It does have a building allocation...that is much of the basis of the price. Because the current house is there, you automatically have the right to tear that one down and build a new one if you choose.
Unfortunately the only areas here where you can live in your RV must be zoned for that purpose and is typically only the RV resorts. There are several nice ones down here where you can purchase the lot, live in your RV...AND have a building right to build on that lot when you want to. You don't need a building allocation when a home is already on the lot....so that's sort of the whole point of this place, you could build a new home here on the waterfront and the building allocation is already in place. Hard to find in the Keys these days. the canal is 4-5 feet deep
Yes, Florida homeowners post-pandemic who are selling seem to have no idea of what the current true market value is. The inventory in FL is really piling up last couple months. The mortgage for this $500k 1 bed 1 ba + prop tax + crazy home insur + crazy flood insur + crazy auto insur if living there adds up to the equivalent monthly $ of a mansion in just about any other state.
All true. However, there are still many of us that enjoy the Keys so much that paying these prices to live here is a reality for us. Some people drive Ferrari's and some drive Honda Civics....both great cars....just depends on the wants and needs of the owner. I'm a truck guy myself....no Ferrari for me.

LOL now that's funny! That used to be a pool company. My broker purchased that property along with the building we are in now....she uses those igloos for storage right now...not sure what the plan will be there long term. Thanks for watching and we hope you enjoyed your visit! Mark
Its not just the $500k, its all the other monthly costs like insur that buyers may not realize. Can’t imagine what the home/flood insur is at that location - velocity zone.

Parking an RV on your property down here is very commonplace, however there are strict ordinances about living in it...that's a no-no unless in a properly zoned are for it. Occasionally we will see HOA's with rules against parking boats and RV's here, but it is few places. Obviously this one is not one of those areas...No HOA.
My gosh that has to be the smallest house ever. But, its in the Keys. What more needs to be said. Is there room to park a big Class A diesel pusher there? Is there room to maneuver one in and out? With County codes could you sleep in the RV?

We've got waterfront vacant lots with no home for twice that down here....waterfront commands the money down here for sure.

How much is the insurance?
They do not have insurance on it....I don't think it makes much sense to insure that home. It would be steep I would guess.

Yes there is room for a class A, however ordinances would not allow you to live in the RV. You can park it there and use the home as your living.
