    Roofing is cheaper because it is new construction. No tear off so you have less clean up, labor and dump fees.

    Great videos 👍 I built my own home and will be doing another as well. I wanted to let you know last vegas the water is very expensive. If you have a half acre or larger you are required to have a 1” water meter and the fee for this is $21,000. This is not having it installed it is just the fee to have water service and they give you the meter to have installed. Smaller homes in tracks will cost about $10,000 per house.

    Thinking of building a 2,500 sq ft home out in the country in Minnesota. I own the land. Our local builder said he would build for 250-300 dollars a sq foot! Crazy nuts for our rural community.

    All this is based on prices that are extremely inflated and unreasonable. I understand you just representing one case but if you compare prices just 10 years ago it will be half of this . That means price mostly depend on how much someone would like to pay and from some reason many people today willing to pay unreasonable prices for bad quality homes. If you compare average salary that didn't go up more than 15% so how is all this justified?

    Depends where you are for zoning/Tax BS.... but the Home itself is still ~$300 per Sq/Ft within Step 2 environmental compliance in BC
    1,000 Sq/Ft Bungalow/8/12 Pitch Trusses 50/50 Std & Parallel Chord Vaulted Roof over Kitchen & Living, Walkout ICF Basement/ Douglas Fir Heavy Timber covered features decks Front and Rear/ in-Floor Heating/Boiler/Step 3 Windows throughout/Appliances/Decent Cabinets/Finishes.
    I'm licensed as an Owner/Builder acting as my own General Contractor in BC and just finishing mine now..... ~$300 per sq/ft done/finished with Occupancy, all Trades Paid handsomely.
    You can believe whatever you want when your Builder drives up in his Ferrari crying poverty ?....
    ~$300 Sq/Ft.... that's it... that's all with pretty decent finishes/ICF Basement/Stick Framed/appliances included.
