I feel that there is a fundamental disparity in how China's real estate crisis is being valued. In China, land is free. Construction cost ( especially from 2008 gfc to 2016 when the brakes on new construction were firmly applied ) in China can be estimated by the equivalent rates in India per sq ft. At that time, Indian rates were in the range of ₹1400-2400 per sqft .. thats around $30/sq ft. Now, China does things more efficiently so that costs money and wages are higher than india also. So, lets add for that and estimate China's average construction cost @ $50/sq ft. AND NOT ONE CENT MORE. That multiplied by the total sqftage + interest cost + lost revenue from depressed sales is the total size of the Chinese real estate crisis. As sales are/were taking place at already quite inflated levels ( till the Pandemic struck ), the lost revenue and the interest cost are taken care of ( quite handsomely as a matter of fact ). What remains is the conatruction cost recoupment of 60 million resi units x $50 x 2200 sqft avg ( my approximation ) = 6,6 Trillion. But this is still an asset because it is not perishable. And china has the gold to back up its debt ( at least if the debt is calculated as per real costs as opposed to "mkt valuation" )
The real liability is social upheaval, the waning of the demographic dividend, the march of the State into sectors that were hitherto given some leeway in operations and financing. All 3 are damaging to public morale.
