I think for $6.5m, custom finishing the basement and garage space + HVAC should be included. And it should be done prior to moving in. But a beautiful house with very nice landscaping! Keep up the good work!
I love that emoji lol... I hear you on the unfinished spaces. At this price, it's a reasonable thought. There are a couple of closed sales within the area of similarly-priced new homes with unfinished basements, so the market is willing to buy and finish later basically. This is a true custom builder, so waiting to find the right buyer, and seeing how they would want a space finished is a part of their model. Is there an extra cost? Probably. But as I like to say, everything is negotiable.
@@TerenceRichardsonTours You could do a lot with $275K, but most existing listings in and around Sandy Springs in the $6M range have all these things and an outdoor kitchen. So, while not new, most are $500K cheaper than this list price. By the way, I just subbed because I think you do a great job. Thx!
I'm a car guy, so I would put vaulted ceilings in the space above the garage. There's no AC anyways so it just makes sense. And then have the workshop next door. So you can work on your cars in the garage and your workshop right next to it :)

I’ve been looking at homes in Sandy Springs. Loved this home & Im happy there’s a video of it. The ONLY con for me is that it’s not gated but I love the backyard privacy.
Beautiful home. Chastain Park is my dream location. Whenever I travel to Atlanta, I drive through there and Buckhead Dreaming, "ONE DAY!" My only negative is the garage's always seem too short for full sized SUV's. I would probably make the space over the 3 car garage a Music studio and Juke Joint. Lol. That room next to the 3 car would be my workout room. And the basement I'd have a Home Theatre, Lounge area and bedroom bathroom and entertainment area.
It's Envy! 😊 This video is my favorite of all. With you laughing at how the unexpected can happen, I laughed with you. Seeing that brings true joy to my day. This is THE ONE for me and my imaginary unlimited wealth. Of course, I'd finish the over garage space with HVAC and it would be the place for any of the noise activities like a music or video production studio. There's so much useful space, one would have to hire the designer for the unfinished and some of the extra rooms too. The outside is gorgeous. I'd screen off somewhere downstairs on the patio there to enjoy when I wanted a bug free time. Anyway, the builder hit it out the park.

I am not impressed by this house at all. For what you pay, every single area should be completely finished. I know the housing market has really increased, but this price isn't worth it at all.
I live in Douglasville Georgia and sandy springs is a very nice neighborhood with a desirable high market value. Housing in that area has been going up in recent years.
House is ok! For the master it needed to huge closets! A fireplace in the study and some built in shelving and storage. Tooo big doesn’t have timeless character! Some of your other homes are smaller yet more impressive
The back yard was my favorite part though a highway or major road in the back! Looks very builder grade and just was nothing special! Huge spaces is wasted spaces that vibe is dying down. It’s quality with character and focusing on parts of the home that be could really appreciated and utilize! Lots of closets /fireplaces / a scullery kitchen. Love is in the details! Spacious and cozy with character is what I’m looking for. Ofcourse a great yard with pool. A media room with bar is great to have.

The garage bonus area would be used as a guest house; I just would get it insulated and add central heat and air... The kitchen and TV lounge area would be on 1st floor; bedroom w/ bathroom on 2nd floor... Main House: 🤔I could do without the double kitchen islands (one is enough), prep kitchen (one kitchen is enough) and that butler's area (🤣😂designers are doing the most)... My overall concern is that😖 none of the windows seem to open... I definitely need for every window in all the rooms to open for fresh air to flow during cool breezy days... Oh and I do like that snippet you included about the rain 🌧; it was surprisingly cute😍...

Over price based on location for $3 million you can get way more property. They have one in Acworth $3 million and it was 15,000 ft.² who wants to deal with Buckhead
I'm more of a suburbs kind of guy too, but some people pay these prices. There are similar comps on that same street within the past year. I have a feeling this one will sit for a while though.
Maybe I missed it, but it seems there is no entry coat closet. I know Atlanta is a warm climate, but even here in Texas we have coat closets near the entry. Great house, but I would install drop-down screens on that covered outdoor patio to keep out all those nasty bugs.

I might be in the minority here but I like how the basement can be configured the way that I want it. This builder has been impressing me. My only con is I wish an elevator was installed. I would try to negotiate that in the price.

I can understand why you feel that way. Many others have shared similar comments. I like to think that everything is negotiable and for the right offer, maybe they might finish more space.

This home is not an Harrison Designed, yet it was totally completed, it has an elevator, double staircases, 4 kitchens, and a basement. The house is gorgeous. But I here’s the thing. If I’m going to pay that much money for a house it better be finished. I’m not spending that amount of money and then have to pay more to finish the unfinished space, closets, elevator, etc.
How is it that one of the guest room is bigger than the master bedroom for this price? The master should be huge big enough to add a sofa or sitting area inside your master bedroom but instead, one of the guest walls appear to be bigger than the master doesn’t make any sense, this house has a design flaw.
If the contractor finishing up the basement along with the other unfinished spots before new owner moves in then that price is ok. BUT if you first have to pay 6,5 mill and then another like But pay 500 000 + to finish the basement and other areas well i would hesitate buying this
Public water but it's septic I believe. Let me confirm. At least one of their two estate homes I've featured is on septic, I just don't recall which, maybe both

I have been looking for house in Atl I seen atleast 35 house. This house outside is nice but the price is way off unless they are finishing basement and it’s missing a lot that price it should have no Sheetrock in bathrooms tile all walls to ceiling all fireplace installed. Blinds finish closets spray foam garage too. I’m sorry if it selling way it is lucky if get 3m for it all back doors pocket into wall everywhere. Sorry that house is almost haft way done and I’m being generous. Good layout but not close. If finish completely then 6.5! Just being honest. Sorry.
Nice home but for $6.5M, shouldn't there be some crown molding, wainscotting...especially for a European-style home. Is this called a French Transitional home? Maybe so. Also, that huge firepit in the cabana is out of place. Just my opinion. Thanks for sharing.
The firepit in the cabana is a bit too big. I would have created a patio to the side with the pit there and plenty of room for seating around it. It got hot standing by the grill with that thing on.
Only I don't like about this house is that it has carpet in bedrooms: carpets are long ago already out of the modern houses! I don't want to move in a place and change the carpets all over!!!

With this home being as unfinished as it is the price should be around 4.5 million knowing that it needs a lot of work. The 6.5 million price tag should be completely finished top to bottom--sorry just speaking the truth.
No need to apologize. It's sitting on the market because the market hasn't produced a buyer at their asking price. Maybe one would have presented themselves if those spaces had been finished upfront.
Nice house, but I didn't fully watch the video because for $6.5 million, seeing these unfinished areas in the house turned me off. Everything should be completely finished and move in ready for the buyer. They shouldn't have to pour more money into finishing these spaces.
Several of my clients who were originally from Nigeria like to tell me how homes there are entirely built with concrete. Not even the big bad wolf could blow those structures down! I can only imagine what that would cost here...
I hear you. For that price I would have liked to see them do hardwoods in the bedrooms, and advertise an incentive to finish the basement/closets, included in the price
Hate that huge slope, it’s all grey, farmhouse inspired it’s already date. Light fixtures are terrible. House is blah and boring. The wagon wheel light went out long ago.
So many things wrong with this house. First, the main driveway the distance from the front door makes you feel like you are driving away from the house. Unfinished projects in the house. The layout seems off a bit. The way the house sits on the property looks off also. .... This home will not sell anywhere near 6.5 mil.

But for a house in this price range, if someone wanted a "level 1" finish, aka similar to what's upstairs, they would be looking at $150-200/sqft. I've seen some of the ones you're talking about for $2M in Lithonia, they are beautiful! Here, people pay a mega premium for the location. Chastain Park is some of the most expensive real estate in Atlanta.

the house is worth $45k at most. it is a large goofy place that has an attic as its best room, in my opinion.

That might all be negotiable, who knows! They were at $6.75M. Could do a lot of finishing with $275K.

The location and region have different landscaping tastes
You underestimate the price of homes in that area.

Add in a bathroom and kitchenette and you've got one nice guest or in-law suite!

This home doesn't have a traditional coat closet at the front door. Instead, all of that is by the mud room on the garage / courtyard entry side

For 6.5 million dollars, I'd expect for everything to be completely finished. The last thing I'd want to do is spend more money to finish the basement and the attic. Even if I had the money, I'd pass!
I can understand why you feel that way. Many others have shared similar comments. I like to think that everything is negotiable and for the right offer, maybe they might finish more space.
If I’m paying big bucks for a house I expect the house to be completely finished. Imagine paying 6.5 million and the having to dish out more money to finish the basement and the room above the garage. No thanks!

Loudermilk Homes, doesn't finish their homes, however, Harrison homes are always finished. I think it depends on the builder

This home is not an Harrison Designed, yet it was totally completed, it has an elevator, double staircases, 4 kitchens, and a basement. This house has 8 bedrooms and is almost 13,000sf, yet it sold for 7 mill, in less than a month
The house is gorgeous. But I here’s the thing. If I’m going to pay that much money for a house it better be finished. I’m not spending that amount of money and then have to pay more to finish the unfinished space, closets, elevator, etc.

Guess they didn't feel like they had to in order to sell it. I do really like when new homes are staged. I think it helps them sell.
How is it that one of the guest room is bigger than the master bedroom for this price? The master should be huge big enough to add a sofa or sitting area inside your master bedroom but instead, one of the guest walls appear to be bigger than the master doesn’t make any sense, this house has a design flaw.

If the contractor finishing up the basement along with the other unfinished spots before new owner moves in then that price is ok. BUT if you first have to pay 6,5 mill and then another like But pay 500 000 + to finish the basement and other areas well i would hesitate buying this

Public water but it's septic I believe. Let me confirm. At least one of their two estate homes I've featured is on septic, I just don't recall which, maybe both

If you have a big SUV those garages are going to be a nightmare getting in and out. Thats the only negative I see.
One of the builder's reps was there. He drives a company full-size truck and it fit no problem in the garage.

I have been looking for house in Atl I seen atleast 35 house. This house outside is nice but the price is way off unless they are finishing basement and it’s missing a lot that price it should have no Sheetrock in bathrooms tile all walls to ceiling all fireplace installed. Blinds finish closets spray foam garage too. I’m sorry if it selling way it is lucky if get 3m for it all back doors pocket into wall everywhere. Sorry that house is almost haft way done and I’m being generous. Good layout but not close. If finish completely then 6.5! Just being honest. Sorry.

Nice home but for $6.5M, shouldn't there be some crown molding, wainscotting...especially for a European-style home. Is this called a French Transitional home? Maybe so. Also, that huge firepit in the cabana is out of place. Just my opinion. Thanks for sharing.
The firepit in the cabana is a bit too big. I would have created a patio to the side with the pit there and plenty of room for seating around it. It got hot standing by the grill with that thing on.

With this home being as unfinished as it is the price should be around 4.5 million knowing that it needs a lot of work. The 6.5 million price tag should be completely finished top to bottom--sorry just speaking the truth.
No need to apologize. It's sitting on the market because the market hasn't produced a buyer at their asking price. Maybe one would have presented themselves if those spaces had been finished upfront.
Nice house, but I didn't fully watch the video because for $6.5 million, seeing these unfinished areas in the house turned me off. Everything should be completely finished and move in ready for the buyer. They shouldn't have to pour more money into finishing these spaces.

So many things wrong with this house. First, the main driveway the distance from the front door makes you feel like you are driving away from the house. Unfinished projects in the house. The layout seems off a bit. The way the house sits on the property looks off also. .... This home will not sell anywhere near 6.5 mil.
They've reduced it a bit. Guess we'll see what it ends up going for in the end.

But for a house in this price range, if someone wanted a "level 1" finish, aka similar to what's upstairs, they would be looking at $150-200/sqft. I've seen some of the ones you're talking about for $2M in Lithonia, they are beautiful! Here, people pay a mega premium for the location. Chastain Park is some of the most expensive real estate in Atlanta.
