- Update on my new apartment I bought in Morocco. I share an update about and give a tour around the complex as well as share how exactly I purchased the apartment. How did I find the complex? Where I bought it from? I also answer questions on how I got help from local morrocans to translate the language.

the apartment you bought will rise in price , its an investment a good one , especially in tetouan annd tanger a lot of tourist and also moroccans investing in real-estate right now .

Prices have gone up a lot in the few years.... Not sure there is still margin for a big increase.

In Morocco 2 we have prices by eras, but in the cities not where u are "beach front" summer residences where every residence has it characteristics, for example it will cost a lot of more if the residence have a marina, front beach Villas, the quality of the beach sand and what activities are there, etc etc!!!
Where you got your appartement is between 2000 to 2500$ /square M (it also depend of the surface area of the apartment, 1, 2, or 3 rooms, and the distance between the appartement and the beach)
I don't know about the US, but in Europe 2 is the same thing, you can have a real idea about the cost of a M² in the cities, but not in front beach residences where you get an appartement for 100k euros, but far from it just by 1/2 or 1 miles you have to pay 5x the price of the same appartement!!

You are welcometo visit but stay in tourist area.
Btw lot of Moroocan signging petitionto stop foreigners to buy real estate less than 1million usd, so we minimize the number of foreigners

Where and what you purchased is a very good investment, that area Tetouan is the miami/Malbella of Morocco and has huge potential.

@@ankurjaswal5290 Not really we do speak moroccan language in here french is just a liitle just for administrational reasons, other wise moroccan and english specially with the youth are the most spocken lgs for the vast majority, so feel free to give it a try and visit anytime, u're more than welcome brother.
@@AJay-ok8hm Yes I meant to say the accent from from each city in Morocco is different from one another. The Rabat accent is different than that of Tetouan or Marrkesh I am finding out :)

Every area has a land price per meter, the best thing to find out the price for the area you want is to view several apartments in the area and work out the average, but the price can differ depending on the interior quality of the build.
Absolutely. The units with good sunlight are prices slightly more than the ones without sunlight haha
Good luck to you on your purchase. I don’t know your longterm intentions with the place, but if you plan on locking it up and leaving for extended periods of time, make sure you have someone to check on it periodically to prevent squatters from moving in. It’s difficult to evict squatters in Morocco as it’s the case in many other parts of the world.

@@ankurjaswal5290 Also while construction is on going make sure you invest in a good set of burglar bars for the windows and a burglar door (yes you heard it right) a steel burglar door to re-enforce your wooden door. It’s a common practice in Morocco to fortify property.

what's the insulation situation of the building ? make sure to get a heater, in winter it gets pretty cold
Insulation isnt the best here in the buildings I find. It can lead to getting sick in the spring and winter months. Ive out in AC/Heating to help with that in the winter months! Will include details on that next video

First time on your channel Ankur - It seems everyone that goes to Morocco falls in love with Morocco ...Im no different, went to Agadir back in 2018 and have been back numerous times. I have considered buying an apartment there BUT like you I dont speak the language and I dont know anyone there who could help me through the process - I have spoken to numerous Estate agents and as u mentioned in this video - The price of the properties seems to be a MOVING GOAL - One thing I have noticed ---- They have one price for a LOCAL and they have a much HIGHER price for a FOREIGNER .....Did you experience this ?
I did not expierence this too much as only local moroccans buy in a city like cabo negro at the moment. Even french moroccan but they are still moroccan. They prices from new builders dont vary too much. Secondary market sales vary greatly from what I observe.
Cabo negro is really interesting! I have been there once! I rented 3 days an apartment. And I loved it so much. I do have some real estate investments in Morocco but not much just 3 apartments in Meknes. Lot of Moroccan people are really really nice and helpful but that doesn’t mean go head and trust to anyone! You don’t speak the language and that is kind of really hard for you. Good luck man.

@@fa5234 2 rooms typically sell for 35 thousand dollars. this one he has bought iare the new apps of martil, next to the beach, boulevard incredibly good location. it must be around 45k-65k for 2 room app there. i have 2 apps in martil so you know in a relatively close location from there. (500 m)
@@fa5234 cabo negro area will run you at least 1 million dhs. Martil is far less but less modern.

As you said that is one of the most important pieces of information which is not readily available to see what is affordable. I am English speaking from the UK and the fact very few people speak English as mainly Arabic and French is spoken primarily put me off buying an apartment in Agadir but now that I've seen yours that area is appealing to me too!!Your help would be appreciated. Do you have family and where are you from originally? Really enjoying your content.

For this type of flat you have to expect a price between USD150K and USD200K.... Depending on the size of the flat.
