Just got looped into your videos, enjoying the info so far! Playing with the idea of selling the sfh and getting a small condo in the city, your condo video was very helpful! -Your town neighbor in Reading :)

Thanks for checking it out ! Parts of the city are seeing a rise in inventory. Depending on the neighborhood in Boston, you can do really well. Esp. since you're selling in a competitive market with a SFH and buying a potential condo in a location with higher inventory. Send me an email and we can set something up! I'll be back from a little vacation later today mike.urban@exprealty.com

I do the same Zillow search every couple of days. 700k-1M, 3 bed, 2 bath, single family homes, Greater boston just up to and around the I-95 loop. 55 homes last month....40 homes this morning. Have you ever seen inventory so low?

Other than last year, I've never ever have seen inventory this low. I'm really hoping it will pick up because as you know, prices just keep on going up and everything is becoming unaffordable.

It sounds like in Massachusetts it's either a bad time to buy or a bad time to buy. Around here, it was an especially bad time to buy in 2021. It hasn't really changed much over the past 2 years.

There's never really a 'bad' time to buy property, but perhaps to sell. Consider that those who hesitated to purchase a year ago missed out on significant value appreciation. It's a common pattern of hesitation. Essentially, you can buy during a seller's market, where the market is appreciating, or during a buyer's market, where it's depreciating. The right time depends on each person's unique situation, including their budget, timeline, and other factors.

Great Video Man! How much do you suggest I should try to save up before I can make my first investment?

Thanks for watching! 🙏 Honestly depends. If you Don't currently in a home, your initial investment should try to be a two or even a 3 unit where you live in one side and rent the others. You're buying is a primary residence, but you're also taking the benefits of collecting income from the other units. Is that an option?

Im tired of wasting 3k/month in rent for an apartment I will never own 😢. But at the same time, I refuse to live outside of Boston, so F me 😅
