      thank you for posting this, because I had no idea how much closing costs would even be, nevermind what all they would need to be. even with the "these all vary" note, now that we have the names of the things, we can google them ourselves for our area too

      YES! Coming from a parent (and family for that matter) who has never owned a home, I didn't have someone to ask. You don't learn this stuff in school, which kids should.

      Old houses are the most beautiful and well-built. A lot of newer houses are built en masse and aren't as structurally sound and all look the same.

      Canada is gigantic. There are different accents in different regions all across the country. There is no one, single Canadian accent any more than there is one single American or British accent. Ariel’s accent is likely influenced by the area where she grew up.

      @@inesctl7097 Oh, I understand that. I'm just saying that it's not THE One and Only Canadian Accent. LOL. I mean, I was born and raised in Alberta and I don't pronounce things the way she does. I wouldn't want viewers from other parts of the world assuming that all Canadians have that accent and then being, I don't know, disappointed. Haha! It's like when everyone assumes Canadians say, "eh" all the time. We don't. Some might. But it's a stereotypical assumption.

    Yes, real estate agents don’t cost you any extra! I did not know this until my mom became a real estate agent, and now I tell all my friends to get one any time they’re moving bc it’s SO HELPFUL to have someone find places for you, especially when you’re a young 20 something with no experience in doing that.

      In Brazil, the buyer pays for the real state agent and has many more fees to deal with. Just to transfer proprietary rights, you pay at least 6% of the property's value to the government. It is soooo expensive!

      It's great Canada works this way. In The Netherlands fees are high for both buyer and seller unfortunately.

    When we bought our house back in November I learned that buying a house is not as complicated as I thought it would be. I wish someone would have taught me that, I may have only been 20 but that is something we should be told. Now we have both explained it to almost all of our friends so they know it they want to go that route. It is so nice to have our own place.

      @@ArielBissett I know that our situation is different than our friends and I don't wish what happened on them, but now they know you don't need to save as much money as they thought.

    Ariel, this is an important video. You are so lucky to have found your amazing house! Even with its’ foibles--YOU get to decide its’ future! I love your house! You are right that a lot of people don’t know all these things when approaching home ownership. I bought a modest little cottage home many years ago and didn’t know anything much about the specifics of buying a home. I had a bank and I had a lawyer. I would have appreciated something like this video to inform me back then. You are doing great!

    You explaining a mortgage broker has just made my heart feel about 10,000 times lighter. To me, the scariest thing is figuring out how much my fiancé and I can afford, as my credit is much wonkier than his. Thank you so so much for your vulnerability. You’re absolutely right, the world should be more transparent with regards to finances.

    I am amazed how cheap your home was. In the UK its very difficult to find even a small property for under £200,000. Its wonderful having your own home. I'm very much enjoying your videos. Than you

      The cost of a house is very much area-dependent. The average house price in Vancouver, British Columbia is $1.3 million. Canada is a huge county. Don’t use her house price as an example of what it is everywhere. Even in the same province as Ariel bought, Nova Scotia, the average home price in Halifax (the capital city of the province) is $450,000. She got a great price because she’s rural and it’s a fixer-upper. But it doesn’t represent average Canadian home prices.

    My mom says that when she and my dad were trying to buy a house, in 1991 in Oregon, they found one that was only $10,000, but literally COULD NOT get any bank to loan them that little. They were told, "You can afford more," and denied. My grandparents could afford to help them but didn't. They literally had to buy something more expensive.

    My oldest brother was in college for architecture and he told me his professor told all of them in their first lecture “no matter where are right now in your life, buy a house. Buy what you can afford, learn from it and learn fixing it. It is the best gift of equity and wealth you can give your future self. It will not be the home of your best dreams, but it will be yours and that is how you get to the home of your dreams.”
    Kudos to your doing it as well at this age.

    Ariel is putting great information out there for the masses! Just remember everyone, though, that you may not find a 65000$ house, and so costs will be accordingly more the more expensive the house (everything that's % wise calculated, like down payment and tax... Fees and inspections will be approximately the same!).

    I'm currently in the process of building my own tiny house. Never realised how EXPENSIVE everything was. I'm haulted currently while I save up some more money but watching your videos has kept inspiring me through this whole process I know how uncomfortable talking about your finances is publicly but from everyone here I want to say thank you for making the sacrifice, it's helped a lot of people

    It is so thoughtful to open up your home buying experience with us! I feel like these details are left out when young youtubers buy homes and people should understand this process. My husband and I are building a tiny home currently. We considered buying a house but we wanted to be able to move easily after I finish graduate school.

    Hi. I am an Real Estate agent in Ontario, Canada. To clarify 1st time buyers will get a credit of $4000 towards their land transfer tax. Anything over that amount, the buyer (doesn't matter if first time buyers or not) will have to pay. The Land Transfer Tax is a % of the sold amount.

    Thats crazy that your down payment for a full on house was under 4k that's so amazing you go girl live your best life omg. I live in New Zealand and you sure can not buy any type of apartment let alone full on house for under 200,000

      If I remember correctly, the house itself was just over 60,000. That’s why her 5% was so low, of course if a house is 200k+ a 5% downpayment would be way higher than hers

    Thanks for opening up about your finances. I think we should all talk about money. I think a lot of money mistakes are made because people don't hear enough stories, other people's experiences, to be able to learn what it's all about, what it takes. The more we talk about money, the less vulnerable people will end up being. It will give people confidence and it will save people from being taken advantage of.

    I wanted to say that after seeing this video last year, it completely opened my eyes to how affordable buying a house can be. I totally thought I'd have to be very rich to buy a house, and I was resigned to the fact I would rent forever. I'm so, so very grateful to you for making this video, because it encouraged me to buy a house. We move in next month! It'll be a little cheaper than our rent! And it's ours!!!
