    Hi Joaquin. I love this house with amazing views and great features and amenities from the house. I have see many videos from your channel like the house on westlake on The High Road and The apartment of the Hilton Hotel, and more. Am going to give you a good advice for make it better. You have a Good potential and you can keep much better. You have to give more time to the property that are you selling. You give the video tours too fast and the product can’t appreciate. Go more slow take the time on every detail of the property specially the Highlights of the house like the laundry and pantry secret doors, and each bedroom and bathroom, Kitchen, living areas inside and outside. Give it the time don’t worry about the time of the video specially for the potential buyers. Don’t forget the main focus are The House, Your Costumers and Your Viewers of Your Channel. You doing excellent every detail is matter for more success in both Your home sales and RUclips channel. You can do it :)

      Hey! I really appreciate the feedback! You have no idea! So here’s the deal. One of my main concerns is taking it too slow and losing viewers because of the slow pace. My thought is that I want to try to give as thorough of a tour as I can and spend time on the aspects I’m passionate about, but not everything. Could you elaborate a bit more? I seriously appreciate the help

      @@LozanoLiving Yes of course..! You have to spend more time by showing more details about the spaces of the House. Example the staircase, elevator, open some kitchen appliances door pantries not all but yes somes, speak about peaces of Art Deco if the property have it and the furniture if is included on the sale. The finished details. I mean you showing the pantry door connected to the main garage also show that door from the garage side plus the main garage. Make a balance of be on the footage frame and clear footage when they are filming. The viewers can feel inside doing the tour with you. Show the other bedrooms and balconies if they are empty and quick peek into the rooms. Details and the main product the House. Always your vids between 15 to 40 minutes :) you have the potential 😊 don’t forget that here in Austin is coming new more people not in all videos but if you can talk a little more about Austin things to do. Of course after the house tour. 😊

      @@LozanoLiving he's correct. You're taking us somewhere we can't see otherwise. We need as much detail amd exposure as possible.
      You piss me off a lot going too fast, cutting away, etc.
      The best home tour guides never stop the recording, do it all live, and God forbid you cut to another scene. It kills your mental image of where you are in space. This is the prime reason we watch the tours, to see the layout IN REAL TIME AND SPACE. Otherwise we'd view photos.
      Give a tour! Not a curated collection of clips and snippets. That's what you produce. They are good quality, but irritating for a buyer that wants to know the flow of the house. That is 90% why we watch.
      Just do a slow detailed walk through, and try to give detailed views of details that make it special. And OMG, NEVER peek into a room and say "It's just xyz..."! You had ONE JOB! Show the house!! Don't assume we aren't interested in ANYTHING there. It's all about spatial orientation. Get a routine. Maybe follow walls on the right and only make right turns until you cover the full property. But there is no" too much detail" in this business. Real estate is all same tile, paint swatches, hardware... Details! RUclips is no different.

    This house is BAD ASS!... First off. the Sky deck level is where all the Big parties go down strobe lights, disco ball and DJ, , Secondly, the Pool parties happen on that level and the Flex space is like a another club built into to the house just to show off. maybe turn that into weight room? . Incredible. Wolf Range products throughout. Oh Boy!!... I can see Chef meals and catering being prepared in that massive Kitchen.... the Movie room would just be for the family.

    I haven't seen them all, but in the last 3 videos you don't put the square footage when showing the home info (unless you verbally stated it and I just missed it). Is there a reason for that? I think that's just as important as the price and number of bedroom and baths.

    Awesome house. The only thing I can critique is needing a bit better camerawork. When you're talking of specific things about a home, the cameraman should be focusing in on those things as well. As an example: when you're talking about the shower heads on the ceiling.
    I get youre the host, but the focal point of the video is the home.. not the host. Other than that, good presentation. You could work a bit more on descriptions, but that'll come naturally with more experience as you make more of these videos. Thanks for showing us this great home!

      Work at Chick Fil A lol. But honestly, that’s a great question. Maybe architecture or some sort of non profit. As the channel grows, you’ll learn more about me :)

    Joaquin! OMG, you are adorable! What a face! You definitely have what it takes. However, if I might give you a few pointers...you might lower your voice a bit so that the viewers will take you more seriously. This property is unbelievable! This was a great job in such a luxurious home. Lots to show. Remember also that we are trying to see what you are describing, so watch that your camera guy gets everything you want to accentuate in the house. Make sure the camera is also focusing on what you are describing. You can fix anything in editing. We can see the property so you don't have to mention what we can obviously see. It will give more time for you to highlight the luxuries. Don't forget to mention the square footage in the video; we property snobs love that shit and don't always read the description. Learn all the names of what each luxury item is called and its purpose. In other words, talk to a carpenter who will walk through one of those homes with you (while you are not filming a video) and explain what all is professionally called. (i.e., Fleetwood Windows) Try to cut down all the "extra talk" or things you can leave out, giving you more time with the house. Relax and have fun! Please don't stop doing videos. I live in Houston, and who knows when I will win the billion in the lottery...I just might be in Austin soon, looking for my luxury mansion! Lol! Keep up the excellent work! (btw, I'm subscribing!) PS: Watch a few of Enes Ylmazer's / Enes Plus videos for some ideas! He's the best I've seen. Keep on showing us those gorgeous properties!😉❤ This advice was just on this video! I will watch any more you have in a bit.

    The home speaks for itself....talk less....Point out details not the obvious....Just my thoughts....I take it the best house most expensive house on the street which is what people want to know as you never want to have a house that is way out of the comps? Just thoughts

    You need more pauses in between your speaking so it doesn't sound like a monologue. Slow down, say the message, let the viewer take in the image which is the most important part.
