Nice video. Unfortunately this layout development got delayed due to BDA's incompetance. Now they have diverted all the resources to Dr.Shivaram Karanth layout neglicting NPKL. God knows when NPKL will become habitable.
No worries.. NPKL forum is an active body pushing things.. but whatever land that has been acquired should see some traction.. problem will be the remaining land that is yet to acquired.
I would prefer a bda property if I am getting for almost similar price in few blocks.. Private is also good if it is from a good reputed builder but check the facilities and document with a proper lawyer as I see too many properties for sale/resale!!
Sir I have one doubt that, in NPKL 4th block some plots are not still formed and even not numbered but plot numbers are there in bda layout plan, my question is bda will definitely form as per the layout plan, because I am going to purchase a plot infront of un numbered and un formed plots, is there any chance of plan modification due to land issue, will existing site owners affects from this...please clarify some one who knows well about bda npkl
Best to check with the BDA NPKL engineering team to cross-verify land acquisition done or not, will the area be formed in the near future as planned , will the site which you are purchasing has been sold to land lord on compensation basis, legal opinion to be taken if it is compensation site before you think to purchase. Please do multiple checks before you decide to part with your money. There is a NPKL engineering team near Kengeri metro.. No. 101/3 & 101/2, BDA Office Complex,Jnanabharathi Layout, BM Road, Kengeri (Opp to Metro Pillar No 594), Bangalore - 40.

You can buy but my suggestion is whatever property you are buying, just spend few thousand, get the papers verified by a good lawyer and then only buy. All the best!
Hi sir my name is Manish. Sir planning to buy plot in Bangalore. But A khata property is out of my budget. The only thing I've to go with B khata or panchayat khata. Sir I need your suggestion. Pls help
Avoid B Khata as much as possible.. even if you buy a small site say 20x30 or 20x25 or any dimension that you can afford, go for a A-Khata to avoid problems later and also unknown charges like regularization charges etc. Panchayati is good too and they are also considered as A khata if they are few kms from BBMP jurisdiction. Even BMRDA sites on the outskirts of Bangalore are good buy.
Sir do panchayat khata are DC conversion site. Very confusing sir. If I go for panchayat khata what documents I should ask from buyer. Pls explain about all charges I need to pay to the government. Thank you 🙏
Currently 8th block is far off from Challaghata metro.. so you should manage at least 500-600 less per sq. ft from what rate the agent Nandish quoted in the video.. but yes good news is there will be a metro line (SILVER color) on Magadi road side sometime in 2030 or so. The line will be from Kadabagere to Hosahalli Junction as per BMRCL.

You can easily pay via online.. app.bda.karnataka.gov.in/bdaptax-citizen/login. It will not be in BBMP office as these sites are still under BDA.

@@ravishankarrs8018 negotiate hard... Bigger site should cost little less... Push for 5800-6000.Also do a full legal before buying.
