    I have been telling people about Malden for long time, I lived there for 6/7 year, great Town, clean, secure, good school, and neighborhood, and I believe that market will only goes up, or maintain STEADY, again great video as always ✌🏾, great channel 🫡 Side note: I did only move out bcuz we couldn't find something on our budget, it's getting expensive there too, but I believe in going back to Malden in the near future 🙏🏾

    Condos don’t bring more demand, no one builds something thinking oh we’re gonna have to bring in a pool of people who didn’t want to live here in the first place. People already had to have wanted to live there lol

      When people are drawn to a particular town or neighborhood, developers often respond by building condos and apartments to meet this demand. As residents settle in, their desire to purchase homes-either single-family or multi-family properties-within the same area typically increases. Remember this also includes people that previously didn't even consider that same town prior to moving there. Although this trend isn't inherently problematic, the predominance of new condo and apartment constructions over single-family developments is. So in theory, more people moving in creates even more demand for single family homes/multi-family homes.

    Beautifully stated summary, it boils down to supply and demand. I moved here from the Atlanta metro 10 years ago and trying to explain the differences to my family in real estate about the differences between there and the Boston area market is like comparing apples to pineapples.

    Rozzie resident here - bought my house in '93 for 134k, a nice, working class neighborhood. Now, we have houses here that are asking 700k and are going for over asking. Must be foreign money (China) buying.

    Mike, this is unbelievable. I own a two family house in Magoun Square Somerville each apartment is 800 ft.². There isn’t even room for a dining room master bedroom is just 9 x 12 the second bedroom something like 8 x 10 and this house might sell for $1 million now, the average lot in Somerville is 60 x 80’. This millionaires checks is a rational almost every house on my street would qualify and yet it’s anything but a mansion.

      @@donnahill758 oh I know it, or more right now in Magoun sq. Not many multis for sale in that market. When the median sale price of a home in Eastern Massachusetts is 800k+, $1m property isnt that hard to achieve.

    Great insights, Mike. I love how the article attributes part of this problem to “homebodies unwilling to budge.” This is laughable. Where are we supposed to go when housing costs are so high? We’re supposed to give up a paid off house? A low mortgage rate? But I am sick of high real estate prices & a state that’s too woke. So I’m moving to North Carolina, where I can get a brand-new build for less than $500k. Good luck Bay Staters.

      they were never needed, even prior to the settlement. But now, you actually DO need one if you want a private tour with an agent, unless you plan on representing yourself, which is also available today but people choose not to.

    Would it be cheaper to hire an attorney and a home inspector to check out the home then hiring a real estate agent ....who will charge me a commission of about $15,000?

      I'm not sure what an attorney charges, but you hardly get your first offer accepted. If the attorney is writing multiple offers that aren't getting accepted, I don't think they are going to work for free; which can potentially cost you more. My suggestion is to find an agent who is is advocating for you and trying to get their seller to pay their compensation, which what I'm doing and having success with.

    Buyers agents are DEAD, buyers will go directly to Listing Agent - Sellers will list themselves on MLS 2 U and offer 1.5% - You will eat your words and beg buyers to go directly to you IF you are a Listing Agent - prepare for a 2nd job

      @@thelaunchpadexp No that is not how its been - The seller has always offered the commission - We own over 80 homes in the NYC suburbs and are also agents - The fact is beginning Aug 18 we will only be offering a 1.5% commission to our agents to sell - So all buyers agents will need to get paid by their buyers OR we will raise our price to offset their commission OR and MOST LIKELY all buyers will come directly to us

      Honestly great question. I get these questions a lot from newer agents since we have almost 120 in our group throughout a few States. I think for people that are just now getting their licenses that it's a good idea to do it. These changes will affect you less than agents that have been doing business the same way for the last 30 plus years. It'll be a fresh start for you and an opportunity.

      I think it is highly competitive they let more agents in than there are houses to sell. It is mostly self employment. I have a relative that is an re agent and they said it costs them money, they have been working two jobs hoping the re market will improve for the past 20 years. They said they dream of the big one but it hasn’t happened.

    I don't see how this helps buyers in a highly competitive real estate market. As we continue to see multiple offers on attractive homes, buyers could be paying "bananas" to an agent or agents multiple times before they get one of their offers accepted. Obviously the agent wants an accepted offer to get a full commission, but after Aug. 17th the agents are getting paid for their time whether an offer is accepted or not.

      It helps no one, not even home sellers because they also have to buy a home eventually. Imagine they sell a 600k condo and buy a 1.2m single family home. They will pay substantially more with the new system, but I don't think they thought it out that far. They would only save in the adverse situation. Also neither myself or anyone I know charges buyers on a per offer basis, whether or not it gets accepted or not. Are you located in Massachusetts? I'm curious if that's what's happening in your market. Happy to chat more.

    I'd say you want to get as far away from Massachusetts as you can. Fiscally the state is deep shit. There is so much corporate welfare keeping businesses in the state of Massachusetts that it can't be sustained. Once the fiscal support dries up because Massachusetts is completely bankrupt, then you're going to see the biggest fastest collapse of an economy in the history of the world.

    The same ten developers are the builders. It’s an oligopoly. So many in on it. Real estate is like mafia. Equity stripping, politicians let it through. Please I know this for a fact, I’ve gone through hell for knowing this. Don’t need more inventory. Half of them are empty. So much fraud glaringly obvious. So greedy.     Boston metrowest here. As I see it, the reasons inventories are so low in the most in-demand towns are liberal policies and zoning/regulation. The state already practices redistribution of wealth every chance it can, then on top of that, the toniest towns are charging sellers an additional 4% transaction fee for properties whose values are in excess of even below the median value. It’s a cash cow for other programs. New construction is eschewed by existing residents, so much so, the state is extorting communities with even peripheral access to public transportation (the MBTA) to rezone entire areas for high-density housing in order to receive other state funding. As if those weren’t bad enough, liberal townsfolk approve every outrageous school budget (my town just built 4 NEW schools and is building ANOTHER, plus has the highest-paid teachers in the state), sending RE taxes into the stratosphere. Fewer and fewer (especially first-time) homebuyers can afford a massive down, a massive mortgage, a massive interest rate, and the massive local taxes. Older folks whom once might have considered downsizing to a condo are deciding to stay put, rather than see their equity swallowed in the transaction and then, go from the frying pan into the fire by paying un-cappable $1++k/month in condo fees to live in the same town. What does the future hold? Well, the Boston area market is extremely unlikely to improve for buyers. We’re not a one-trick pony when it comes to why people want to live here. We’ve got the finest public and private schools in the nation. The most robust technological industry. The most incredible medical institutions. A vibrant sports culture. Plus fresh off-the-docks lobster.

      I get what you're saying. The extra 4% fee on high-value properties is tough, and existing residents rejecting new construction doesn't help. The state's push for high-density housing near the MBTA to get funding feels like pressure. Sky-high school budgets driving up property taxes just add to the problem. With all these costs-down payments, mortgages, interest rates, and taxes-it's no wonder first-time buyers and downsizers are struggling. It's a lot to handle. We need local and state governments to find a way to support growth without overburdening everyone. Maybe more community involvement and balanced policies could help.

      Sounds much like California and their taxes, fees, zoning laws. The up side is growth in other cities who need young citizens and their money. The most perverse aspect of these costs is that they go to pay for policies which demonise the people who generate the cash. Where this is heading is a West European social welfare state , this is the endgame. Unfortunately The EU's welfare state model has been proven to be unaffordable.

      We also need to figure in inflation and energy costs which are brought to you by the same people who leech off the fees. I live in Berlin, Germany and regressive left wing building policies have also led to a severe housing shortage here. I assume in Boston the left has made a deal and no openly taps the wealth they supposedly despise.

      I must have the real estate fairy sitting on my shoulder. For the second time, I have sold my house at the high prices and purchased my new home before prices got ridiculous(for cash). I appreciate your emotion in this video. My whole family lives in Boston or the surrounding area. I'm moving to Plymouth next month. I grew up in Hingham and went to school in Boston. I just looked up the house I grew up in--millions-- wow! I really feel for your clients, trying to buy a house in this market!
