibility is on the land owner to commission a geotechnical report if you want to know the information beforehand. Otherwise, you'd have to wait for the engineer or contractor to test once you have appointed them.

      Yhea a geotechnical survey can be costly too, I guess people just take a leap of faith and hope the engineers agree to build in the land they identified

      It is very standarized practice in building industry to promise the services, which are normally done by architect , engineers etc.
      Short cuts became normalized.
      Playing on human nature and naivety of general public....😴

    The increase on foundation cost is on you. You should have known the soil type beforehand.

      Unfortunately, it's not always that straightforward. Just for some insight, initial quotations were done using the house plan. Any engineering doesn't happen until after that point

      Not quite, the Geotechnician should have checked the soil before the plans were drawn. I know this because my brother runs a Geotechnical company. The problem is that people take short-cuts and hope for the best. Geotechnical work needs to be done first. The builder has to build what has already been drawn.

      Core samples part of the survey and feedback from adjacent properties would have been simple to prevent this.

      @dannewtonimagery you are right, but sometimes it can be misleading. My neighbor for some reason, had a different soil to mine. I couldn't believe it but I saw the soil samples myself.

    Speaking about unexpected costs(Gremlins to your account), budget for these... Land surveyor, Geotechnical engineer and Structural engineer... Your Architect will require services from these guys before they can design and submit your plans... :-)

    The are no hidden costs if you are familiar with the build science, you need to know the geology of the land. The spec needs to be right, water proofing & humidity control

    Do all these costs apply when buying a land in village where a land cost +-R3000?

      Rural land doesn't have the same sort costs. Most of the regulation bodies do not preside over rural land. You would have to just do some research on your specific village

      An engineer wasn't brought in at all until we did. The builder (us) and the engineer were only brought on after the architectural design was approved
