Oakland worried A's will hold Coliseum "hostage"

    The Oakland Coliseum, soon to be deserted by the Oakland Athletics, sits within an underdeveloped and overly industrial corridor within the city. Kevin Jenkins, the councilman who represents the area, would like to tell you a little about his district.
    “We lack a major grocery store,” he said.
    People need places to dine, places to shop, and places to gather.
    “They need,” Jenkins said, “somewhere they can go for entertainment and have great memories for their families here in their hometown.”
    What they do not need turns out to be exactly what they have: a 120-acre site, vacated by the last of three major sports teams to play there, ripe for development - and controlled by the guy who is moving the A’s to Las Vegas.
    John Fisher, who owns the A’s, also owns a 50% stake in the Coliseum property. The city owns the other half.
    “We need to develop that site,” Oakland Mayor Sheng Thao told me. “I hope he doesn’t hold it hostage.”

      unless it was in the purchase agreement that they must use it for baseball, I don't think a lawsuit would hold up unless it was sold under that

      The fraud is the letter and verbal representations by the team that they wanted to buy it as a backup plan to build a baseball stadium in case Howard terminal didn't pan out. Of course that was a lie, and the idiots who cut the deal didn't include language requiring it to be used for a baseball stadium. However, it's possible a judge would see fraudulent intent and at least force a sale. It's about the only shot the City has to get rid of him.

    This was their play all along to skip town. It wasn’t that it was the A’s back up site. It was insurance against any push back from the city.

      Because they would have to pay market value for the land which is exactly what Fisher wants, he paid way less then market value for the counties share.

    Except Rob Manfraud has publicly said no to the Coliseum site(even with a brand new stadium) numerous times. One possible reason why: Little to no opportunity to blackmail/scam/defraud the various government entities for $$$$

      Idk. The Mets built a new stadium at the old Shea Stadium parking lot. No issues and the surrounding neighborhood is a dump. I’m beginning to think that Fisher is so dumb he is smart.

      Exactly the A’s talked out of both sides of their mouth first it’s was “we need the Coliseum site as a backup option” but once they got it “oh it’s not a viable option” wtf??? The good part is Kaval put it in writing, it’s on the letter he penned to the city and county about the reason the A’s needed the site. A lawsuit is just around the corner.

    If I'm not mistaken, the Coliseum Oakland Arena and surrounding parking lots are roughly 100 acres of land? That's plenty to build a brand new baseball or football stadium AND a new residential area AND other smaller entertainment venues. The Coliseum was designed in an era when stadium design was super inefficient, especially when it came to parking. There's a ton of potential there for any ownership group that wants to put the money into it. Literally, it could end up being a significantly more valuable area in the long run than the Las Vegas A's stadium development.

      The problem is the surrounding area is industrial and undeveloped. Also the current stadium is built below sea level which may be an issue in the future

      @@broker4u Yes, The Strip is obviously super valuable but The A's aren't planning the next Allegiant Stadium. Keep in mind that the Las Vegas Stadium doesn't have the full area. It's only a fraction of the current Casino. 100 acres of fully developed land in Oakland Vs 9 acres with a very questionable stadium that might age like the Royal's current stadium(the closest MLB stadium to what the A's want to do).

    Players union needs to play hard ball against the owners in any way they can when it comes to a short-term home for the A's. Force MLB to stay in Oakland until the very last game before moving to Vegas. Let Fisher and the owners be embarrassed by four years of an empty ballpark at every A's home game...

    Brodie, the government has the power to condemn private property for a public use. This is known as eminent domain. The Coliseum property looks like a most likely candidate for such an action by the City of Oakland. This would solve any hostage attempt by John Fisher.

    The coliseum site is very strong location especially in comparison to Levis Stadium and San Jose Sharks. They really should have locked that up as a future stadium site back in 2019 😥

    A good owner would’ve had a stadium built in Oakland somewhere! Fisher and Davis are good examples of blaming others for a deal not being done when they are the problem! Their way is to move to another city

      Oakland Coliseum is very similar to the old Shea site. Off the highway and plenty of parking. Nothing else going on around it. It works. Fisher is a joke but he played MLB and the city. Good for him I guess…

      For the longest period of time, I think the Raiders wanted to build a new stadium on the site, but the A's current 10 year lease had a provision that effectively blocked any construction from happening for the Raiders. Then the A's threw their eggs into the HT basket.

    I’m Canadian and an urban planner. Up here, if Fisher didn’t want to sell and the city of Oakland could prove there was a different highest and best use (for the greatest number of people) of the land over the stadium, then they could start expropriation proceedings, or eject Americans call Eminent Domain. If I were in the City or County’s Planning Office that’s what I would be recommending. In Canada, the expropriation can only be legal if a fair market offer equal or greater to 80% of the land value has been tendered. In other words, if the land has a fair market value of $500M, the expropriator MUST offer at least $400M in compensation to the current holder of the land. If they don’t, and the provincial municipal tribunal finds that the offer was insufficient, the expropriation is blocked and can’t proceed, but the 80% threshold keeps the public/state entity honest in giving fair compensation.

    I had to go back and reread that letter in its entirety for more context. And to see which of the two were the slimiest - Kaval or Fisher.
    The answer is likely both of them. But the blurb quoted here and just that blurb alone makes it seem that neither of them ever said they intended to hold this site for use to build here, just that it was needed to build a ballpark. Which is still technically true. They are going to need to sell it at some point to finance Vegas. But Kaval sure does seem clear that " we know we got out over our skis on Peralta (but even though it looks like this was our fault, trust us, it is not...really we did extensive this and that....community engagement blah blah...look, a squirrel) and we also know our 2nd choice is going to be a hard slog...but we're committed there too (wink) but juuuuuuuuuuuuuuuuust in case, we want this site OR ELSE. Did Kaval always end his letters with "Play Ball" ? That in hindsight reads ominously.
    For Fisher to now say otherwise is absurd. Further proof that he is going to be driving a 🤡 🚗 wherever he does business. From the renderings of their dual development paths here (more evidence they had more on their plate than was necessary) they did probably need the Coli site to flip to pay for HT.
    I do believe tho, that pre-pandemic, Oakland was surging and developers saw the promise. I worked downtown, and land couldn't be snatched up fast enough to throw up high rise condo and office towers. Fisher wanted many bites of that apple, and ended up not being able to chew any of it.
    I do think Fisher sells it once he knows he can get shovels into the ground in Vegas. He's gotta be banking on the proceeds from it for financing. If he does squat, I like the optics that he's squatting on land in east oakland that is in a food and retail desert for those neighborhoods. He's going to go all in on accumulating chits on being the worst owner ever.

    Eminent domain is the power of the government to take private property and convert it into public use. The City of Oakland should use the power of eminant domain to take Fisher's share of the property. The city would have to compensate Fisher for taking his property, that that's doable.
    Now if I could only get my hands on the Alameda County idiots who sold the property at a discounted price to Fisher in the first place....

    I don’t know what route the city should take. They can play hardball but the league can say you are never going to get an expansion team even with a brand new stadium.
    But it seems like the city has been taken advantage of at every turn during this process.

    Why should the A's owner sell half to the city of Oakland to build low cost housing only for minorities? The A's owner would make more money building condominiums for the general public or building a new stadium if the city sold the owner the other half of the property? If Oakland were smart, they would waive all city taxes and fees in return for an agreement to play 20 years in Oakland. The city should also waive all restaurant and hotel taxes and fees from the Coliseum to the airport. An urban free Enterprise zone. Another thing that Brodie forgot was the owners stuck a 20 percent fee if the A's owner Fisher sells before the Vegas ballpark is ready (2028) and the fee goes down to zero in 2034. I' m not defending Fisher, but he does own half of the Coliseum. Alameda County did not want to have to ask the county voters to pay more taxes for a new stadium, so they wrung their hands of the Coliseum mess .

    I was under the impression the A's were going to redevelop the coliseum site to help finance Howard Terminal. Weren't there renderings out showing the baseball diamond with a small amphitheater around it surrounded by mixed use new development?

    Oakland should start focusing on combating the high crime and homeless take over of Oakland. They have a bad track record of managing Oakland, and we lost all the sports team.

    Brodie, If/when the A's move to Las Vegas what happens to the Las Vegas Aviators? They play in a very young stadium, but I can't imagine that the A's want to compete with their AAA affiliate for baseball fans. Do you think that Oakland would consider a stadium hosting the A's AAA affiliate?

    I couldn't think of two worse parties to be in partnership. You have for all intents and purposes, an absentee owner who willfully participated in both the degradation of the stadium and the team itself. Whatever people thought about Hoffman and Schott, at least they signed some of their players, albeit the wrong ones at the wrong time (hello Eric Chavez) but they constantly reloaded under the genius of Bean. Fisher and Wolf never had any intention of doing that.
    Then you have the Bud Selig involvement, who at the time blocked other ownership bids in favor of his frat brother Wolf. Selig is as slimy as it gets. He bought the Pilots out of bankruptcy (pennies on the dollar) and moved them to Milwaukee, his home base, then eventually maneuvered them back into the NL where his beloved Braves used to play.
    How Selig got away with all of this is mind boggling and prompts some very unsavory social commentary that can get people banned for even insinuating a tribal relationship between Selig/Fisher/Wolff.
    Then there's the city of Oakland, where the new mayor doesn't even own her own house, while most of the board is filled with community activists and social justice warriors who have a natural disdain for all things American and capitalist. This is the city gov that's fighting for the A's? I know Libby Schaaf started the process but she's not much better, having served under the community organizer who eventually became president.
    The losers in all of this are the fans and the people who worked as vendors at the A's and Raider games. Those jobs will be gone and the city won't replace them.
    The A's seem destined for ignominy and obscurity in a town of gamblers, convention goers and transients while the city of Oakland will likely rally around some professional, women's soccer team that will play at the coliseum, that no one will care about.
    Welcome to America in 2023.

      It's worse then that, the team was never responsible for the stadium upkeep. All structural upgrades and improvements were the obligation of the stadium authority which was owned by the city and the county jointly.
      Everyone gives soft ball questions to the mayor instead of asking what happened to the million dollar leasing fees for the last 30 years and why they weren't spent on the stadium. Just how badly did MT Davis fuck up finances?

      Alameda County selling their part to the A's paid off the debts they had on the renovations in the 90s.

    Im fairly new to this situation compared to you and the diehard fans in the city of Oakland. But thank you for making it very clear why the A's have slashed their payroll over the past two years and have gotten very little in return. I had no idea the A's had a chance to own 100% of the Colesium site in 6 months time. This whole thing is dirty business and could have been avoided years ago. You hit the nail on the head when you said he owes $45 million to get 100% of the site which is equal to the A's payroll. A $90 million dollar payroll for a season is nothing to a billionaire like Fisher given the value of the land he is about to fully own.

    If I am the Oakland Roots, I am watching whatever happens with the Coliseum site quite closely as the Coliseum site could be used to build a new soccer specific stadium along with a new training facility for the club & a sports complex that would be used for youth soccer. Right now there is no other site in Oakland that the Roots could build their new stadium on and would likely have to move to Berkeley to build their new stadium or worst of all share PayPal Park with the Earthquakes of MLS (and force fans to travel 40 miles south to watch matches) in order to stay in the Bay Area. The Coliseum site is the only site in my view that would keep the club close to where the majority of its fans live & the Roots better hope that the city of Oakland somehow buys the remaining 50% if they want to remain in Oakland.

    What they should do is just move to Las Vegas and rebrand the team there, and MLB should add an expansion team in Oakland and brand that team as the new Oakland A’s and build a new baseball stadium in Oakland

    Mayor is making demands with respect to A's playing longer in the Coli for years after '24. She wants the name and likeness (not getting that) or guaranteed expansion (not likely getting that either). How about more in rent + A's half of the Coli site for the A's to play there till LV is ready. Not as much jacked up in rent since that is being thrown in there, too. Seems a deal can be done for that possibly. I've read before that A's were going to use the Coli site to develop it to help pay for HT for their portion. So the plans change. But if they were to use it for that, it still goes toward making HT happen. Plus revitalizes the Coli area too.

    First... this does pretty much mean it would be difficult to just push them out while they wait for the LV stadium to complete... still, hostage? there is still a law on the books.. EMINANT DOMAIN... or.. just raise the taxes on the place until he unloads it quickly... Sadly, Oakland screwed the pooch.. if they had taken the money in the late 90's and built a new stadium for the A's rather than trash the coliseum for the Raiders.. this would not be an issue.. and where did that trashing get them... BOTH teams abandoned the city... The idiots (never met a politician that didn't qualify) in charge back then clamored for much to get the raiders back that they didn't see what the raiders would eventually do... take yet another dump on the city and leave state...

    In an earlier video, Brody noted how MLB put contingencies in the approval for the A’s to move to Vegas. The best lawyers will do that. Alameda County’s attorneys were either asleep or on the take. They gave Fisher “the gun and the bullets,” figuratively speaking.

      It's called an asset dump. The county didn't want to deal with the property anymore, so they took what cash they could get and walked away.
      There's no need for the county to put in contingencies, the sale discharged them of debts for the property and absolved them from having to deal with the city of Oakland over the future of the site.

      This pay day may not come at all, the city just entered into an exclusive negotiating agreement with another sporting group, who have far less money than even John Fisher.
      If the city approves that sale, the county will have made a solid deal and if the city decides to help fund this new sporting redevelopment the county will have made out like bandits.

      Both Fenway (2000s) and Wrigley (2010s) had large renovations where they refurbished the grandstands. Besides Mt Davis, Oakland had nothing done.

    This is a wild thought. But what if this is all optics and Fisher is using going through the motions of relocation and holding the coliseum hostage as a way to get Howard Terminal? Trade the Coliseum for a new ballpark at Howard Terminal? Maybe Fisher is trying to use it for leverage to speed up negotiations with Mayor Thao?

    I think one could speculate that Fishers sole reason for purchasing 50% of the coliseum site was to have that bargaining chip when his lease ran out in '24, which tells me HT was a total scam. LV was always the sole path, but he needed this purchase to hang over Oakland's head til the LV stadium got built.
    Which is fine, Oakland can play that game too...if Fisher wants to extend the lease in Oakland til LV is ready for him, then do it, provided Fisher promises to sell his half of the coliseum site to Oakland when he finally relocates to LV. If Fisher doesn't want to sell, then dont extend the lease, go kick rocks, Fisher.

    If I was the mayor I would build both sites that you own. Put your dining and theaters and stores in and the Howard Terminal site build your ballpark and see if USC or UCLA baseball teams could play have the College world series there and then if John Fisher abandoned his part then there’s a legal term for this especially if you are taking care of the site and that way you hold him hostage

    After the owners voted that essentially proved two things. 1 is that the A’s are moving to Las Vegas and two MLB is absolutely done with Oakland. That city shire as hell in no way is getting an expansion team when the entirety of MLB commissioned to get out of there. Not with Rob Manfred and not with the entire league wanting them gone. And I don’t think the city is rich enough to pay for it. Not that they don’t want to they can’t.

    It's wild to think that people believe Fisher can't pony up $45 in six months. If he wanted to - he would have it by the end of the week. He is worth billions of dollars. Fisher being a guy who goes to food banks in his tesla type of dude. This whole move has more nefarious action to it. But only time will tell if that story ever comes to light. Because at this point, it is an unproven accusation. They do not want to appeal to the diehard fan. The one who pays their season ticket dues. They want to be like the Giants - they want their industry buddies to have a good place to see a ball game. At this rate - they will be playing in San Jose at the earthquakes pitch. This whirlwind of pointing fingers is just hurting the fans, and they don't care. The city of Oakland and the Alameda County is fully aware of how the area is around the stadium. The Majority feel unsafe going to the park and that is a part of the issue from the MLB side of things. That's part of the reason why the Warriors moved back to the city. All the tech types who came to the arena to see the warriors play - they had a perception of uncertainty as if they were going to lose their valuables every game. If the city of Oakland asks for suggestions to update the area, The team and the MLB offer no suggestions. This Fisher and MLB move is their attempt of Gentrification.

    So Oakland blocked any attempt to build a new stadium by not selling their half. Why would the city not sell half of the coliseum site to the A's and get a new ballpark built?? I think this was Oakland hostage taking, by forcing the A's to run a gauntlet which eventually pushed the team out of town. Suddenly the Oakland city council wants to buy the land? How convenient for them. I only hope the A's deal with the city in similar urgency as Oakland dealt with the A's .... maybe in 10 or 15 years from now the A's can hold some studies on the issue and hum and haw about it, while the stadium further ages. I mean Oakland was very willing to let the stadium age while they sat on their thumbs trying to force the A's hand and now the tables are turned.

    Fisher is going to super screw Oak. He'll say you let me play at the Coli until the Las Vegas parking lot show is ready for us, and in exchange, we'll re-sell you the land.

I have real doubts about MLB wanting to expand, and then choosing Oakland. Rather, I bet the league uses the "we're moving to Oakland" threat to extort cities elsewhere (Rays?). I'd hope the city will get what it can, as there are plenty of other needs.

    Alameda County and the Oakland JPA should offer Fisher free use of the Coliseum for a fixed period in exchange for Fishers half ownership. He gets a temporary home for the team while he sorts out his Vegas mess, Oakland gets 100% ownership of the Coliseum property back..... and maybe we get lucky and Fisher gets some time to get badgered into selling the team

      I wouldn't do that if I were mayor. The A's are the one without much leverage here. The only reason Oakland is doing any kind of delicate dance is for the grace of Manfred to give them an expansion team. I don't know the odds on that.
      They don't have to grease the path out the door until Fisher proves he can push this project across the finish line....which for him is the extremely low bar of actually getting past just putting out renderings and having the walking talking bobblehead shilling his shell game.
      The Coliseum is too horrible to play in and the market sucks (allegedly), why does he want to try to work out a deal? He was supposed to already have this worked out. This is MLB's problem now. I loved hearing the nugget that Brodie dropped last week, that their lucrative bay area tv deal poofs if they play more than half their hm games outside of this market. LOVE. IT. Let MLB deal with this mess and Oakland milk Fisher dry in a lease. Fisher is such a cheap dope he's stuck between that or having to pay the Giants a bunch of money for use of their park. They ain't getting Giant premium ticket prices. None of that benefits Nevada or does anything to build a buzz. 😆 😂 😆 😂

    Let me get this straight. On the one hand, Tao says that if the A's want to use the Coliseum after 2024 she's going to extort the A's name and ensure Oakland gets an expansion team. On the other hand, Tao wants the A's to sell them the land for cheap. She wants Fisher to be a good guy and she doesn't hold herself to the same standards.

      No but paying 1.4 million to play out of an empty stadium is cheaper then breaking their lease and opening themselves up to a legitimate legal battle.
