I am from the Bay Area - Oakland specifically. The house where you can get shot or mugged costs $500,000 or more and the median cost of house for the whole city is $800,000. So Hawaii sounds like a heaven...

Prostitutes, Gang Bangers, Aggressive Homeless Bums asking For Money. To buy a House in that area; You're looking at at least $500,000 for the Total Value of that House.

I arrived here in 2006. Still here, and never planning to leave. This has become my home, and I love it. Everyone has always been nice to me and full of aloha. I always believe that if you’re nice to others, it comes back to you in the same way. I did have to buy my house way out on the west side due to affordability, but that’s ok. I’ll deal with the traffic for a yard. I’m always grateful to be here. The West side often gets a bad rap. For me, my neighborhood has all ages and races, and we’re one big extended ohana. We all look out for each other over here. Amen.
When I left Hawaii 3 years ago median price for a SINGLE family home was over $600,000. Knew lots of folks with multi-generations with mult-jobs living in the same house just to pay the mortgage. Now the median price on Oahu is $790,000.... price of living in "Paradise" is way too high.
Went to Hawaii in 2005 . It broke me to know that there was homeless native Hawaiians. I think the state and our country should have a UBI for at least natives in the mainland and for native Hawaiians. Not as a handout but because the cultural preservation of native people should be a priority to all of us...note, I'm not native American....
One pro I can definitely brag about tho is how diverse and nice people are, here in Hawaii. I am a Filipino myself who migrated here in Hawaii just 7 yrs ago and I can tell you, Hawaii (specifically Oahu) have such a welcoming community. Majority of the people I know are half Filipino (who were born here but have Filipino culture) and some are Samoans or Hawaiians. But I love how people here are so nice and the weather is a big bonus.
Visiting Hawaii as tourists, this is a paradise on earth, but if I dare to live there as a permanent resident, it might be tough unless I`m wealthy enough. So I prefer to stay in Japan to save money, and stay at a luxurious hotel in Waikiki for a week once every several years.

I've visited HI nearly every year for 30-odd years. Of all the states I have visited, without regard to cost, my two favorite places to live are Kauai, and in/near Asheville, NC. A cabin by a creek in the Asheville area would be my choice over every thing else. That housing is expensive, too, but not the cost of living.

The cheaper areas around Hilo have a lot of crime I understand. Also lava flows, though if you stay away from zones one and two you should be OK.

I lived in Hawaii on Oahu for eleven years from 1977 to 1988. I touched down on Oahu at 11:30 in the morning and by 6:30 that evening had rented a room for $75 per month. A few months later I moved to a better neighborhood and the room was $65 per month. These were rooms in old houses with shared bathrooms, kitchens etc. When I left in 1988 things had changed.
Must have been great in those days. I knew Montauk when it was a small town with a fishing industry. Now it’s an extension of the Hamptons. Our family cottage would sell for over a million now.
To those who live in CA who are saying that HI prices are still cheaper.... you also should consider that wages in CA, especially the Bay Area are significantly higher than the wages in HI. Goods in HI also cost a lot more. So yes, HI cost of living is substantially higher than any other state. It’s not just real estate.

Can you do a video on school quality too? I've met people that think it's Punahou or bust. So not only are the avg homes expensive, you have to pay for private school tuition too, especially if you're haole or not at least hapa.
My townhouse outside of dc cost me $400,000 in 2002, and is probably worth $850,000 now. For a 3br, 3.5 ba 2000 square foot townhouse. I'm at least two hour drive from the nearest beach, though.
Hard to say. I really like Kauai. It's my favorite island because of the community there. I can't speak to the crime levels, but I assume it's pretty safe.
$695K on Big Island does give you an almost turnkey home. The monthly maintenance fees in Waikoloa Resort is over $1100/mo. In Kona one of my friends bought a 1 bdrm and 1 bath condo on Ali'i drive for $115K during the crash. The condo was over 30 yeas old. The maintenance fee was $580/ month. Then Hawaii had that earthquake over 13 years ago and his maintenance fee jumped up to $2000/mo to cover cost of repair that was not covered by insurance. He had to pay that for 3 years. Then it dropped down to $1200/ mo rise in cost was too make sure they had the insurance coverage for future unexpected natural causes.
It's weird, I hear these numbers and to some its super scary, but in Vancouver where the average home is 1.2MM (for a tiny shack with almost no land) and the average condo is 900K (for 500-600sqft), even with the conversion it sounds like a steal of a deal to me.

Having just bought an apartment in Hilo, my eyes almost popped out of my head at 2:00. I don't think I'd want to live on O'ahu or Maui because I prefer not to be in big groups, especially of tourists. (I love the island of Hawaii, and also Kauai.) I make good money and I don't know how anyone can afford to live here... it took me months to just come to terms that I had to accept the prices at grocery stores and markets.
Lucky I live well in Hawaii! I know how to spend money and make it work for me. Governor should fly mainland homeless back to where they came from and not add to our BURDENS.
If San Diego flew all the homeless back to where they came from, it wouldn't have a homeless problem. They come for the temperate weather and freebies. Most are parked on the sidewalks near the shelters and food banks.
I live in Toronto and the median house price here as of Oct 2020 is $1,042,437. That is in Canadian dollars, but converted to USD it’s about 780,000. It is generally not feasible to buy a home now here unless you have come into a large inheritance or you bought 10-15 years ago before prices went cuckoo and now you’re trading up. I am amazed to think it would actually be cheaper to live in Hawaii. Toronto is a great city, but in no way is it $1-million-dollars-median-house-price-great. As for Hawaii, I can completely understand why it would be pricy.

Yeah, it's pretty expensive. And the challenge is finding a local job to try and pay for it. Maybe remote work salaries could do it, but there isn't too much big tech here.
Keep the dream of home ownership alive. Many of us perceive we cannot afford a home because we only know about the costs on the private market. it all comes down to being realistic. I live in a rural area which is a fair drive to anywhere. Commuting is part of daily life. For some that does not work. IT all comes down to balance.

I’m preparing for the next 2 years to move there, it’s quite literally been my dream and I visited my sister on Waimea years ago, I’m saving up money and using my va loan on the big island. Getting my Radiology tech degree in the meantime. I am at least going to give it a fair shot. Hopefully it’s enough.
The Big Island is the most affordable, so you have that working for you. Lots of land to build houses, which makes it cheap to live. Hope you have enough to do for fun while you are there. Great for hiking and hunting.
Obviously, he isn't working for a real estate company. My wife and I lived on The Big Island for seven years. We both worked in Hilo but lived in Mountain View which was a 15 mile commute each way. In 2005 we bought a really cute little house (about a thousand sf) in Aloha Estates about 10 miles Hilo side from Volcanos National Park. It was on 1/3 of an acre and very comfortable for the two of us plus an occasional guest or two from the mainland. It was on catchment but with an average of 145 inches of rain a year we never came close to running out of water. Total purchase price was $115.000 fee simple.👍

I visited my marine son on Oahu a couple years ago. It was the hands down most beautiful place I have ever been. Me and his older siblings constantly were looking around saying “this is the most beautiful f***king thing I’ve ever seen” lol. With that said I almost wish I never went because I’m obsessed with wanting to live there now. But I’d be one of the homeless with luggage. We all figured they were all tourists that decided we aren’t not going back.. :)
In 2019 while visiting Honolulu, I stopped by Helena’s in Kalihi to have dinner with some High School friends. After dinner, I took my wife (she was born and raised in Michigan) on a tour of the town I grew up in. Ironically I stumbled on a home near Kapalama Stream that was in escrow. It was a single level 3 bedroom 1 bath family home with an open car garage and a modest backyard. Through some research, I found out the home was built in 1948. It was obviously aged and needed quite a bit of work. Having friends in real estate, I was curious on the price. That home sold for $783K !🤦🏻♂️
I live in Cleveland Ohio where my house cost $180. I'd probably have to fix it up a little bit to sell it and break even. I also own a one bedroom condo in Waikiki that I rent out most of the time and visit once or twice a year with my family. It cost me $340. 10 years ago and according to the State of Hawaii is worth $570. now. So while a house is a place to live in places like Ohio in Hawaii it's also a good investment and no heating bills.
Hawaii has and probably will always be a great place to invest because of the location and limited housing supply. Hope that they build more so locals can buy places at those affordable prices.
Starter homes is Los Angeles suburbs is now starting at around 700k plus. Lol. That's comparable to like a Mililani neighborhood. Nicer homes are 900k plus.
If you don't have a major health problem (needing a local hospital), have a online business, and can live near a Costco and Walmart it may not be so bad.
I’m from Hawaii and I can tell you that houses here in Hawaii looks quite normal (not architecturally influenced) compared to the mainland. A single home that is decent for 5 people for a family is $800,000. Monthly mortgage is usually $2,000-3,000. Bruh my family could’ve bought a much much much beautiful house in the mainland by the cost of the house compared to the house we have right now.
You can do it! I’m a Real Estate agent and help many local people buy. There are low down payment loan programs and rates are low. It just takes dedication to save money and up your income. Of course the bank of mom and dad helps too.
Right! I just bought 3 acres for $16,500 and I've seen it for even cheaper in some areas. I saw 3 acres going for $12,000 last month in Fern Acres. It had a few junk cars on it, but would cost under $1,000 to tow them away, so still a good deal I think compared to California.

People paid this amount to get some peace during the weekend: a chalet next to a lake and surrounded by mosquitos. Lived there on Oahu in Kaneohe for 18 years. 1994 to 2012. Bought a $229k townhouse in Kahalemanu. Two story, 2 1/2 bath, 3 bedroom, 1,200 sq feet. Put $60k down, financed $160k at a than very good rate of 7 3/4%, 30 year fixed. In 2002 I refinanced for an amazing 6% for 15 years. Sold it in 2013 for $415k with solar water, PV, other upgrades. Life got more economical when big box retailers like Home Depot and Costco moved in. Walmart was already there. Retired military and working for the military I shopped on base at the exchange and commissary. A key way to save money. Hawaii is home to the infamous "Zero Lot Lines" where your neighbor's garage wall is the dividing line between your properties. They have the right to come over, after coordination, to paint and maintain the wall. Other times you and your neighbor may share a garage building. Dividing line is a wall in the middle, you each own half. Like living in Japan. Some housing areas are so crammed in there is no usable yard around the house. In some developments you will notice there are no large trees around the homes for shade. Not enough room. Parking is very tight. Your garage entrance is just feet from the sidewalk, garage is just enough room for the vehicle. If you live in Eva Beach you really need aircon during the hotter summer days. Not so much in Kaneohe. Especially where I lived next to Temple Valley. So green and beautiful. Even though I visited the neighbor islands, yearly business trips to Japan, Okinawa and Alaska, mainland trips, you do get "Island Fever." Day after day of been there, done that. All the TV commercials for cheap Southwest flights mean nothing to you 5 1/2 hours flying time to the mainland. Big Island was my favorite to visit. Volcanoes National Park, stay in the Army's Kilauea Military Camp right inside the park. At an elevation of 4,000 feet it can be much cooler there at night and day. Mist clouds, frequent rain keep it green. Sometimes the indigenous goose like bird, the Nene, would be out on the grounds. . I did enjoy May Day with the Brother's Cazmero at the Waikiki Shell performances under the stars. Polynesian Cultural Center, Hanama Bay, all the other ways to enjoy the islands. Retirement time in 2012, had to return home to San Diego for a lower cost of living, so much more to do. Enjoyed my time on the islands, a bucket list experience.
@@HelloFromHawaii When I started looking for a place to live with the agent, I knew I didn't want to live in Mililani or Ewa due to the massive traffic on the H1. And that is on a good day. We looked around then he said lets try the Windward side. Likelike Hwy was close to Ft Shafter where I worked, a nice green drive. Coming out of the Wilson Tunnel it was a perfect, cool, spring day. Blue skies, puffy clouds, blue ocean, green Koʻolau Mountain Range. Complete with water falls in the rain, awesome sunrises. This is the side I want!!!! Looked in Kaneohe, Kailua and past Kualoa Ranch. Nothing interested me. Then we looked at Kahalemanu just off of Hui Iwa St. Liked the open grounds, lots of open areas, HUGE trees, mountain views. Three trips and on the third one I found the unit for me. Two stories, parking out back and in front, mountain view. Yes!!!!! My piece of paradise. Loved living there for 18 years. So many good memories.
I guess compared to SoCal it may be affordable. However, I think if you are working on Maui, it's hard to afford places because of the lower salaries in Hawaii. Great if you are bringing in outside money from a place like CA. Harder to afford if you're trying to earn the money in Hawaii.
I work in Maui, thank you. And it is still VERY affordable. Find the hidden gems. You can find plenty of 1 bedroom condos for under 300k. Look harder and you can find under 250k. And yes they are fee simple property, not lease holds and in good neighborhoods with low HOA fees. If you want more info, drop me a message.

@@SN-bl6xm Aloha! I'm in Maui, to be more specific. Maui is amazing!! The people, food, atmosphere, very little traffic and crime compared to So Cal. Tax is much less here than CA. I've seen plenty of HOA for 2 bedroom units start at around $500 per month. It all really depends where you live on Maui. If you are looking at buying, put down 20% to avoid mortgage insurance. I would say 99% of the places on Maui you should feel completely safe. Yes, be aware of your surroundings and practice common sense, but I feel pretty safe here.

My boyfriend just bought a very simple 2 br house in Hilo, Hi and he’s planning to move there and because I want to be with him, I am moving there too. We’re from Texas and just lost our jobs. We are hoping to find a job there. We’re not young couple, and almost close to retiree age and ready to slow down. Would you advise us to move there? Both of us have our own houses here and eventually are planning to sell it if we fully move there. After watching your videos, I am having second thoughts. I know this will be a big risk on my part. It's hard to say. Hilo is a great town. I have family there. Have you been to Hilo before? It rains a lot and be prepared for the frogs. You'll hear them at night. The sound can be deafening. But you might both enjoy the slow pace of Hilo. Great community.
Yeah I have been there twice and I like the slow Paced life, good when we retire. But not yet we still have to work but slow down this tune. Hilo’s property is not as expensive as other island. And I know about the coquis! My boyfriend loves the sound of it and I’m not bothered by the sound. I just don’t like seeing them or jumping on me. I’m also aware about the rain. Thanks for watching. Property taxes are actually pretty good considering the values of the homes. This is both good and bad. It's nice for residents, but it's also attractive for investors.
Is 20% the minimum down payment? In Utah for the house you will leave in the minimum is 5%, for investment properties (meaning you will not live there) is 20%
My understanding is that the 20% down payment is to avoid the mortgage insurance. You'd have to check with the lenders though. As we say in Hawaii, "If can, can. If no can, no can."
You probably have another video on the cost of living in Hawaii so I'll be brief. Not only is housing sky high, the cost of food, gasoline, parking is also very steep. It's often double what one pays on the mainland. Realize most of the goods MUST BE Imported!
Try Toronto at $1.5M ($1.2M US) for an average home price (and it will be run down condition will a bidding war). A garage just sold for a cool $1M (and yes it was a beater). I kid you not.
I don't think there's much difference between Hawii and any other large city on the mainland. Not more expensive. Affordable living can be had....if you're not picky. Question is are you already living in Hawaii? Looking to trade up? Buy a new home? Or, are we coming from the mainland? If coming from the mainland then a question that should be asked is "..is the move worth it? (e.g. does Hawaii have wht one is used to and looking for?). Some cities on the mainland might have a larger Muslin community for example. Larger Arab community. Might not support the hobbies one is used to or looking for. Etc.

I don't think it's more difficult than a regular mortgage. (Don't quote me on that, as I'm not a loan officer) However, check the insurance policy for fire damage from lava.
Reality sometimes really hurts... I live in Greece in an island called Crete and we usually live in departments that costs from 200€ - 900 or 1.000€ (it depends on what department you choose 😅 to pay)... I was thinking on moving to Hawaii Oahu Island because I thought my life will get better and I'll just live free . I still want to have the idea of moving there. I arrived here in 2006. Still here, and never planning to leave. This has become my home, and I love it. Everyone has always been nice to me and full of aloha. I always believe that if you’re nice to others, it comes back to you in the same way. I did have to buy my house way out on the west side due to affordability, but that’s ok. I’ll deal with the traffic for a yard. I’m always grateful to be here. The West side often gets a bad rap. For me, my neighborhood has all ages and races, and we’re one big extended ohana. We all look out for each other over here. Amen.
When I left Hawaii 3 years ago median price for a SINGLE family home was over $600,000. Knew lots of folks with multi-generations with mult-jobs living in the same house just to pay the mortgage. Now the median price on Oahu is $790,000.... price of living in "Paradise" is way too high.

One pro I can definitely brag about tho is how diverse and nice people are, here in Hawaii. I am a Filipino myself who migrated here in Hawaii just 7 yrs ago and I can tell you, Hawaii (specifically Oahu) have such a welcoming community. Majority of the people I know are half Filipino (who were born here but have Filipino culture) and some are Samoans or Hawaiians. But I love how people here are so nice and the weather is a big bonus.

I've visited HI nearly every year for 30-odd years. Of all the states I have visited, without regard to cost, my two favorite places to live are Kauai, and in/near Asheville, NC. A cabin by a creek in the Asheville area would be my choice over every thing else. That housing is expensive, too, but not the cost of living.

I lived in Hawaii on Oahu for eleven years from 1977 to 1988. I touched down on Oahu at 11:30 in the morning and by 6:30 that evening had rented a room for $75 per month. A few months later I moved to a better neighborhood and the room was $65 per month. These were rooms in old houses with shared bathrooms, kitchens etc. When I left in 1988 things had changed.

To those who live in CA who are saying that HI prices are still cheaper.... you also should consider that wages in CA, especially the Bay Area are significantly higher than the wages in HI. Goods in HI also cost a lot more. So yes, HI cost of living is substantially higher than any other state. It’s not just real estate.

Hard to say. I really like Kauai. It's my favorite island because of the community there. I can't speak to the crime levels, but I assume it's pretty safe.
$695K on Big Island does give you an almost turnkey home. The monthly maintenance fees in Waikoloa Resort is over $1100/mo. In Kona one of my friends bought a 1 bdrm and 1 bath condo on Ali'i drive for $115K during the crash. The condo was over 30 yeas old. The maintenance fee was $580/ month. Then Hawaii had that earthquake over 13 years ago and his maintenance fee jumped up to $2000/mo to cover cost of repair that was not covered by insurance. He had to pay that for 3 years. Then it dropped down to $1200/ mo rise in cost was too make sure they had the insurance coverage for future unexpected natural causes.

It's weird, I hear these numbers and to some its super scary, but in Vancouver where the average home is 1.2MM (for a tiny shack with almost no land) and the average condo is 900K (for 500-600sqft), even with the conversion it sounds like a steal of a deal to me.

Having just bought an apartment in Hilo, my eyes almost popped out of my head at 2:00. I don't think I'd want to live on O'ahu or Maui because I prefer not to be in big groups, especially of tourists. (I love the island of Hawaii, and also Kauai.) I make good money and I don't know how anyone can afford to live here... it took me months to just come to terms that I had to accept the prices at grocery stores and markets.
Lucky I live well in Hawaii! I know how to spend money and make it work for me. Governor should fly mainland homeless back to where they came from and not add to our BURDENS.

I live in Toronto and the median house price here as of Oct 2020 is $1,042,437. That is in Canadian dollars, but converted to USD it’s about 780,000. It is generally not feasible to buy a home now here unless you have come into a large inheritance or you bought 10-15 years ago before prices went cuckoo and now you’re trading up. I am amazed to think it would actually be cheaper to live in Hawaii. Toronto is a great city, but in no way is it $1-million-dollars-median-house-price-great. As for Hawaii, I can completely understand why it would be pricy.
What makes it especially hard in Hawaii is that the salaries just can't keep up with the cost of living. Not sure about the salaries in Toronto.

Yeah, it's pretty expensive. And the challenge is finding a local job to try and pay for it. Maybe remote work salaries could do it, but there isn't too much big tech here.
Keep the dream of home ownership alive. Many of us perceive we cannot afford a home because we only know about the costs on the private market. In 2005 we bought a really cute little house (about a thousand sf) in Aloha Estates about 10 miles Hilo side from Volcanos National Park. It was on 1/3 of an acre and very comfortable for the two of us plus an occasional guest or two from the mainland. It was on catchment but with an average of 145 inches of rain a year we never came close to running out of water. Total purchase price was $115.000 fee simple.👍

In 2019 while visiting Honolulu, I stopped by Helena’s in Kalihi to have dinner with some High School friends. After dinner, I took my wife (she was born and raised in Michigan) on a tour of the town I grew up in. Ironically I stumbled on a home near Kapalama Stream that was in escrow. It was a single level 3 bedroom 1 bath family home with an open car garage and a modest backyard. Through some research, I found out the home was built in 1948. It was obviously aged and needed quite a bit of work. Having friends in real estate, I was curious on the price. That home sold for $783K !🤦🏻♂️

I live in Cleveland Ohio where my house cost $180. I'd probably have to fix it up a little bit to sell it and break even. I also own a one bedroom condo in Waikiki that I rent out most of the time and visit once or twice a year with my family. It cost me $340. 10 years ago and according to the State of Hawaii is worth $570. now. So while a house is a place to live in places like Ohio in Hawaii it's also a good investment and no heating bills.
Hawaii has and probably will always be a great place to invest because of the location and limited housing supply. Hope that they build more so locals can buy places at those affordable prices.
Starter homes is Los Angeles suburbs is now starting at around 700k plus. Lol. That's comparable to like a Mililani neighborhood. Nicer homes are 900k plus.
If you don't have a major health problem (needing a local hospital), have a online business, and can live near a Costco and Walmart it may not be so bad.

A single home that is decent for 5 people for a family is $800,000. Monthly mortgage is usually $2,000-3,000. Bruh my family could’ve bought a much much much beautiful house in the mainland by the cost of the house compared to the house we have right now.

Lived there on Oahu in Kaneohe for 18 years. 1994 to 2012. Bought a $229k townhouse in Kahalemanu. Two story, 2 1/2 bath, 3 bedroom, 1,200 sq feet. Put $60k down, financed $160k at a than very good rate of 7 3/4%, 30 year fixed. In 2002 I refinanced for an amazing 6% for 15 years. Sold it in 2013 for $415k with solar water, PV, other upgrades.
Life got more economical when big box retailers like Home Depot and Costco moved in. Walmart was already there. Retired military and working for the military I shopped on base at the exchange and commissary. A key way to save money.
Hawaii is home to the infamous "Zero Lot Lines" where your neighbor's garage wall is the dividing line between your properties. They have the right to come over, after coordination, to paint and maintain the wall. Other times you and your neighbor may share a garage building. Dividing line is a wall in the middle, you each own half. Like living in Japan.
Some housing areas are so crammed in there is no usable yard around the house. In some developments you will notice there are no large trees around the homes for shade. Not enough room. Parking is very tight. Your garage entrance is just feet from the sidewalk, garage is just enough room for the vehicle. If you live in Eva Beach you really need aircon during the hotter summer days. Not so much in Kaneohe. Especially where I lived next to Temple Valley. So green and beautiful.
Even though I visited the neighbor islands, yearly business trips to Japan, Okinawa and Alaska, mainland trips, you do get "Island Fever." Day after day of been there, done that. All the TV commercials for cheap Southwest flights mean nothing to you 5 1/2 hours flying time to the mainland.
Big Island was my favorite to visit. Volcanoes National Park, stay in the Army's Kilauea Military Camp right inside the park. At an elevation of 4,000 feet it can be much cooler there at night and day. Mist clouds, frequent rain keep it green. Sometimes the indigenous goose like bird, the Nene, would be out on the grounds. .
I did enjoy May Day with the Brother's Cazmero at the Waikiki Shell performances under the stars. Polynesian Cultural Center, Hanama Bay, all the other ways to enjoy the islands.
Retirement time in 2012, had to return home to San Diego for a lower cost of living, so much more to do. Enjoyed my time on the islands, a bucket list experience.

@@HelloFromHawaii When I started looking for a place to live with the agent, I knew I didn't want to live in Mililani or Ewa due to the massive traffic on the H1. And that is on a good day. We looked around then he said lets try the Windward side. Likelike Hwy was close to Ft Shafter where I worked, a nice green drive.
Coming out of the Wilson Tunnel it was a perfect, cool, spring day. Blue skies, puffy clouds, blue ocean, green Koʻolau Mountain Range. Complete with water falls in the rain, awesome sunrises. This is the side I want!!!!
Looked in Kaneohe, Kailua and past Kualoa Ranch. Nothing interested me. Then we looked at Kahalemanu just off of Hui Iwa St. Liked the open grounds, lots of open areas, HUGE trees, mountain views. Three trips and on the third one I found the unit for me. Two stories, parking out back and in front, mountain view. Yes!!!!! My piece of paradise. Loved living there for 18 years. So many good memories.
Maui is super affordable compared to southern California. Just recently purchased and I can verify this.
I guess compared to SoCal it may be affordable. However, I think if you are working on Maui, it's hard to afford places because of the lower salaries in Hawaii. Great if you are bringing in outside money from a place like CA. Harder to afford if you're trying to earn the money in Hawaii.
I work in Maui, thank you. And it is still VERY affordable. Find the hidden gems. You can find plenty of 1 bedroom condos for under 300k. Look harder and you can find under 250k. And yes they are fee simple property, not lease holds and in good neighborhoods with low HOA fees. If you want more info, drop me a message.

@@SN-bl6xm Aloha! I'm in Maui, to be more specific. Maui is amazing!! The people, food, atmosphere, very little traffic and crime compared to So Cal. Tax is much less here than CA. I've seen plenty of HOA for 2 bedroom units start at around $500 per month. It all really depends where you live on Maui. If you are looking at buying, put down 20% to avoid mortgage insurance. I would say 99% of the places on Maui you should feel completely safe. Yes, be aware of your surroundings and practice common sense, but I feel pretty safe here.

My boyfriend just bought a very simple 2 br house in Hilo, Hi and he’s planning to move there and because I want to be with him, I am moving there too. We’re from Texas and just lost our jobs. We are hoping to find a job there. We’re not young couple, and almost close to retiree age and ready to slow down. Would you advise us to move there? Both of us have our own houses here and eventually are planning to sell it if we fully move there. After watching your videos, I am having second thoughts. I know this will be a big risk on my part. What do you think? You think this will be a good move?
It's hard to say. Hilo is a great town. I have family there. Have you been to Hilo before? It rains a lot and be prepared for the frogs. You'll hear them at night. The sound can be deafening. But you might both enjoy the slow pace of Hilo. Great community.
Yeah I have been there twice and I like the slow Paced life, good when we retire. But not yet we still have to work but slow down this tune. Hilo’s property is not as expensive as other island. And I know about the coquis! My boyfriend loves the sound of it and I’m not bothered by the sound. I just don’t like seeing them or jumping on me. I’m also aware about the rain. Is 20% the minimum down payment? In Utah for the house you will leave in the minimum is 5%, for investment properties (meaning you will not live there) is 20%
My understanding is that the 20% down payment is to avoid the mortgage insurance. You'd have to check with the lenders though. As we say in Hawaii, "If can, can. If no can, no can."

You probably have another video on the cost of living in Hawaii so I'll be brief. Not only is housing sky high, the cost of food, gasoline, parking is also very steep. It's often double what one pays on the mainland. Realize most of the goods MUST BE Imported!

Try Toronto at $1.5M ($1.2M US) for an average home price (and it will be run down condition will a bidding war). A garage just sold for a cool $1M (and yes it was a beater). I kid you not.

I don't think there's much difference between Hawii and any other large city on the mainland. Not more expensive. Affordable living can be had....if you're not picky.

If coming from the mainland then a question that should be asked is "..is the move worth it? (e.g. does Hawaii have wht one is used to and looking for?). Some cities on the mainland might have a larger Muslin community for example. Larger Arab community. Might not support the hobbies one is used to or looking for. Etc.

When you have a lot of people that want to live there and not a lot of housing then it makes sense I think the price to paradise is worth it
You are talking about Oahu. Big island and others are cheaper. Big island in 2012 I paid 123,000. For 3 bed 3 bath sold last week 325,000.

I don't think it's more difficult than a regular mortgage. (Don't quote me on that, as I'm not a loan officer) However, check the insurance policy for fire damage from lava.
Reality sometimes really hurts... I live in Greece in an island called Crete and we usually live in departments that costs from 200€ - 900 or 1.000€ (it depends on what department you choose 😅 to pay)...
