Alfred. This is superb project. Coming from a trained Architect and a Developer. So, I wonder, what was your background before venturing into properties? How many projects have you done? Where is this project located - I missed that.
I am impressed that you spent only 88K for the rehab, of course not knowing the existing condition of the property before, nevertheless it seems well spent - given the extension and the quality of the work. I like the planning designation, I used to have an architect for a commercial project that likes to use designations in common spaces like; - Eat, Wash, Socialise, etc. It is interesting to see you use that in residential. Superb. Great thoughts. You have done excellent job! 👍🏽
Thanks for the feedback, I am from an aerospace engineering background and I was a project manager at Jaguar land rover before stepping into these HMO conversion. I did go down the paid education route to give me the knowledge/confidence to start out doing HMO's for my first project. I have done several podcast interviews which you can listen to on any of the platforms to learn a bit more about my journey. Just type my name in and all my projects are in coventry currently but I might look to do projects outside of this.
The min I saw the consideration and style put in at the 1st glance of those letter racks in the hallway I immediately liked, then I saw that wall, then that lounge, that kitchen 🥰🙃 I wanted to dislike only to press like again! Love it! Well done bro 👏🏾👏🏾🤗.

1 washer/dryer for 7 people ain't gonna be enough cos wash/dry cycles last for ages and in that time nobody else can use the machine. Separate washer and dryer is better also because one washer/dryer has a lower capacity drum

BIg mistake,6 people with 1 washer/dryer. A dryer takes half the wash load, so thats alot of time to dry 1 load of washing, because it has to be split into 2 loads. Then 6 people - you need commercial machines

It’s a mixture of wayfair, Amazon, home sense and a local shop in Birmingham for all the bedroom furniture is from bfs furniture

Thanks, got the bedroom furniture from a local supplier in Birmingham and the others were from amazon and wayfair mainly

How did you fund the purchase of the property and how did you find the renovation?
Also, how easy/hard was it to get planning permission to extend and obtaining a HMO license? I presume you got the license before you started the renovation?

Planning is always challenging but you just need to be in the know. Managed to get 4 planning gains in 2020

Mr HMO King! How do you go about creating a brand new 5 bed HMO on a property you haven't even yet purchased? Do you need to approach the council first, and look at licensing, an architect first? What are the steps needed before you even put an offer in, to ensure you know it's worth purchasing. I'm struggling to find information

Yes that is true, check out the latest project final showcase on monday 7pm. We have gone for some vertical rads in the lounge area. We also have to think about cost vs reward as this is an investment.

@@Ellis01234567890 thanks for the support! Always a construction company, I don’t want the headache of managing tradesmen but you can reduce your build costs this way but comes with all the headache! I want to focus my energy on finding new deals and raising private finance to scale up!

I always hire a construction company to do the works rather than hire individual tradesmen! Less management required/ less headache 🤣 I go on site once a week minimum to see the progress and make sure things are progressing

when you have a plan to create a 6 bed hmo do you contact the local council hmo department first and show them the room plans etc?
just thinking what if you do all works and they dont give you licence?
Most councils have a document on their website showing what you needs to do to meet the hmo regulations eg rooms size, communal spaces. As long as you do what they have asked they will give you the license. The hmo license is just an approval to say you meet the hmo regulations within the area. Most councils are too busy to tell you what to do so they tell you to go and read the document!
