Pex is acceptable everywhere. Not just acceptable, but the preferred quality solution. In 2023, NOT seeing pex in a new construction IS THE red flag. I have no idea why he said pex would be a red flag, even he is a bad inspector, or temporary brain freeze and he said the wrong word.
You're home inspector is basic and inexperienced. 3rd party warrenties are a marketing catch and a way home inspectors transfer liability. A better option is inspectors who gaurentee their work. PEX, Alumnum wiring is not a defect but of course should be inspected.
