    I had a home inspection. Worth every penny! The major problem found was a structural foundation frame that had hard access because the boiler would have to be removed and its location plus other smaller red flags added up. I was disappointed but very happy I did not buy a money pit and lots of headaches.

    Most moisture intrusion problems are mainly caused by faulty gutters/downspouts and grading issues. Make sure rain water is diverted away from structure. Add downspout extensions.

    These are all huge red flags I’ve ran into with a house I thought was too good to be true. It’s ridiculous how sellers think they can get away with work they did.

    We just paid for an inspection of a house we wanted to but guy came out of form under the house said all kinds of running water mold and coon shit thick said no way would he buy it unless it was fixed. Best money ever spent. There was more but that’s the major thing. O he got sick and was down for 3 days after being under the house.

    Another red flag is if you consider using Tom Unverzagt of WIN Inspection in NY who will neglect to find any of these issues.

      In Hugo Oklahoma the house inspection passed on new house hopefully this weekend we can get it cause I hate hotels

    biggest fallacy is thinking your brand new house doesn't have all these problems. why you'd drop $250K on a house and not 'splurge' on a $350-500 home inspection is rather silly to me. most people wouldn't know the difference between a foundation issue and a pile of peach pits, but it's good to have someone with some education and experience who can determine what's major and what's minour, someone who's looking for a drip guard or double-taps. lot of these guys are certified in other things, too, and that's a big money-maker for them by offering termite inspection while they're there.

      Some people get talked into waiving the inspection contingency by their realtor in an effort to get the offer accepted. NEVER WAIVE IT. NEVER. If a seller tries to pressure you to waive it, that lets you know that the house is faulty and the seller is hiding something.

      Inspection came back with some things that needed to be fixed. Sellers are going to fix it before the move in. I just want to say THANK YOU SO MUCH! Your video helped me prepare and know what to expect and what to look out for. My husband also appreciated some of the questions I brought up after viewing this video. Keep up videos and great job!

    6:50 - You forgot to mention Federal Pacific and Zinsco brand circuit breaker panels. These are known fire hazards, and are actually worse than fuses. These need to be replaced immediately.

    Thank you. You educated me. I'm buying a house and had very little idea as to what to know I could ask for if the current owners. It would be great if you could discuss how to go about having them pay for fixes and what you recommend. Not sure where you are?

      Some sellers will not disclose and hope inspectors miss what they hide. Damn them but I guess that is how this trade works.

    Thank you for this information, I just cancelled my contract because seller wants to open the attic to have access but doesn't want to have it inspected? What's the point? It's a big purchase I'm not going to take a risks, some sellers they are just greedy and love to play games. Too bad I came prepared . Sometimes you just have to let go even if you spend money for the inspection it's not worth it to get stuck with mold house or who knows what's in the attic.

      I’m currently going through this. I’m looking at a house that was a flip. It was a foreclosure and short sale at one point. I heard it sat for a long time. Flippers put new everything in the house (plumbing, electrical, etc.). The flippers cut the cable and now it will cost a fortune to have internet connection ran. Also, the wood beam in HVAC room had black spores on ceiling. I took flashlight with me and opened attic. Found massive water damage over garage and they painted the garage over thinking someone wouldn’t look. The roof decking had chalking from extensive damage from the past.

      As a home inspector you are %100 right in your decision. Its an important part of the structure with several components of the home potentially installed in this area.

    Shame that as a buyer you cannot have realtor grant you access to crawlspace to inspect foundation with a flashlight for water and pipe damage that would save one hundreds in failed home inspector fees!

    Excellent content ! One question. Is there a way to confirm house doesnt have any unauthorized remodeling etc. if I do not have the list of what all changes have been made to the home ?

      You can get original plans from county bldg department. Compare them to existing structures. If changes have been made check with bldg. department for permits.

    Are lead test the responsibility of the buyer? I know they sell them and 2 coats of paint is said to remedy it. Just curious

    I was going to buy a place and it had mold in the attic. I backed out, but the inspection cost me $600. I followed up later w the house. The seller "cleaned it up" and covered it. Then sold the place "as is" to someone lese who hired an inspector, that inspector didn't see any mold. I'm out $600, the new owner has mold issues. Was there something we could have done?

    I am currently under contract of buying a house and the realtor is denying me to inspect the house what should I do ?

      The immediate concern would be that your purchase agreement stated that you waive the right to do an inspection. Generally, an inspection clause is included in that agreement stating that you must be allowed to perform an inspection. If the agreement you signed waives that right the realtor may be able to stop you from doing it. What does your realtor say?
