    This is our 2nd time to this 1001 acre development and the progress is very exciting. The commercial element which was the main concern back then was resolved with the opening of KIP mall as well as Jaya Grocer nearby the township. Also the crowd at the commercial area seems rather busy during the visit. The central clubhouse and the 50 acre park is still as amazing.
    After several successful launch, Jardin Residences is the latest phase Freehold project for the township. The design and workmanship just gives the buyer great confidence because they have done this so many times. My favourite quality would be the scale of the products in terms of width, height, and length. Everything just feels huge!
    However, buyers need to understand the distance away from city centre. Although it's connected by several highways, it will still take a while for travelling. Also, I had the concern about the stigma that comes with the address that being close to Hospital Sungai Buloh and the jail. But based on the response from the market, I guess it's just me.

    Being a foreigner, living currently in Bangkok and lived in KL and based on my personal experience, KL despite being a well planned city with proper zonings, it is extremely inconvenient to live in as it is a very much of a car oriented city. Although, KL has good MRT and LRT networks, most stations are located on highways which are far away from residential and commercial areas and you need some other mode of transport to reach your final destination(last mile connectivity is not covered). Even though KL has decent footpaths, no one walks thus security issues arises and the green spaces are mostly golf courses where it is not accessible.
    Bangkok is quite the opposite of KL but very comfortable and convenient to live in beacuse the city is all mixed used. When you step out of all the MRT stations you are right bang in front or within a short walking distance of malls, hospitals, schools, hypermarkets, apartments, condos, convenient stores, cafes and restaurants etc.

      malaysia needs a revamp in zoning laws, only then can we reorient this car-madness. despite that, KL is becoming denser and denser, almost to HK standards, but car-dependent. Imagine the traffic jams.

    Thanks for another great review, boss. An individually titled gated and guarded property has the advantage of cheaper maintenance cost. I own a similar property in SP where I only pay RM50 a month for security services and the maintenance of the park is done by the local council. It's good to see that my yearly Cukai Pintu payment is put to good use.

    no matter HOW FAR to the city, all the branded developers' landed sales are over the top. EW,KLK,SD,SPS,GAMUDA...
    as long as landed, malaysian will give it a go.. i guess ppl just dont mind travelling far ( 1 hour or above) / nowadays all WFH ?

    I think another con that should be taken into consideration is the noise pollution (airplanes from subang airport). I mean, for 780k++ i have the same vibe like that one new housing plan in sepang/dengkil that's near to KLIA

    Just some sharing on this address as a Resident in Puncak Alam (MKH Hillpark) since 2017. The best option, in terms of price and accessibility, Elmina By Sime Darby (Compare to EcoWorld, Gamuda, IJM, Glomac, etc) is the best in the whole development nearby this address. one of the most worst things that for the Coalfield is the intersection in front of the Coalfield, the junctions is nightmare, if heavy rain, you will experience flood there, and during peak hour daily, you can't even in or out by using the junction. Which the nearby resident been complained for years (Before i move here) to the local authority, but yet to have any widening plan for this particular Junctions.

    I was looking up reviews of BSC and frequently see complaints from residents about regular smell of open burning from the industrial area or something. Maybe it only affects certain parts, I don't know.

    Wait im confused. So they have clubhouse facilities? Any jardin residents can use the swimming pool for free? How about the walking distance from the house to the clubhouse?

      This is pretty far from the clubhouse. And it's not strata title yea. These are individual title so please check on the validity of your membership to use the clubhouse with the salesperson=)

    Are there any nyamuk in those landed residences with lake/water in the development which you have reviewed?

      I think during that moment of visit, there weren't any. But it's impossible to say there are no mosquitoes when the township is still surrounded by plantations.

    End/corner lot nowadays not only about yr decision whether can accept higher price vs more light and ventilation. It's damn difficult to buy. Gotta be the first few because they're the first to be snapped up. Or left the corner next to tnb substation or sewerage plant. 😑

      Well it depends on the orientation. That will determine the daylight quantity into the space. If too big and it becomes too hot, then not advisable.

    780k for a far away landed house. Long term wise the amount spend on petrol and toll will far more exceeded than you pay for a house in the city area unless you decided to change job to nearby your housing area. Great video keep it up. Awaiting your next review

      Yes considered toll & petrol price will be raises in 5-10 years time, total cost for entire family will raises too.. imagine 3-4 cars per family. Additional travel time & energy wasted in traffic, it's just tired.

      even staying at kepong KL or cheras KL. staying near to KL but we always use 40mins to drive to work. wont save much petrol act.

    The distant to city is not just something an adult who choose to live there need to consider, a parent also need to consider the teenage kids that need to travel to the city as well. A teenage that has no car. Will I be willing to drive that bastard to hang out with friends in the city almost every week? Am I willing to pay for the fare, do I feel safe for a kid to take grab?
