Why I like this deal (Detroit duplex series part 1)

This deal embodies all of the characteristics that I look for in a deal that's allowed me to scale to 29 units in under four years. There's room for force equity though a rehab, the rents will be solid relative to the ARV so it'll cashflow nicely, and it's in a location of Detroit that's tough to invest in for lack of good comps, but I do it anyway because I believe I believe the neighborhood will have a great future.
