Interiors are good, but Rates are extremely high for kharadi area. This might turn out to be similar to panchsheel trump tower, where flats were sold for 17-18 Cr each in 2017 and today same flats are available for resale at 13-14 cr. Similar sqft carpet area flats are available in kharadi nearby areas for about 40% less. Good Interior cost for each flat is about 25 lac but builder is asking almost 1 cr premium for the same. 😅
What we saw is not only about interior but the facility he is providing in flat is also taking in consideration like dishwasher, purified water, pooja room, hand showers, big deck area, AC, electricity backup for entire flat even for AC, modular kitchen with all fittings cooktop and chimney, wooden floorings and the location and its a landmark in kharadi So he is matching that price point we also felt its 40% on higher side but we can negotiate and get atleast 10% lesser so its a win win situation But yes penthouse they sold at 8.8cr that way to higher but smallest carpet 3.5bhk is good in price just need to have some good negotiations
I think it's not just about the sqft area or about installation of interiors, these properties command their premiums for the lifestyle choices they offer, for the type of people that live and the aspirational value they offer, otherwise one can get a 4 bhk flat in neighbouring areas and deck it up with expensive interiors it will still be cheaper, I think prices of these semi luxury to luxury segments will see a rise with income levels going up and more people upgrading their lifestyle in future, this phenomenon is playing out in gurgaon and bangalore in a big way and pune will soon catch up, people are looking for bigger space, good set of amenities and a trusted brand and will be ready to pay a premium and lot of people will upgrade from their standard 3 bhk apartments to these ones in coming 5 yrs
well always final price of flat is 2 to 3 times actual cost taking in account land prorated charges as well, so a flat for 50 lakh may have taken just 25 lakhs ir 15lakhs only• similarly flats greater than 1 crore are actually 4 times prices to actual cost• there is no reason for corporates, poluticians etc to enter this markrt, they make lot of money•
Any Negogation tips ? :) and the cost which mentioned is Final or any hidden chagers are applicable? like maintaince in advance, Possesion ..etc.. Also how many parkings are included in 3.5 and 3.5 ?

During 2020 slowdown 4.5 bhk was available for 2.7cr all inclusive .. Those who knew how to negotiate got the best deals at that time..
