Oh my goodness, how stressful for you - my heart goes out to you. In Australia every sale (except auction) is done by conditions of sale which include building and pest and finance and anything else you wish to add, ie cleaning etc. If the building or pest is unsatisfactory to the buyer they can request a reduction in sale price and if not agreed to they can pull out and their deposit is returned. At that stage the solicitors have done very little work so is not a huge cost - a much fairer system in my humble opinion. Your box is gorgeous and very fun, love it. Welcome back. Yes, buying a house is a pain in the arse (didn't want to write the real word.lol) and the cost for everything beforehand is more than your monthly mortgage. I think this is the cutest surprise box. I certainly hope you're able to get a house and things go better this time around. Prices here in the Portland, Oregon area are so high including apartment rent that it makes it hard for my grandchildren and their spouse to afford a place much longer. It's rediculous how much the cost of living has gone up for the middle class families. I hope you don't have to deal with the same problem.

I was able to put your measurements into Cricut Design space! Now it will do all of the scoring and cutting for me!!!
