    As a born and raised NY I found Knoxville people to be the most real far from insincere. If you are an atheist, woke, liberal I truly don’t recommend it for you.

    I've called Knoxville my home for over a decade now and in my opinion few cities come close to having an urban feel that isn't imposing and yet still feels like a small town where you can feel at ease and relax.

    Moved here in 1989 to go to UT never intended to stay yet still here! It's been a good place to raise a family.

    There is ALWAYS a bottle neck of traffic on I-40 on Friday starting at 10 am. It's just tough to deal with so enjoy the view while you sit in it

      During this time of year you just don’t use the interstate at certain times unless you have too.

    Been here 2 years and community is the one thing that's absolutely been missing. Things are so spread out, hard to get to know people in a meaningful way. Friendly but insincere.

      I agree with you. I moved there from Ohio in 2013. I found a lot of the people there to be as you said, friendly, but insincere, which in some ways is a Southern thing, it is not unique to Knoxville. I eventually got to know some locals that were good people, but overall, I didn't find the place very welcoming. Many of my friends also originated in other states.

      ​@@livinginknoxville I would welcome any suggestions you may have, I am providing more detaiI here than is necessary- but perhaps something I write will "connect" to someone who may have some ideas that might help me or others in a similar situation...
      I too am considering a move to Knoxville in the next few months. I have undergone a major life change after losing my husband a few years ago to cancer. I'm trying to find a mild, year-round climate that is within a day's drive of my grown children in Chicago; Knoxville is only a 7 hour drive and that works well. I will reach senior citizen status this year and now that I'm a bit older I can no longer tolerate hot or cold temperature extremes like I did when younger. As much as I'd like to live very near my children in Chicago, I dread the idea of the long winter months; typically, Illinois is cold, cloudy and very dreary from October through April.
      To economize, now that I am on my own, I moved, full-time into my campervan, so I need to find a trailer/camping park, or perhaps a resident who is willing to rent me a small spot on their property. Of course, I need to be in a neighborhood with a low crime rate where I can move about safely, as a woman living on her own.
      All I need is low rent, access to electricity, and access to a reliable internet signal so that I can work- I can't be too far out in the country where there's no internet coverage. I have my own internet set-up (modem etc.), I just need to be sure that there is a strong internet signal available.
      My absolute perfect "dream" set up would include a garage or other small out-building that I could rent, where I'd be allowed to use the space as a studio for my sewing and jewelry making. I've been living in my camper for a year now and have desperately missed spending my free time creating my artisan pieces. I realize, it's a narrow probability that I'll find such a perfect arrangement- unless God Himself intervenes on my behalf- but, I'm certainly going to try!
      Any suggestions for Knoxville or the surrounding area would be most welcome. Thank you for an excellent, informative video!

      Idk if people will ever realize that when they migrate in masses in search of a “smaller city” they don’t find it. They just make their problems someone else’s problems.

      OH this is nothing like that good luck! I moved from Houston - the Katy area specifically. Knoxville is like Katy without all the good food, same amount of traffic. Apartments here are even more expensive than the Katy area for the same quality. The only good thing here is that the mountains are near by + Dollywood(If you like theme parks).

    Gotta love these people that want to move to Knoxville or any other smaller city just for that reason. Think about it you just added to making our smaller city your big city by all of ya'll moving here, thank you so much. You can't enjoy the Smokies anymore for all the traffic and condo's and now you can't enjoy Knoxville for all of the houses and apartments blocking the mountains. Oh and let's not forget you brought your smog with you. But hay I get it Knoxville is/was (take your pick) a good place to live. Just where ever you come from if that city and/state was all screwed up by bad policies then leave those politics where ever is you came from, we don't need nor want them here. But I'm sure most you will think you know better as you've lived in it. The short of it is, if you move here move here for what we are and how we are. Don't move here to make us what you move away from. Just my opinion hope I didn't ruffle too many feathers.

      I agree with you. I live in WI & trying to escape to East TN not sure what area yet. Every time I go visit it feels like home. I wouldn’t change anything. I love the southern culture, the southern food & the old traditions. I feel like I should’ve been born in the South & not in the North.

      @@marsha_lynn Thank you for your kind words. I know my words can sound harsh but they are true and it seems people now days do not want to hear truth. So, if you ever do make it to the south I hope that you find the place for you. As for if the people will accept you that is all up to you. The short of it is just remember the old fashion traditions, for the most part, and you'll do fine. I would be interested in where you end up in the south when it happens. Take care and be safe.

      I'm from N.Y. i am about as far right as it gets by this point. Should I be worried as being looked at as an outcast? I'm 20 and get out of the Army in 2025, knoxville/johnson city are both on my hitlists, but I'm a bit worried about getting settled in.

    I’m born and raised here. The traffic is because everyone is moving here from CA, IL, OH, etc., and causing our cost of living to increase (which is not fair for those of us who have been here our whole lives). People selling their CA homes for a crap of ton money and moving here to buy super cheap (to them) homes which in turn causes our market to increase when it shouldn’t have. Your video encouraging people to move here is only going to make it worse and we’re already getting over populated.

      I can appreciate your sentiment. Sometimes it does good to remember that the only true native East Tennesseeans were not white people. Before the Scots, Irish and Germans came this all belonged to the Cherokee. I wonder if they felt the same way you do :) We are all transplants. Another point to think of is that many coming here now are fleeing horrible places. It would do us all well to be kinder to one another.

      @@JiminTennessee I understand your sentiment too, but wanted to share my opinion. Rent for my friend has more than doubled to begin in a month. There’s no way she’ll be able to afford that. If the cost of living is increasing due to those moving here, then the pay should increase so people can live, but that doesn’t seem to be happening here. I’m all for people moving out of bad situations but not for moving just because you want a cheaper mortgage and live comfortably because you still get your work from home CA salary in TN.

    Im looking to move from decaying rural kansas to the Knoxville area. My family and i are looking to basically be forgotten about what areas within a half hour drive could i look into? We are looking for something quiet and a place to just be left alone. Also how good is the hunting scene?

    Considering moving here once my youngest is done with high school. Is it safe? We're looking to live outside the city- maybe more west?- or which side of the city do you recommend? Is it more conservative in politics? We're from a very liberal political area and are seeking more like-minded and/or Christian community. What's the weather like in the winter? Do you get a lot of rain?

      I'm semi retired, been living on the north edge of Knoxville for the past 2+ years....love it. My adult son is moving his family here. I have not felt unsafe here at all...even meandering around downtown. Winters are mild...but we did get snow. I'm Christian and I came from a very liberal state...I LOVE it here and feel very welcomed and comfortable expressing myself! Springtime has a lot of rain....but it also brings forth blooming trees and so much green!

    My son is considering moving to Tennessee after he graduates from college in December 2024. We are driving to Knoxville in September for a vacation to give him an introduction to TN. I'm curious what TN city is safe and popular with 20-30 year olds.

      They all have their pros and cons, it really depends on where you work, what you enjoy doing when you are not at work and do you have school age children t.       I've lived in Knoxville my entire life, and I will tell you, to the west is the best, although you will have to pay a little more to live there. East Knoxville can be quite dangerous, so definitely keep that in mind if you're planning on moving here.

      I grew up in the East Side 🤣🤣🤣🤣 (Holston Hills) and it has really changed 😱. I stIll enjoy the Pizza Palace and going to The Muse, but you gotta watch yourself around there!

      I honestly don’t know how many hail warnings we get in Knoxville. We get thunderstorms and occasionally you can get hail with them. I have never had a vehicle damaged by it happens. If we do get a significant amount of hail or something that is bigger it is good for getting a roof replaced. Our weather is honestly very good if you want four mild seasons.     What we DO HAVE is a 10% sales tax on EVERYTHING, not like many states that only have 7 or 6% and no taxes on food or clothing.

      That’s not correct. There are exemptions that reduce the sales tax on food and clothing.

    The traffic in Koxville is ridiculous. The interstates are a nightmare and always have been.

    Knoxville was a wounderful place to grow up in and I lived there for over 50 years. I loved that " scruffy little river town ". But the Worlds Fair changed all that.When I left it was to the point that it would take 10 to 15 min. to get out of my driveway because of traffic. The growth in Knoxville has turned it into a shithole just like every other city. I now live in Uoicoi Co. Tn.. The only thing that I can hear now is the sound of my clocks running and the creek flowing. I long ago said goodby and good riddance to Knoxville.

    My sister is going do to her MBA in UTK this fall. She reaches Knoxville on 1st Aug and has no stay and no one to help her. Can I please get some help to assist my sister? We are currently planning to book an Airbnb but its a little costly considering she is a student.

    I used to drive through Knoxville in the 90's and in 2003 I moved here. Best decision ever! This is my town now, so don't "California" my East Tennessee.

      The sales tax rate is 9.25. When you consider the savings from no income tax, personal property, school tax and the low property tax rates I feel the sales tax is not a big deal. The great thing about a sales tax for our area is that it allows the large amount of visitors to the area to pay taxes to support our residents and aids in keeping other taxes low. There are also exemptions from groceries to medicines. Do you live in Knoxville currently?

      Because most states and municipalities also have comparable sales taxes AND income taxes AND ridiculous property taxes. There are sales-tax exemptions for necessities, so with a sales tax you have tremendous control over the amount of tax you pay, which is not the case with the other taxes other places heap on you!

Five other states - Indiana, Tennessee, New Jersey, Mississippi, and Rhode Island - charge 7%. However, the total sales tax may vary depending on the local sales taxes, which can be as high as 13.50% in Arab, Alabama.
      Tennessee has the 2nd lowest tax burden in the nation only behind Alaska.

    Please do not move here. The cost of living here is so low because most of us are working poor. Outsiders coming here are causing landlords to drive up rents to the point that a lot of the local population is going to become homeless. Rent control is not legal here in Tennessee. If that ever changes, it will be too late for people who have lost everything by becoming homeless. Think about it, homeless people can't vote. Another side effect is people have to give up their pets, and a lot of those will be euthanized. The fallout of outsiders migrating here will last for years. And it's not good for the locals. Shame on this man for encouraging people to move here!

      The cost of living is increasing in every part of the country and that is the result of many things but Knoxville is a great place and I am proud to assist those looking to make Knoxville there home. I work with the homeless community and those struggling weekly but it is not the fault of those moving here that is causing the problem.

    My child is a student at UT and we are considering buying property for her to live in during her college years because we've learned the student housing is so hard to come by. What areas would you recommend that are reasonable for students but could later become an investment property to either rent or possibly flip?

      South Knox is the up and comer for investment and student housing. Investment properties are very difficult to find for this purpose because of the demand for them based on the housing shortage for students. There are other areas around campus that are fine as well, its more about finding a home and making sure that its not in an area that not safe and the easiest way to do that is on an individual home basis. My youngest is a Sophomore at UT so I feel your pain with the housing issue.     With a lot of people coming here from more expensive places are causing home and apartment rents to go sky high. I know people that were forced to move out of an apartment they've been renting for 500 dollars a month for 15 years because someone bought them original owners out and started fixing them up and charging almost triple what they were before and people that have lived and rented here for years are being forced out. It's really not fair

    No income tax means one of the highest sales tax in the country. So the cost of living for lower and middle-income folks can be significantly higher because they are paying a greater portion of their income on everything. Let's also mention that rent and home prices have gone up in a crazy fashion in the last few years. Don't get me wrong. I live here. I love it here, but there is a lot that could be better. No State Income tax is not a good thing as we are charging the least amongst us more of their paycheck to cover basic needs while the wealthy pay next to nothing.

I addressed the sales tax in the cost of living video if you want my more detailed thoughts but with the exemptions for groceries, clothing, medications etc it really reduces the effective rate of the the sales tax. Overall we are very fortunate that our overall tax burden here in Tennessee is one of the lowest in the nation. Housing costs have risen dramatically over the past few years in Knoxville as well as most areas in the nation but we are still well below most other comparable areas. There are a lot of locals who have taken advantage of the increase in prices to sell and downsize but Knoxville as you said is a great place to live.       @@livinginknoxville, our tax burden is higher because we don't have a state income tax (that would ask for higher income people to pay in and lower income to bow out so they have money to lie), so we depend on a VERY HIGH sales tax that demands lower and middle-income people to do the heavy lifting and the wealthy to keep all their money and not contribute to the common good. I'm not making this up. This is true. Our state's revenue comes from sales tax and is supplemented by the Federal Government (i'e. states that pay state income tax but somehow also make it possible to not charge sales tax on groceries but also contribute their tax dollars to our state). Most of that sales tax (i.e., income) comes from lower and middle-income people. Since the state's government won't "dirty their hands" with Medicaid expansion, Tennessee has much higher costs for medical care. We can't take care of our own state because we expect the lowest-income folks to cover the bill and let the rich off.
      Be honest. The property prices might be a little lower, but not by much anymore. And since we depend on sales tax (which depends on the least of us to pay the greater share), we have to get Federal dollars to cover our shortfalls. This is not tenable. And that's showing.

      Thank you for you comments. The overall tax burden on TN residents is consistently ranked as one of the lowest in the country. The channel is to help people moving to our area understand the cost compared to where they live now. This is not the channel for me to get into a political conversation or an in depth debate about taxes. Sales tax is paid by everyone visiting or even driving through our state if they stop and spend money and there are many many other considerations that must be taken into account other than the wealthy pay little and the middle and lower income class pay almost all. Tennessee and Knoxville offers a fantastic cost of living when compared to many other comparable metropolitan areas or states which is evident by the amount of people who are choosing to relocate to our area.     This guy is delusional. Everything he is saying is only pertaining to white collar income earners. Truth is Knoxville does not i repeat does not have a low cost of living, the living wage here compared to housing costs is ridiculous and we are increasing our homeless population at a record rate because of high rent costs. As far as crime, it's a dangerous place in certain parts of town like everywhere else but our biggest problem is that drugs (fentanyl meth) is running rampant and this has caused a huge increase in prostitution. People are still friendly here for the most part but we are becoming less and less hospital to outsiders because they are the primary reason our city is no longer affordable to us. I'll explain; you see in the last decade out of state investors have bought large sections of the real estate market and priced it according to what they consider to be affordable from where they are from, which consequently is not affordable at all to our working class. Honestly, most of us everyday working class people are scorned by outsiders and really just wish people would stay away so we can get our own people sorted out before having to try and accommodate others.

    Knoxville's crime rate is on the rise. It has nearly doubled since 2019. I live in Maryville and it is growing pushing anyone who wants the piece and quiet out further away. Also my wife said being a single female going walking UT campus is nerve racking. UT campus is close to high crime areas. When she worked at Ft. Sanders Hospital I would literally stay up to pick her up because there were multiple shooting a block away from the hospital. Guess what? The hospital is a block away from the strip where all the college kids go to get drunk and party. Knoxville is a safer city, but don't let your gaurd down. It gives a false sense of security. I know some one who was (SA) in her garage in a subdivision in Knoxville. Her husband went to Home Depot and when he got back she was on the garage floor. The subdivision has 350,000 dollar homes and that was in mid 2000s. Again, no place is perfect, but be aware the crime is worse than Knoxville cares to admit. Also, in my opinion, Knoxville has some of the most two faced rude people I have ever seen. At least my yank friends have the decency to tell me off to my face and NOT gossip in the churches like they do here.

      Knoxville is a typical city with areas that have higher crime rates than others which is typical of almost every city in the country. The city itself is not unsafe in my opinion, I have a sophomore at UT who lives downtown and walks all over and does not feel unsafe. Yes as in any city you would want to pay attention to your surroundings but I would say that is the case anywhere. The strip where all the bars and restaurants are for the college students and for game day no longer exists. All the bars have been torn down and replaced with high rise student apartments. The area is being completely renovated and does not resemble the strip of just a few years ago. Knoxville is a college town and if you live close to campus you are going to be seeing young college kids act like young college kids but the campus is beautiful and the area is only being improved daily. The old city is being renovated as well with the new multi use stadium under construction. We love Knoxville and its people. I grew up just South of Knoxville so I am a native country boy have found the city of Knoxville to be a very welcoming place if you put the effort into getting involved and getting to know people.

    If you are considering moving to Knoxville, please love college football. Excuse me, please love the VOLS because it's a byGod RELIGION in Knoxville with obnoxious, drunk devotees who are belligerent and rude. The majority of the city shuts down for in-town games (aka religious services) and trust me you DO NOT want to be out in traffuck those days or anywhere near the terrifying mobs of BigOrange football worshippers in their homogenized apparel making their way to The Stadium (blessed be its name) like zombies in a futile search for brains. Also please love the redneck football anthem that is blasted from all directions from August until about..... actually I'm not sure it ever ends. Not everything about Knoxville is bad. But please be prepared to have football "culture" crammed down your throat everywhere in Knoxville and the surrounding areas.
