  • Welcome to my channel. In this video I take you on a tour of a Luxury HMO Development that my business partner Saj Hussain and I did.
    We converted a 3 bedroom family house into a luxury 6 bedroom all en-suite HMO (House in Multiple Occupation).

    At 7:38 you mentioned the room has a kitchenette wouldn’t that make it a self contained flat and make you pay council tax per room, would be great if you could do a video about HMO council tax and tips.thanks for the videos

      Hi Pep Si, it’s only a little tea station with no cooking appliances. So would not be classed as a kitchenette, I do refer to it as a “tea station” 🙂
      Yes we can definitely look to cover the tax and other compliance related questions around HMO’s in the coming videos 🙂 thank you for watching 👍🏼

    That's a lot of work for 100k well done. How long did the build take you?

      The whole project from start to finish took about 20 weeks. Had a few delays due to material shortage, but overall very pleased with the project. The whole property was taken back to brick, and literally everything has been done new, electric, plumbing, new water upgrade to the property and so much more 👊🏼

    How much is the HMO worth after renovation and are HMO worth more than say a family regular house.

      It all depends on how many bedrooms the HMO consists of, if it has en-suites, or just a shared communal bathroom. If it is for example a 4 bedroom HMO with one or two shared bathrooms, it would be valued for its “bricks and mortar” value, same as a family house. On the other hand if the property has 6 or more bedrooms all with individual bathrooms than it could be valued on a hybrid model where both part of the revenue and bricks and mortar value is taken into account and in this case the end values tend to be higher of such HMO’s compared to of a similar size family home. Once an HMO has planning approved for 7+ occupants and its class use changed from C4 to Sui Generis, that is where the highest valuations can be achieved as it is then valued as a commercial let property.     I have a question can you claim the bills that the hmo tenants use can you claim them as expense if you have a limited company

      Yes you can Aaron, we tend to let the rooms inclusive of bills in the rent. So the tenants pay a fixed rent each month, but we do have a fair usage policy in the AST’s. You would just file all utility costs as running/operating costs under the Limited company. 👍🏼

    Don’t you need two hobs if there are 6 rooms?

      Hi! :)
      You are allowed to have 1 hob if you also provide a 26L microwave/oven. We also provided a dishwashe, loads of storage space both in kitchen and additionally in rooms, so all has met the HMO requirements :)
