Fabulous 🎉The 1st place is so nice and well priced. However, the 2nd property is just so much more for the 50 % more in Euros it's at least a 100% more in what the property offers. Thank you 🎉Brad and Olie🎉
I love the 2nd house. I’d make the ground floor an owner’s space since it’s a great size and rent the upper floors out. As a senior, the ground floor is easier for ingress and egress as well as easier to let dogs out (I have 3 standard poodles). A smaller town is quieter but this is not that far from larger areas. Both are great homes, but the 2nd is a dream home. Great tour. Thank you.
6 minutes by car isn’t too bad. Not walkable for sure (although you’d live to be 90+ 💪🏼)! Always tradeoffs. If it was in town it would be significantly more probably.
I bet it goes so fast. I wasn’t gonna put this on for a couple weeks and then I figured gosh it’s gonna be sold in a couple weeks if I don’t. Figured I better give everybody a shot at it. They really were super nice and in a nice area, I’ll be at a little, quiet but only 67 minutes out of the village not too bad. You can’t have everything and I thought the quality of the place and the price countered the fact that it was six minutes outside of town.
I like #2 a lot!!! My 2 pups would love the garden!!!!! I do prefer living someplace where I can walk to amenities, but this is very tempting for the price!!!
You could certainly take a lot of great walks with the pups, it’s very quiet up there with lots of nature. But yeah, the one town is about 67 minutes away by car. It does have most amenities like a pharmacy, grocery store, restaurants, etc. The autostrada is less than 20 minutes away.
There is the town I mentioned about 7 mins away with shopping. It's in the country so around it within a few miles would be mainly hiking etc. Outdoorsy stuff. Orvieto is only 30 mins away. Tuscany is 30 mins north. Take the train into Rome. Todi, Spoletto, Perugia, Montepulciano, Pienza, etc. are all under an hour... Try looking up the town on Google maps and see what's around. That's what I usually do when trying to find a winner.
Yep, there is something special about owning a piece of history. Wait until you see some of the videos that are coming out shortly. Great old places 400-500 year old apts! And in good shape!
That was interesting . Even though it is basically new construction the whole complex seemed to be pulled off well. That's a nice large unit . I'd have to put in a real kitchen as we cook most nights. And I'd have to make extra bedrooms in the cellar, because if I was to move to Italy, I'd have both boys their wives and all five grand kids visiting regularly. They love Europe. And they ski and they're no strangers to the beach either. Price was good, as well. IF I were to move there. I wouldn't buy it as a second home that far from Houston
Love both places and once again a very well constructed blend of old meets new. As you said, the second house with garden is a bargain and could possibly be turned into 2 apartments?
OH MY GOSH This place is incredible. I like the private garden but for the money I slightly, tiny-- prefer the first one. Its the first room of the second one that tilted the balance for the other one. But maybe you could put the living/dinning room/a better kitchen upstairs and utilize that extra large, extra room. Plus then use the large room downstairs (not the lower ground floor) as one of two master bedrooms. one bedroom downstairs--a inexpensive switch. And even use the lower ground floor as the main entrance.
WOW!!! Both are gorgeous but that 2nd property is the better deal. That terrace off the kitchen, the yard. What I don’t understand, is this all new build, or, new build and old build? Is there restaurants and grocery you can walk to? Amy from MN❤😂🎉
Nothing within walking distance, it’s all about seven minutes away by car. This is at the top of the hill in the country. This would be mostly new built, but utilizing walls and grounds of a former Borgo or small village. But basically, the whole thing is brand new construction.
Wow, I'm definitely feeling these two apartments. either would make a fantastic vacation home. Is there anything in the immediate area that you can walk to, or is everything a car ride?
Everything is a car ride unless you really like to walk it’s about a six minute more or less car ride to the nearest town with a grocery store. That being said, most of the condos is complex are sold, and there’s 70 of them.
Very nice buildings in the mountains with views of Orvieto. It's a coincidence that I saw this film, just a year ago we were there on holiday after the off-season, it was very empty and the swimming pool was not yet open. The weather was beautiful and we splashed on the terrace with a garden hose and we sunbathed naked. The buildings look like an abandoned holiday resort, many empty apartments only suitable for renovation, as if the brilliant times were long gone. Even 50 meters from the buildings there is an empty, even larger swimming pool with a large restaurant that is not visible in the film, as well as the old ruins of a castle. Even though for people who like peace, nature and silence, it is a wonderful place like paradise. If we didn't have to go to work, or working with home office or a larger apartment with an office or music studio realy I would love to live there. The nearest town where you can shop is about 10 km away, unfortunately you have to be mobile, you can't do any shopping on site. We wondered how noisy it would be there when all the Italians came in the height of summer, but it didn't look like these apartments had too many owners, a lot of doors and windows that needed to be replaced, and they hadn't been heated for years without blinds. Our apartment was very beautiful, 100 m2, for three people and a dog, very comfortable, great rest, we have very nice memories. We made trips to nearby towns like Orvieto , Perugia ,Bolsena, wery beautiful Bolsena Lake. Marta and Capodimonte they looked like the 1960s. Umbria is as beautiful as Tuscany. Thank you for the video, a nice memory! ❤ .
I don’t remember seeing the empty apts… 🤷🏼♂️ the smaller one in this video is already under contract. The larger one has a lot of interest. I’d be surprised if the place was that empty since they sell awfully fast. The big empty pool and building you saw was an old spa. It went out of business about 8 years ago. Some group from out of Italy is looking to buy it. The castle of course is a ruin and still is and will probably remain a ruin. Interesting place and yes very quiet right now.
No... And be careful when deciding to live where the taxes are made lower to get you to go there. There is a reason they do that. Same with houses for sale for just a dollar (which isn't really the case anyway). Why do they have to do these things to get people to move there?!? Worth thinking about.
Twice as nice at half the price…. Tired of healthcare costs, 2.5% yearly property tax, politics, etc etc. I mean, they got politics here, too, and some pretty fascist people, but my Italian isn’t that good yet.
Good reasons. However, the new Italian government is functioning very well. La Meloni non e` una facista. E` molto in gamba e` intelligente. Another question: the Medical Center - what does it offer?
All the outside maintenance is included. I can’t imagine that there’d be too much happening inside. If you were gone for two or three months at a time. But sure you can always find somebody that could check on things or do maintenance.
Like the thumbnail says, €98 OR €145 It’s been a while, but I think both of them have the prices mentioned during the tour as well inside the video. And I do believe both of these have already sold, but there might be a new one up there that just came on the market.
You could stay 180 days a year without doing anything. No more than 90 days every 180 days. But of course you could live here permanently assuming that you qualify for one of the many visas that Italy offers to foreigners assuming that you have a decent source of outside income.
Absolutely! I get people writing comments sometimes that say these places don’t need AC but they do. When it’s 100° outside I don’t care how thick your walls are it’s not gonna be comfortable for sleeping. Luckily the answer is just putting in a couple split systems, that’s where the head is inside the room and the heat exchange is outside. They only cost about €2000 installed and additional heads are only €350 each so you could cover all three rooms with two heat exchanges for about €4000 in a place like this, Borgo, there shouldn’t be any issue with hiding the heat exchanges on the backside of the property, good catch that I didn’t mention it in the video… But yeah that’s so simple to do
These are NICE, and all ready to move in! I love the garden areas.
I was amazed how nice they were finished for the price. Bummer nothing walking distance but for €100K and no upkeep to do yourself… tempting!
Fabulous 🎉The 1st place is so nice and well priced. However, the 2nd property is just so much more for the 50 % more in Euros it's at least a 100% more in what the property offers. Thank you 🎉Brad and Olie🎉
Yeah couldn’t believe the value. That huge room to finish or make into a whole other place. What a great luck and leave to explore Central Italy.
Great options!! Very, very impressive. Thank you Brad and Olivia :) Please keep them coming!!!!!!!! Lol
More to come! I have to go back to US for first time in 8 months soon. Wanted to get some videos in the bag. They will be coming in soon.
I love the 2nd house. I’d make the ground floor an owner’s space since it’s a great size and rent the upper floors out. Both are great homes, but the 2nd is a dream home. Great tour. Thank you.
2nd one's incredible!
Italy….
“Twice as nice for half the price”tm
Very nice properties, the first one has a more livable first story, the second a huge footprint.
Wow! I love the 1st apartment but 2nd apartment is Huge and I love the private garden. I wish the amenities were closer. Thanks for sharing ❤
6 minutes by car isn’t too bad. Not walkable for sure (although you’d live to be 90+ 💪🏼)!
Always tradeoffs. If it was in town it would be significantly more probably.

These are absolutely fabulous! Both are gorgeous but the second is incredible for the price!
Yep! They have both sold right away. I think there might be one new one that became available.
What is there to do around there? Seems isolated. But the units are lovely!

Both are very nice the 2nd apt great outdoor space hard to find in a condo 👍👍
We agree! That garden space was awesome. Imagine when you clean it up.
Great value in an awesome complex!
It really is! I was so surprised getting there.
Wowsa!!!!
Looks like 2 great deals 👍
It was! I was impressed. Got back to stores in 6-7 mins when we left. Not bad. Shorter than from my house in Texas!!
Lovely apartments, but I still love the historic properties...
Great prices!
Yep, there is something special about owning a piece of history. Wait until you see some of the videos that are coming out shortly. Great old places 400-500 year old apts! And in good shape!
Wow! I would like both. Would there be a 98k condo with a small garden. I would need a garden for my 3 dogs.

Beautiful properties, would be hard to decide!
Might be one more coming up there.
Love both places and once again a very well constructed blend of old meets new. As you said, the second house with garden is a bargain and could possibly be turned into 2 apartments?
Certainly could be enlarged. Downstairs had private entrance. Anything is possible!
That’s beautiful
It was! Different too. So nicely done.
Wow. Yard for dogs.
50 a month? Wow that puts the US to shame 😳. Well worth the price
OH MY GOSH This place is incredible. I like the private garden but

Lovely! Can you provide the link to the listing please? Thank you :)
I don’t have it. I know the €98K unit is already under contract. Try going to AlfanoRealEstate.com to see the link.
Thank you :) @@BradsWorld
Hello Brad! Not sure if you will see this but is the second property still available? any chance of a link to check if out if so? Thank you!
Go to AlfanoRealEstate.com. They just listed a new property in that same complex. It might be better than the first two! Search for "Ficulle"
@@BradsWorld thank you so much!!!

This is an independent house or also in a condo? How much it is?
In a condo.
Beautiful site. How do we contact you for more information? Thx
Use the email that I put inside the video and in the description!
Can i ask you how much can it be rented?
Not sure. Ask the agent Claudia@AlfanoRealEstate.com
Actually are these in the 7% area of Italy?
No... And be careful when deciding to live where the taxes are made lower to get you to go there. There is a reason they do that. Same with houses for sale for just a dollar (which isn't really the case anyway). Why do they have to do these things to get people to move there?!? Worth thinking about.
Why did you decide to move to Italy? It's a long way from Texas.
Twice as nice at half the price…. Tired of healthcare costs, 2.5% yearly property tax, politics, etc etc.

Curious if there is an upkeep/management option on condos in this type situation? In other words someone to watch over the place while away.
All the outside maintenance is included. I can’t imagine that there’d be too much happening inside. If you were gone for two or three months at a time. But sure you can always find somebody that could check on things or do maintenance.
Perfect. Do you know if the “association” allows for these condos to be AirBnb?
These are both very nice places.
Do you have the link to see the area they are in? And where would you park your car?
Car is parked 50m away. Town is listed in the video with a map twice. Just google map it. Ficulle, Umbria, Italy.
Very few of the Italian homes Ive seen have screens. That's so odd to me.
Especially in the buggy areas!
9:45 What are the monthly association fees?
€50. Includes all the exterior maintenance. Little apt already under contract!
Both for 98k euro?
Like the thumbnail says, €98 OR €145
It’s been a while, but I think both of them have the prices mentioned during the tour as well inside the video. And I do believe both of these have already sold, but there might be a new one up there that just came on the market.
How can I buy?
Write me at bradsworld8@gmail.com. I’ll give you more info and get you in touch with the agent.
How far away is parking?
Right there…. 50M!?!
I assume these places are not for permanent living and you cannot register yourself there?
You could stay 180 days a year without doing anything. No more than 90 days every 180 days. But of course you could live here permanently assuming that you qualify for one of the many visas that Italy offers to foreigners assuming that you have a decent source of outside income.
I wish he would have turned all the way to the Right at 2:50... :(
It’s the view that you saw out of the windows from the bigger apt.
Cannot, cannot live without AC. I don't care if it were the Garden of EDEN.
Absolutely! I get people writing comments sometimes that say these places don’t need AC but they do. When it’s 100° outside I don’t care how thick your walls are it’s not gonna be comfortable for sleeping.

Can't believe they didn't make that lower space a two car garage!....what is wrong with them?????????
There was no way to enter (to reach the apt) and they probably didn’t want the sounds of cars coming and going inside the complex.
the spanish sounding music 😅..
Yeah…. My video editing program is real limited in music. Figured someone would call that out…! 😂
