I just can’t stop looking at those floors. That handmade, bespoke and perfect geometry with different colours and materials beautifully combined altogether. It gives every area of the house a different and distinctive vibe while maintaining a unique harmony. That level of craftsmanship must have costed a fortune, well done! Plus that’s where Stephanie was standing, so this alone is priceless 😊
It's a beautiful place, love the terraces, the view from them, the swimming pool has wonderful features. The kitchen is beautiful too, the dining area would be my favorite spot. Love the colors of the house, relaxing. This has become one of my favorite RUclips channels, I have come to await for each new video, thank you, and thank you Stefanie for being so kind.

Absolutely stunning! It reminds me of the property I fell in love with in the tv series “The Durrells.” This of course is not the run down version. Since you asked, what I will do with the unfinished room is to make it a gentleman’s room. Nothing more comforting than plush leather seating, a lot of wood, maybe wood paneled walls, and many framed portraits and paintings. This is where I will display the many worldly artifacts and souvenirs I have collected over the years, books, many books. Oh, and let us not forget the best sound system for music enjoyment. I can hear Antonio Vivaldi’s ‘four seasons’ already. And now I wake up ; )

Of all the tours done by Stefanie this is by far my favorite listing. Not only this house is beautiful and well kept it checks all the boxes: Location, Views, Privacy and best of all a potential income generator if the lucky buyer decides to rent it out for the summer.

I wonder why Italian architecture in general feature mostly narrow corridors, stairways and doors … wider and open spaces gives so much more sense of air, visual interest and physical practicality
Hello bjo, this is not always true, we've a lot of villas and properties with huge rooms, big gates and doors and open spaces. Personally, I think that it's inherited from the Italian culture, made of life in small villages built on slopes and hills, where houses were frequently on top of each other. _Stefanie_

However, I am specifically referring to the elements of corridors, stairways and door widths (not heights) … this seems to apply also to larger villas and estates (not apartments crammed into cities, towns and small villages) … and that stairways are built to mostly accommodate one person at a time, corridors not wide enough to comfortably enable two people walking side by side, and doors (specifically double doors) are so narrow one almost need to walk through sideways for broad shouldered and wide hipped people. I understand there are past and perhaps current traditions involved, and I find it interesting how certain spaces was/is limited on purpose for whatever past and current reasons (in spacious buildings as well). Rooms and various other spaces may be large (certainly regarding ceiling height), but specifically the three elements mentioned above are often narrow and limited on space width wise. Other than that, there is no doubt Italian architecture (specifically classical) located on picturesque land is interesting and pleasing to the eyes … certainly mine. :) Best from L.A.
I have been looking at a lot of places in Caribbean, but had Italy on backside. How much USD? Also, only really need 4 or so bed and bath with private beach. I don't need more than 4 bed and 4 bath, but if it's within price than ok. Need pool, the great landscape, ocean veiwing too. I hate clothes outside so that being said. They say “$5 Milliion dollar mansion in LA or $10 Million penthouse in NYC” In Europe, is it impolite to lead with price? Curious to know. Gratzi!
It happens because in the USA all the properties are managed in exclusive mandate, and prices must be public by law. In Italy this hardly happens for top properties. Since the owners have the chance to "hide" the price, they prefer to do it. And also properties are often shared with other real estate companies. This makes the market more competitive, and sometimes prices are different between different companies.
You make the presentation really good. No wonder there is strong competition from Mr. Romulini. Together you both show that the nicest houses are in Italy. They easily beat the US-Houses from Enes Yilmazer. The american Architecture is mostly just bad.

Please tell Italian sellers to STOP with this “PRICE ON APPLICATION” BS! Just.Stop. No one else does it. I don’t want to waste my time or the agent’s time. If my budget is $10, I want to know if the owners are asking close to that, or not. “Price on Application” adds zero value to all parties.

Owners have the opportunity to “hide” the price and most of them prefer it for privacy reasons. Properties are also shared with other real estate companies, which makes the market competitive as the price can differ. So if you want to buy property in Italy, you aren’t wasting the time of an agent, it’s just part of the process :)
This is disappointing. I click the link to see details about the property and I'm presented with " Price on Application ". If the price is determined on ability to pay the price that will be offered after I have been qualified is fraud. I'm in the market to buy and will spend for quality, but that would be dependent on doing business with a company that is transparent in each aspect of business. You're selling bullshit and will manipulate price based on ability. This presentation is violating several Federal laws. Good luck.
I am sorry that you feel that way, however before being accused of committing "fraud" I feel the need to specify that in Italy it is not obbligatory or illegal, as it is instead in other countries, to not show the price of a property. If a client requests privacy on this front it is their right, according to Italian standards, to be assured as much. Contrarely to what you may think the price does not vary according to ones budget but the is a fixed sales price.

Because there's nothing like owning a home in America. I don't discriminate real estate markets but stop making it sound like American homes are sort of worthless. Also the U.S allows architects to express their own unlike other countries that are very stuck to one design.

Please tell Italian sellers to STOP with this “PRICE ON APPLICATION” BS! Just.Stop. No one else does it. I don’t want to waste my time or the agent’s time. If my budget is $10, I want to know if the owners are asking close to that, or not. “Price on Application” adds zero value to all parties.
In the US, all the properties are managed in exclusive mandate and prices must be public by law. In Italy, it’s a little different. Owners have the opportunity to “hide” the price and most of them prefer it for privacy reasons. Properties are also shared with other real estate companies, which makes the market competitive as the price can differ. So if you want to buy property in Italy, you aren’t wasting the time of an agent, it’s just part of the process :)

This is disappointing. I click the link to see details about the property and I'm presented with " Price on Application ". If the price is determined on ability to pay the price that will be offered after I have been qualified is fraud. I'm in the market to buy and will spend for quality, but that would be dependent on doing business with a company that is transparent in each aspect of business. You're selling bullshit and will manipulate price based on ability. This presentation is violating several Federal laws. Good luck.
I am sorry that you feel that way, however before being accused of committing "fraud" I feel the need to specify that in Italy it is not obbligatory or illegal, as it is instead in other countries, to not show the price of a property. If a client requests privacy on this front it is their right, according to Italian standards, to be assured as much. Contrarely to what you may think the price does not vary according to ones budget but the is a fixed sales price.
