Could all the rubber rings that have dried out in that same house have been caused from the dryness from the cold weather as they didn't heat the house in the winter as they went down south?
its a delta tool that you can get at the store, usually it comes when you buy a set of gaskets or o rings...very common, probably could even get it at walmart
The original Delta faucets in my apartment complex tend to leak like that. All 3 units I've lived in leaked. 1 was fine after some work but 2 they just replaced with new faucets. The new one I have now is already starting to leak at times and it's only 2 years old. Shame they don't make them better.
Im wondering if they are buying them at the big box stores their is a difference from supply house esp the shower diverters I and my crew installed many in high traffic areas and percentage wise not many call backs However as any product today there is no longevity keeps us all busy 😉
I have the newer Delta that uses the replaceable cartridge and has the built in plastic lines. When I go to remove the bonnet but the whole faucet twists and it looks like it will break. I like the older design better, much easier to take apart and service!

Delta faucet and shower diverter cartridges with integral stops are some of the best plumber friendly and at most supply houses readily available I always suggest them for reliability ( even in todays world) and simplicity esp for landlords or commercial applications
I agree. Delta is a great company. They sent me a new shower cartridge at no cost. I could have gotten a second but I went to Lowes and paid for it because I did not want to take advantage of them. I have hard, well water. Not their fault.

Delta used to be a good faucet back 40 years ago !
Delta is one of the easiest (and cheapest) faucets to rebuild. Compare that to the cost of some of these replacement cartridges for other brands
Steve always does the right thing. Try to fix it first 👍. Many crooks out here would have told the homeowner that they need a new faucet😠.
Sometimes a new faucet is warranted

They need a pressure reducing valve to save all the fixtures
Iadjust the mainshut off until the pressure is right. It doesnt need to be on fully opened. That takes care of excessive presure.
