  • Ros-Mhor is situated within its substantial well-maintained grounds and enjoys stunning views out over the North Sea from its beautiful coastline location.
Designed and built by the same architect the property has been carefully and expertly constructed to reflect its Scottish baronial style and to take in the majestic views of its surroundings. Ros-Mhor will suit many buyers for use as a guest house, holiday letting, or simply a magnificent family home.
Accommodation from the castle-style front entrance leading to the ground floor consists of a large entertaining hall with a stove that features a flue that is exposed to all the upper floors. From the hall, you will find the spacious lounge/drawing room with its open fire and large windows from which to take in the stunning sea views. Leading back from the hall you can access the spectacular conservatory/greenhouse which makes for an outstanding all-year-round area. Back to the hall will open to the ground floor toilet, library/study, and large family kitchen with its styled kitchen featuring an Aga, separate large hob, and central island. There is a utility room leading from the kitchen with its facilities and leads onto the boot room with its entrance and staircase to the first floor.
Following the stairs from the boot room, you will find what could be used either as existing or could easily be converted to an internal annex with its lounge/study area, bathroom with a jack-and-jill access arrangement, and large bedroom with its exterior door leading out to the parapet walkway giving access to the driveway and gardens. Leading back from the lounge/study will take you to the remaining four bedrooms family bathroom and upper landing/piper gallery area with its balcony looking down to the entertaining hall and circular staircase. There is a large master bedroom with a large secret en-suite with its access made to look like part of the built-in wardrobes.
From outside the master, the hall will open to a further staircase leading to the third floor where you will find another smaller/lounge/study and a large room last used as a family room with Velux windows.
On the outside there are beautifully kept gardens, stunning views, and ample parking to compliment the property size, there is also a large integrated double garage.
Ros-Mhor is a truly one of a kind and enchanting property taking in stunning sea views with coastal and country walking right on your doorstep. The town of Tain is a very short drive and offers all of the amenities you could need including short transport links both road and rail to Inverness with its links to all major destinations.

This place has such possibilities, it needs a total renovation, it could be so beautiful inside, just needs work!

It’s hard to believe a qualified architect designed something so tacky.

Not bad, not bad at all. I could see myself living there if only for that garden and view, now would they accept a cheeky offer of £350,000 🤣🤣🤣🤣🤣🤣

Interesting property in a great location.
Don’t fancy cleaning all that glass in the conservatory though?

Looking at the comments, there's a mix of good and bad. I liked a lot about the house. The location is beautiful. I could accept all the odd and/or outdated design items all except for one thing I would have to change immediately: the texture on the walls. It looks like something I'd scrape my elbows on multiple times per day. It wouldn't have been friendly for my kids either. LOL

That entrance is a wee bit tight. It’s going to be a pain in the arse getting my oversized furniture in.

A house of that size needs a grand entrance.

A shame you are running through the property, and panning so fast. It makes me feel sick. But i love the house and view it has.

Kingco774 Via the settings, cog symbol in video, you can reduce playback speed. Beyond a quarter slower does effect speech, sound to a frustrating level. Can help when people speak at a fast rate, not just past panning.

I think the bridge type walkway upstairs is probably a fire exit?

What a terrible design. I worked for a firm of Chartered Architects for 5 years and none of their designs were practical. This is another case in point. Horrible. I would bulldoze it and start again. Sorry. Each to their own.

The sea views are totally 💯 outstanding.
Unfortunately the property’s design lacks any wow factor. The interior walls plastered texture is ugly and looks like my great grandmother home. A white lime plaster would have looked more in keeping. The sun room looks to high for an orangery and wall is not even plastered it looks unfinished.

Highland Council should be ashamed of themselves for giving permission for this!!!!!
