I have lived in Michigan for 70 years and I can tell you this video is spot on. I have personally lived in 6 of these cities and have built houses in 8 of them. There are two things that need mentioning. Some people love living in walkable communities like Ferndale, Berkley, Royal Oak, Rochester, Birmingham and Northville and there may not be any vacant lots listed but there are still plenty of tear downs that can easily become vacant lots. These are usually on smaller lots but the cities have lots of parks, good schools and sidewalks with plenty of local shopping and dining. My other piece of advice is to be careful when picking lake lots. I have built dozens of houses on lakes and the soil conditions need to be tested before you build. Many have poor soil and high water tables that require pilings and don’t allow for basements because of the high water tables.

We lived in Clarkston but had to move back to Louisiana for a year or so before moving back. 😢 I’ve lived in Louisiana all my life with thirteen months in Clarkston. I never wanted to leave!! I’ve cried and cried and I STILL cry about it. We are in the looking and researching phase to buy land in Clarkston, Orion, Independence area. Where we lived before was perfect, Baldwin and Maybee. Excellent place to live❤❤❤❤ Our address was Clarkston but our backyard was Orion 🤦♀️ I loved being backed up to a nature preserve but we have dogs so finding a house with land that allows for a fence has been difficult as hell!!!
I live in Lyon Township, and it IS a nice place to live. That said, you need to remember that there is no local police. The township buys law enforcement services from the Oakland County Sheriff. Recently, the County has raised the price of this service (appearantly quite a bit according to reports) so those tax numbers you quoted will be likely be too low come the next cycle. Fire department services were recently upgraded to have firefighters staffing the fire stations 24/7. There is a brand new Library/Community services building that has just broken ground at 11 mile and Milford Road. The old library is a tiny little place just up the road from the new location. The new library is being paid for by a millage increase we voted for in 2022.
It definitely comes down to a variety of factors for folks and individual tolerance. I live in NW Oakland Co and it has become what I consider crowded. Probably the worse part are the newcomers that have zero self awareness and make for terrible neighbors. Our once ultra quiet dead end road is slowly filling up with loud pickups, yard lighting suitable for airports, gun fire seven days a week, and best of all is the complete disregard for the speed limit.
@@PaulWolfert If the SE corner of the LP is someone’s target locale it would definitely be worthwhile to check out the upper Livingston Co and Lower Genesee Co areas. Those would put you relatively close to towns like Howell, Fenton, Linden, Grand Blanc and the like. But even they’ve been ‘discovered’ the last several years and will eventually be overcrowded. It doesn’t help that municipalities love to approve building permits and site condos to boost the tax base but literally do nothing to improve the roads and infrastructure to support the growth.
Great information 😊 One question for the property taxes can we just divide the taxes on a 500k house to figure out a lower tax price for like a 250k house or is it more complicated than that?

How is new construction on multifamily homes around the metro area? I recently bought in Detroit (You were correct about the taxes btw 🥹) but didn’t really have the time to consider new construction. I should be back in the market in 2-3 years so I can continue this VA house hacking plan.
Get in touch when you're ready to buy/sell/build! We don't see many people building multifam because it's not allowed everywhere. Building and living in one of the units is an amazing idea in theory - just have to find the perfect spot

I think the 500K houses there are about the norm.
West Bloomfield has very high water table so be very cautious.
