I've been in Chicago for over 10 years. This video is absolutely not true! The neighborhood matters. There's taxes, HOA, assessments, etc. add up to a lot. He glanced over "his property management company". What it doesn't tell you, is how big of a chunk they take. The value does not go up for these properties, and it does not fetch the rent that's said in these videos. Chicago is a sellers market right now. I don't what they are on about. Man, I get making these kinds of videos, but be clear about your affiliations!

Salaams everyone - @Junaid excellent coverage of investments opportunities in US. I have been in RE for over 22 years in NY. This is so far from the truth. Here are some challenges - 1) Section 8 program although is great, the tenants are not! 2) these properties showcased in the video look very nice but I can guarantee they are in a war zone areas. BIG vacancies. 3) Management company as such sound great on paper but in reality drain the profits leaving very little cash on cash returns 4) you will get taxed twice ! Here in the US and also in Pakistan or wherever is your residency. BUYER BE AWARE.
Section 8. Google it. It doesn’t mean the government will pay full rent but rather a portion of the rent that they can refuse anytime. Second and this is another thing he missed. The Home Owner association or HOA. All these buildings have one. They have their rules and regulations which you have to follow or they will take you to court. Most of them straight up refuse to have an apartment in their building as a section 8. Reason: they don’t want low income families affecting their building. Those rules can be changed annually most of the times. Not to mention: the time during which your apartment is not rented, you are stuck paying at least the HOA ($$$) dues and property taxes.

Greater Chicago area is Huge (1 coror (10 million) ppl live in Chicago & suburbs, same as Lahore population) and the area is 100 km+ long from South side to North side and West side (Water is on East)...North side and Downtown is where gores, pakistanis, indins, Asians and most ppl live & is very expensive . Avg home is a million dollars....South side is for Low income ppl & Gov pays there rent.......mostly ka-lees

Hi Rabia -- happy to respond to any concerns you may have. We do not advocate condos for Section 8; only to those clients who want to invest in A+ neighborhoods but are OK getting a lower rental ROI. For example in Naperville suburb in Chicago, the value of a house could be $1 million with a rental ROI of 1.8%. The same $1 million in South Chicago (even with repairs and maintenance of low-income families) would be an average of 10% with single-family or apartment purchase. It depends on what your end goal is from an investment perspective --- equity gain or monthly rental cash flow. To each their own 🙂

There are many contradictions: The ROI as mentioned in video becomes 25 to 30 percent. While in comment section this company claims it becomes 10 percent after deducting fees, taxation etc. it becomes even less if mentioned property is a condo hence involves HOA. They mentioned that the price of property will be increased by 10 percent yearly while in comment section they say that it is cash flow property and value will not increase. The price mentioned in videos is for south Chicago which is crime ridden mostly inhabited by african americans due to which the property value will go down. In video they mentioned that govt will pay rent, in comment section the company confirmed that the government may pay UPTO 100 percent.
Thanks for the message. Let us answer your concerns: The ROI after net expenses is average 10%. It is higher if you leverage it (bank financing). We do not recommend condos due to HOA fees but some investors prefer getting a lower ROI but buying a condo in an excellent neighbors hood for equity gains. For example, in Karachi some people invest in Emaar where the location is excellent and will increase in value but relative to the investment, the rent ROI is very low. Also, not everyone has 10 cr+ to invest in Defence Phase 8. A residential apartment or house in other parts of the Karachi on the other hand will be lower in value, may not have the same equity gains, but relative to the investment, the rent ROI will be higher. It's essentially investment economics. Each individual invests based on their individual profile and goal. The average equity gain in Chicago is 5% to 10% in these areas based on the neighborhood you invest in. South Chicago has higher crime than other parts of the city (just like investing in Phase 8 vs other areas), however, it is also where there is most investment opportunity. LOike previously mentioned, if our clients want to invest in A++ neighborhoods, we can assist as well, but the rental ROI is lower then. The government pays UPTO 100% of the rent. We focus on investments where we get the maximum if not 100% of the rent. The rest of the rent balance is covered by the tenant under rental contract. Hope that answers all your questions. Yes, there are different options. Investing in Chicago real-estate is not the only one of course 🙂 However, most international investors especially from countries like Pakistan invest in US and other markets because PKR is volatile and depreciates. The ROI after net expenses is average 10%. It is higher if you leverage it (bank financing). We do not recommend condos due to HOA fees but some investors prefer getting a lower ROI but buying a condo in an excellent neighbors hood for equity gains. For example, in Karachi some people invest in Emaar where the location is excellent and will increase in value but relative to the investment, the rent ROI is very low. Also, not everyone has 10 cr+ to invest in Defence Phase 8. A residential apartment or house in other parts of the Karachi on the other hand will be lower in value, may not have the same equity gains, but relative to the investment, the rent ROI will be higher. It's essentially investment economics. Each individual invests based on their individual profile and goal.
The average equity gain in Chicago is 5% to 10% in these areas based on the neighborhood you invest in.
South Chicago has higher crime than other parts of the city (just like investing in Phase 8 vs other areas), however, it is also where there is most investment opportunity. LOike previously mentioned, if our clients want to invest in A++ neighborhoods, we can assist as well, but the rental ROI is lower then.
The government pays UPTO 100% of the rent. We focus on investments where we get the maximum if not 100% of the rent. The rest of the rent balance is covered by the tenant under rental contract.
