    I have a couple suggestions. The back wall where the dryers were on each side, i was thinking maybe put some 80 pound washers on the right side and vending machines and arcade games on the left. (When that time comes of course)

    At our laundromat the AC and Roof we have to do, not the landlord. Our dryer vents look the same as yours: out through the roof. Leaked right there for way to long. Hired a roofer last year to go up top and seal them properly and that has worked. Wasn't so expensive but what are a few thousand here and there. Have you been on the roof yet to see how it is? Stomp around too much up there might make leak worse as happened with us. Hoping the best for you with this place.

      That's honestly what I need to do, get a roofer. I have been up there and tried sealing it myself but as you know water will find a way in if it isn't perfect. Thanks for the good wishes.

    Did you pay for the new drain trap’s installation? Assuming you changed them from the old-fashioned ones that you compared them to.

      When you take over a Laundromat you will need to remodel it

      ​@@justinvestclaudio if you had a correct lease, the roof leaks would not be your problem, they'd be the landlords.
