Bens right about the eviction law in CA. My uncle just paid 5k and lost 5 months doing an eviction in Newport Beach, CA. The renter was a professional squatter and left literally 1 day before the police was lawfully allowed to come and evict him. So basically my uncle paid 5k for nothing LOL. The tenant new the law.

Aren’t these 30 year fixed interest loans? Why would the loan all the sudden “be up” then double in interest rates
Commercial loans usually have a floating rate, the fixed term is usually 3 to 5 years, when that resets the interest rate will adjust to the prime rate.
As Ben said, commercial loans lock the rate for 3, 5, 7, or 10 years if you’re lucky.

Many deals are done (when interest rates are low) with 3/5 year ARM loans.......interest rates started going up in 2021.....so 3 years will EXPLODE IN SERVICE COSTS this year....5 years in 2025/2026....

It’s not really about over all rates. It’s the fact that we had such low rates for so long that drove prices to the moon. Then you have rates triple and prices remain the same.
Mathematically it’s simply just unstable. It can’t work this way. Either they cut rates again or the pricing drops.
The biggest variable being population growth or lack there of.
