    Great vid guys, very difficult to know where to invest when you speak to your typical real estate agents out here who always seem to have the “below market value” deal of the century that you need to “move on today” . So you think there is any potential to buy and renovate the older villas in this area and flip …also what are the yields like in general in this area. Thanks again 👍

      We understand the struggle with finding advisors and real estate agents to trust as we had the exact same experience when we moved here. This is a big reason to why we started our channel, to share our own personal opinions and experience.
      In general we have found that Al Furjan has shown promising rental yields. Especially if you check the historic data; making it an attractive option for investors. ROI on the new projects have shown around 6-10% rental yield.
      We are learning more about Dubai villa investments by the day. Right now it is trending as demand is bigger than supply, especially for newer communities as Villanova, Emaar South, etc.
      An advice if you want to buy and renovate older villas is to do your research on the floor plans/layout and have your end-user in mind. Westerners for example, tend to like bigger bedrooms and living rooms and prefer more natural light. We have found that some of the older villas have small windows and small bedrooms. Again, do your research :-)
      Also, be mindful that many new villa communities are being launched which means that investors and end-users might want to wait for these launches to get a newly constructed property.

    I loved this area. I m looking out for a villa. So i might consider this. Seems peaceful area and size of villas is quite big atleast from outside.

    I invested in Talia Millennium Residences (1BD) in Al Furjan. Hotel concept. Do you have any ideas about this project and its location? does a hotel residence work there? :)

      We haven't heard about Talia Millennium Residences, but it looks good and it's quite close to our investment. Not sure about how the demand is for hotel stays in Al Furjan though. As the supply is limited, there might be some opportunity. However, the area is not as well-known for tourist.

    Al-Furjan is great! looking forward to the new building by Anax my investors have bought multiple units as only limited to less than 60 units! But JVC has a better ROI

      We haven't heard about Anax before, but the pictures and the payment plans looks great! We would say that it totally depends on the project and the timelines.

    Great review, however for new investors check out west as that is having more parks and predominantly Villa communities. More value to be found in west in the coming couple of years

    Great channel, your delivery and content is great. I am planning on moving in Feb. I wanted to buy in Avenue 4 where you invested now but 3 bedrooms are sold out. I am now looking at Nadine residences. What are your thoughts it should be close by to you. Thanks

      BTW have you checked Avenue 5, 6, 7 for 3 beds? There might be units available but pretty sure most are sold out.

I have checked the other Avenues apart from Avenue 5 the rest are not available for a while and I am looking for a place in April. Nadine looks good but I am looking for another perspective.

      In Al Furjan you can also find Nakheel, Danube and many more.
      We personally like Nabni’s projects but also find Deyaar’s Amalia Residence very interesting

    your views on 5th avenue Al Furjan ?

      It looks good, location is same as av4. Construction is still ongoing and most likely will experience delays.
      We would probably suggest buying in Av4 now if you want quick returns. The building is completely new and you can get a completed apartment for the same price as off plan in Av5-6. Only difference is that you don’t have to wait 1-2 years

      5th avenue is already complete, it is between discovery metro stations and gardens metro station

      Yes that's correct Avenue 4.
      We where there the other day and Avenue 5 wasn't completed then. Avenue 4 was really delayed because they started to build 5th and 6th at the same time. So, we will see when Avenue 5 will be finalised and people can actually move in.

      Not sure about that. What do you base that on? 🙂 Our understanding is that there are and will not be any big roads there and it's mostly a villa community.

      We are not sure, but we think it's because you get in general bigger houses and gardens in JVT and you also have 2 big international schools there. Al Furjan just opened up their first big international school this year.
