  • Maryville Tennessee are we headed for a Boom or a Bust ?
    This peaceful community is being almost over run with people moving in, a lot of them coming for employment opportunities that are headed to Maryville . Large corporations such as Amazon and Smith and Wesson are both building facilities here , the question is will all this economic Boom cause this small home town to Bust ? what are your thoughts ? leave me a comment .

    Being a Texan, and needing to express my utmost respect for the Tennessee volunteers that gave their lives for our eventual statehood, I must then warn you...that Maryville is in great danger of being erased by rampant "progress".

      Always nice to hear the lone star recognizing the tri-star. It's already too late. We've been swamped with Californians. I'm honestly hoping to escape to Maryville, but I guess nowhere's safe anymore. Maybe some day I'll have enough money to buy enough land to not have to care as much.

    We just landed in Maryville last night. Our family is from NY. We moved for several reasons from issues with our children and new laws NY passed that interfered with out religious beliefs that prevented them to attend school, and many more issues. My husband landed a job with a local electrician, which is what brought us to this beautiful area. Currently apartment hunting/ looking for a house rental as renting is in our future for now. When we do buy, I’m unsure if we’ll be able to afford this area particularly, but we’d love to stay in and around the Maryville/Knoxville area. Willing to commute up to an hour.
    Don’t worry we didn’t move here to NY your Tennessee so to speak. We want to fully assimilate into the culture and do things the way y’all like doing em. If that makes sense. I know there’s an influx of new residents from both coasts as you mentioned and this can be an issue locals worry about. We’re into homesteading, gardening, Would love to get into supporting local farmers, love our 2A rights amongst many other things that became harder and harder to do in NY. We always felt like outcasts there, so we are very much excited to settle down in this great state.
    Anywho, thank you for all the information provided in this video! We just passed the Pearl Project today on a little drive around town. So it’s funny you brought that up, as we just looked into what that giant facility was today. Thought many of the same things you brought up in your analysis of the project….

      Exactly! Stay the hell out of Maryville. My ancestors and farmland are fed up with it. I get calls daily from people trying to buy my land. It’s always the same answer. No!! My grandfather said on his death bed dying of cancer not to sale the “Ponderosa” If any realtor sees my name or goes to the courthouse looking for land just go ahead and scratch my name off your list.. yuppies

      That is the most important thing. I have seen so many communities kind of ruined by a lack of city/community planning and/or dealing unsuccessfully with people fighting the plan. Homeowners tend to buy into a neighborhood and then try to change everything and that leads to plans being canceled and businesses being relocated to areas that make less sense.

    This is what happened to Lebanon Tennessee where I currently live. I'm looking to buy a home in East TN and really wanted to move to Maryville, but the homes are out of my price range. And many people say the traffic there is already bad. Seeing this economic boom in Maryville like they're doing here in Lebanon makes me want to move elsewhere.

      Thank you for watching, I hate to say it but its true, the traffic has become an issue. It has grown exponentially and Maryville is experiencing growing pains and trying to fix the infrastructure but not fast enough. I used to absolutely love living in Maryville but not so much anymore. But don't be discouraged there are still many nice places to live in East Tennessee. Give me a shout when your ready and I'd be happy to discuss alternative locations. Hope to hear from you soon.     Problem 1 Smith & Wesson pay is not very high. I like my 2nd ammendment but also my bottom line is just as important as theirs !!

      Thank you for watching my videos, I've lived in or around Maryville for more than 20 years what I can say is over the years we've seen alot of growth and with that comes increased traffic. The state is working to improve roads and better traffic flow. Being your from Illinois I don't think you'll have any issues. Realistically the heavy traffic is typically the 5 o'clock work traffic, aside from that it's all good. When your ready look me up. I'm happy to help. God bless

    "Progress" is always a mixed bag. You'd always like to have good jobs for your citizens, but you also don't want there to be so many that you draw outsiders into the area in numbers that you lose your way of life.
    We're certainly considering this area for many of the mentioned reasons, but also plan on doing so because of it's small town lifestyle which I grew up with until development and incompetent government destroyed our town. We want an affordable small town in which to retire, a place which is safe, relatively quiet, not so far away from what a larger community can offer, but enough to meet your daily needs; and Maryville sounds very much like where I grew up before the farms disappeared and the industry was killed off by taxes.

      @staciecarverd8136 , you are absolutely correct, I've lived in Maryville for several years back in the early 2000s and there has been massive growth to date, especially in the past couple years. Consider a town on the outskirts of Maryville such as Greenback, Friendsville or Louisville to name a few. Id be happy to discuss local communities. Thank you for the comments and be blessed.

      ​@@LeeShaneREALTOR I will definitely look into those towns as well, and hopefully we can chat more if we decide to relocate down there. Have several matters which must be attended to prior to any personal investigations into relocation. This area is very much like home, rolling hills, farms, smaller towns, yet not too far away from the places you want to shop, eat, and entertain yourself on the weekend. There's also four seasons without snow measured by the foot.

    You're doomed.. Explosive, uncontrolled growth will drive up prices, traffic and you will lose that home town feel. Locals will be driven out further, the culture and the conservative traditional lifestyle you grew up with will be gone forever!!!

    I'm retired in Illinois and have been looking to escape to Maryville for the past two years. After seeing the your video and what Amazon is going to do to the area, my search is going to continue elsewhere. Tennessee needs to get a better handle on its growth. Look what they've done to Nashville. They are destroying the charm and choking the city beyond what is tolerable. Thanks for the video. IT'S A BUST!

      Thank you for your comment. I tend to agree that the rate of growth exceeds the ability if the current infrastructure as well as an increase to the shortage of housing.       As a Tennesseean that lives in Middle Tennessee, I couldn't agree more. We've pretty much become outnumbered by all the immigrants to the state and its lost most of its charm and culture everywhere outside of East Tennessee.

      How about 3 reasons not to move to Maryville…
      1. farmland is becoming non existent due to developers piling up cookie cutter builder grade homes that you can stand in between with your arms expanded and be able to touch two houses.
      2. Schools and roads have become severely overcrowded.
      3. The overflow of new construction single family homes and apartments being piled up here has drove the housing market and cost of living through the roof. Utilities have went up per the utility company to compensate for the amount of people that have moved here.
      Quit advertising what used to be a peaceful town to live in before it gets any worse.

    Just had a conversation with my husband who is a retired engineer and very familiar with the growth here in the San Francisco Bay Area. Amazon,
    Smith &Wesson and Denso will not be progress for a small town like Maryville. You are talking extreme growth leading to traffic you won’t believe. New houses will look like the development you showed, which looks like most cities in California.
    And soon Knoxville will be one huge urban sprawl.
    I appreciate the heads up. We will be looking elsewhere. Not interested in a repeat of what happened to California. Very disappointed.

    Maryville is way overcrowded and the small town feel is quickly going away. I see farmland being bought up all the time and more houses built. Traffic is already a nightmare. If I could, I would move out and to a smaller town.

    Lived here 33 years i truly hate what is going on in blount county .makes me wanna move far in the sticks.i live less then mile from S&W and traffic is almost unbearable never in my life did i think this would happen .

    I live in a county west of Houston that promoted to large corporations to move their manufacturing hubs including Amazon and it's done nothing but create traffic issues and we have excellent road expansions done quickly. Videos I've seen of Maryville already look like roads get congested, need repairs and need expansion in the commercial areas. The jobs Amazon offers is mostly shift work and not higher paying positions unless you are a tech person. BTW I do not receive my Amazon packages sooner even though I can see their local distribution center from my neighborhood.

    Hey Lee! We still love the home you helped us buy! We feel we bought just in time. Traffic is extremely bad and we may have bought elsewhere if we had known. Really disappointed in the drag queen show we had at the greenway last weekend! You know me…. Hardcore conservative and I’m ready to stand up for Gods country and Gods children. I just applied for a job at Smith and Wesson. Yes traffic will be an issue. I’ve traveled that road to get to Smith and Wesson and I feel really bad for all the home owners around. thanks for all your hard work. I’d highly suggest Lee for realtor.

    Lived here all my 63 years and to one of us that has seen what I have they've destroyed Maryville from what it originally was. The roads are a total nightmare and 20 years outdated for the traffic that is on them. The two county high schools are also a train wreck from neglect.. We have out of town production builders going to town building pure garbage that will fall apart at the seams within ten years or less because codes are a total joke here and they know it. I bet those companies think they've died and went to heaven it's such a joke from what their used to in other areas of the country that crack the whip. Basically in a nut shell the original habitants of Blount County are being forced out and down the road to another county where the cost of living is affordable again. Far as the new plants being built here good luck finding anyone who will work because Denso is running commercials begging people to apply. Everyone has heard the horror stories about Amazon as an employer so that will be interesting who would want to work for a company like that if Denso can't find anyone. Most of these big apartment buildings or sardine cans stacked five stories high are mostly being built near TVA Power Lines that nobody in their right mind would have ever built a house near for the fear of cancer. Anyone who doubts my word on that one who lives in one of those needs to grab a foot foot fluorescent light bulb on a good cold night and walk under one of those power lines and see what happens. Drive down Morganton Road if anyone doubts my word on that statement. I have no ill will or hard feelings at anyone who is planning on moving here and welcome them fully but I have met people that have moved back to where they came from or someplace else due to what all I've mentioned. Maryville is like a big bag of $#!t with a carrot sticking in the middle of it that people are to focused on the carrot to understand the whole bag goes with it.

    Infrastructure needs to be in place for all that new construction, looks like it's going backwards. I would hate to live in a new sub division without any space. I understand people are excited about the new job opportunities but it makes me sad to see a charming small town no longer exist.

      @@angiew4544: Without the additional tax revenue from new residents and business, it's difficult for cities to justify infrastructure improvements in anticipation of future growth/development. They're called growing pains for a reason.

    So, we are looking here for retirement. Haven't made up our mind yet but we want access to stores. I would personally love it if they put a Costco out here. But I know that each community has their identity and the existing long timers should get the call. What do the long time residents want? I can go anywhere, so I pick based on what I want. I have made a vow to not go anywhere and try to change it. I won't even vote locally for 2 to 3 years because I want to be sure I understand the area and don't just pollute the place. So far, I am more interested being north of the river and west of downtown. Maybe Farragut. But I liked Maryville though it may be just a tad slow for me. IF, I had a vote, I would want the business. Go ahead and widen the roads and bring in more retail. If I knew the locals did not want that, I would just pick a different spot. I always respect the locals!!

    Wife and I have been considering a retirement move to East Tennessee with Maryville being a possible landing point. BUT, the more I hear and see, it makes me hesitate. We are looking for a more quiet and laid back place to live, but yet within striking distance of Knoxville and the Pigeon Forge/Gatlinburg area. Our daughter and grandchildren live about 4 hours away in North Atlanta.

    We were looking at Maryville, but it is going to grow too fast. Don't like the idea of owning a home and not having a decent yard. What is medical like there? Don't like the growth!

      @@teachermarikitkat there are mixed reviews. Blount Memorial has always been a reputable hospital. However since they partnered with the Mayo clinic the care has declined. Guess its all about the mighty dollar..... as for the cancer center we personally know several people who have been treated and haven't said anything derogatory. Let us know if we can pray for you.     Moving to Tennessee in March from California. We spent a week in Tennessee and loved it. Sadly, with growth it will change the city. We are looking for small town country living.

      There are several surrounding towns that still have that home town feel. Depending on your specific needs you can look at Seymour, Jefferson city, Greeneville and others going further NE.       Everyone moving to TN from CA!!! It’s so sad. Maryville use to be our home town 3 years ago and we had plans of moving back….we can’t now bc of the housing prices skyrocketing from everyone fleeing their states bc of liberal policies.

I see the prices all over Tennessee as well as some other states and they are very much over inflated. To the point I will not buy as it is insane.

      We'll be praying you get the job you want. Maryville is truly a great place to live. Take note there is a housing shortage and rentals are few and far between and can be costly. If you hire on at Denson ask if they have any rentals, with all the new construction they often have some pull when looking for a rental. And of course I'm happy to help you find a home.

      The beginning of the end of small town life , and higher taxes too all the extra roads and utilities and services aren't free. and all of these people moving in want all of the extras they had in California and N.Y. and that's going to add to liveing costs too.

    I lived in Alcoa just 10 years ago and I'm wondering how the locals are liking all if this? Alcoa Hwy was already a killer as it was. People that are moving into that area, I want you to remember, your going there, YOU are the newcomer, not them, Marysville folks do not have to adjust, nor does Tennessee, YOU DO.

      Thank you for watching, Maryville has Walmart, target. Several clothing stores like Belks, we used to have a sears and penny's but they both closed in the last couple years. We also have a super Kroger well as food city and food lion. And rumors if a Publix comingHowever Knoxville is only 20 min away and they have everything you mentioned including big box stores like Costco and Sam's.

    Last place I loved was Star, ID. They brought amazon in… HUGE. And CHY-Nuh started buying up farmer’s land. 😢 We are now in East TN. looking for a home. I’d like to be between Maryville and Seymour so we can be close to Cade’s Cove but away from it. And also close to conveniences in Maryville and Farragut, but not IN the busy parts. We need 4 bedrooms and a house that needs no work at all; immaculate and about 1 acre or a bit less. We are preparing to pay around 5.

    Good video! It seems you’re not happy about some of the growth, especially Amazon. While I don’t live there now, my husband and I plan to move to East Tennessee from California in 2025. My son and his family live there now. I’ve sent things to my grandsons via Amazon and it takes an average of 4 days longer to arrive than it does if it were delivered to me. Therefore, I am very happy about an Amazon location near!

      Robin, I am happy that these companies are choosing to move to Maryville. It says alot about what Maryville has to offer, my videos are designed to inform and educate, what some see as growth others may see as a detrimental. Ive lived here most of my life and I will admit I've seen many changes some good and some not. Either way I hope consumers will be able to make an informed decision when moving here.     How about 3 reasons not to move to Maryville…
    1. farmland is becoming non existent due to developers piling up cookie cutter builder grade homes that you can stand in between with your arms expanded and be able to touch two houses.
    2. Schools and roads have become severely overcrowded.
    3. The overflow of new construction single family homes and apartments being piled up here has drove the housing market and cost of living through the roof. Utilities have went up per the utility company to compensate for the amount of people that have moved here.
    Quit advertising what used to be a peaceful town to live in before it gets any worse.

      My understanding is that they are collecting input as to what people like about Maryville. Obviously there's something special or else we wouldn't be seeing the growth, later they will develop a "brand" or "slogan" if you will to continue to attract and grow. ( kinda like Townsend is branded as "The peaceful side of the Smokys)
      I understand they will be trying to restore and revitalize the downtown area, which they have begun. Its all well and good but I do believe Maryville is going to experience growing pains through all this. I see too much too fast, and Maryville is going to loose its charm.

      Good question, that's difficult to say but with at least 1500 jobs coming that's probably going to bring 3000-5000 additional people.

      1. Maryville, Tennessee average winter temperatures
      2. Port Renfrew, Canada average winter temperatures
      Average all the overnight lows with the daytime highs to get an overall average winter temperature. You'll see that the average overall winter temperature (Dec - Feb) for Port Renfrew is several degrees higher than it is for Maryville. So, by definition, the winters are warmer in Port Renfrew! Canada has locations even warmer than that!
