      For some people buying a new home is an emotional thing... No matter how many times you say, they will still take a home loan and pay emi for the next 25-30 years 😢... They don't understand that they are not the one buying the house in fact the house is buying them and making them as slaves by paying emi for the rest of their lives.....
      Dhyan - please go for SIP of 50 K with 5% increase in the investment for 10 years and live peacefully in your new home😊

    This man is incredibly fortunate to have a wife who earns nearly twice as much as he does. However, he aspires to live an upper-middle-class lifestyle while only having a middle-class income. Continuing on this path is likely to lead to self-destruction sooner rather than later.

      You shouldn’t comment on anyone’s aspirations. You forget one thing his parents also working, they have definitely good savings which will help him in future. So please don’t say like this. He is good whatever it is.

      Life is meant to be lived in a growing curve, otherwise, what is the point of all the hardwork? And achieving dream is not possible without manifesting. Lower middle to Middle; Middle to Upper middle, all these are traditional routes which all should aspire. No one dreams of staying in EXACT financial condition his whole life.

      @@frustrated_soul--7 I have no objections to him pursuing his dreams, and I respect that. However, from my perspective, it appears that his current resources may not fully support the lifestyle he aspires to.
      If his goals are more ambitious, it would be worth considering what steps he's taking beyond simply investing money. For instance, does he have multiple income streams, or is he actively working on upskilling to increase his earning potential?

    Not having own flat or villa is painful because rents are crazily increasing every year, every 5 years the rent will increase by at least 50% then you will be forced to leave the home, then your wife, kids and parents need to make compromises on school, friends, relatives because you will have to shift to another place. It is a stupid decision to not to invest in your own home. And home prices in Hyderabad are increasing at minimum of 25% every year unlike 6% as mentioned by this gentleman. The flat that I have taken at Rs. 7700 per sft in 2019, in 2024 resale value is Rs.21000/- per sft…no way I will be able afford at Rs. 24000/- per sft, hence taking flat 4 years back had saved me…rent from this flat is covering the interest cost and I am paying principal part of EMI from my loan.

    Sir bacche honge , bacche ki schooling, aur usake parsonal expense, madam ka gold , ye sab to calculate Kiya hi nahi kisi ki shadi ka return gift ,annual vacation aur bhi tamam expenses hai jisake bare mai koi baat nahi karta , aur kal job chali gayi to go gaye millionaires.

    Stop investing in nifty and large cap funds. There is hardly any juice left. Invest in flexi caps and multi caps which will give you stability plus growth. Safed haathi mat paalo. Chhota sher palo...wahi bada hoga. I am investing since 16 years..have seen various market cycles. So speaking from experience.

    Intrest rate increase from 10% to 12 5% is not an increase of 2.5% , its 25% increased 😊 and in future it will increase more

    Household expenses will increase by 6-7% yearly.
    Child education expenses was not counted. 10% annual increase.
    Person's salary increase won't be more than 6% annual increase.
    Personal health/medical emergency fund not taken into account.
    I think, it's a wrong calculation.

    (+) he is paying an EMI for some some other house, that can be sold to get lumpsum.
    (-) he is not thinking about own kids and their expenses.
    (-) when his parents move in with him, his parents too would have their own assets, they too might be able to contribute to down payment of the house...
    (-) not at all thinking about support for wife's parents; and her wife is earning twice as much as him and may also think similarly; may have more financial/emotional power in family

    Hello Ankur Sir, I watch your videoes regularly, it's really helpful. But here you missed one point that wehn you tell him to buy the house after 8 years then his age would be 38 but his loan tenure you keep as 25, that means he has to carry on his loan till the age of 38+25= 63. I think Banks will not give loans of that tenure at that age. If you reduce tenure then again EMI would be more and savings would be less. So I think the house price that he opted for is very high in comparison to his household income.

      I feel sympathy for our country, low income people are now suffering to survive yet inflation and recession keep increasing daily, many families can't even enhance the good cost of living anymore.       Environment matters..... Bachpan me mai Kerala me tha toh malayalam bolta tha, majority schooling/education CBSE me ki aur main language hindi use ki, kaam ke time zyaada english hi chalta hai, ab hindi naturally pehle jaise nahi aata kyunki pura environment me bas english hi hai. Hindi ki todi vocabulary bhi bhul jaata hun kabhi kabhi jo school me easily aa jaate the dimaag me..

    13:07 you have calculated it wrongly. You have to earn 16.66% returns then only you will get 10% in hand (after tax).

    Buying house is a worst decision for a middle class income earing person. He is staying in a house worth 75lac for which he is paying 24K per month. Had he taken decision to remain in the same house .(By the way he is planning to own a same worth house)He could have over 50k per month to invest. Which if invested could earn him money(in 5-8years) to care of daily expenses,cater to his international trip, kids education , parents monthly expenses etc.. All these expenses can be taken care if he decides to live in a rented house.(I mean same house which you dream to purchase , just stay on rent. Not asking to stay in a low cost house).Financial plannings need maturity not emotion. Emotional finance decisions leads to self finance destruction.

    With due respect the tax liability has INCREASED BY 25 percent.
    Please dont play with the numbers
    This translates to. An additional tax outgo of 25 lakhs on a retirement corpus of 10cr

    He invested 62K in stocks and the current value is 2.63 lakhs (that is 300% in pure profits).
    Not sure why he was not encouraged to continue investing in stocks as he is a revenue analyst as well which gives him an added edge as compared to other retail investors. I am sure that is the reason for such a huge profit margin.
    People with this kind of knowledge should invest more percentage in stocks directly & less via MF (as they clearly have the capability to make better returns for themselves).
    P.S: He was not looking a day less than 40. He needs to work on that as well. Good luck to him & his family.

    Hello Ankur, kindly advise when we invest in SIP, after two years of investment when the returns are good is it good idea to redeem and invest the lumpsum in FD and start new SIP again. I am retired so no risk investment.

    Mera suggestion hai apko ghar khareedna chahiye,abhi koi responsibility bhi nahi….agar do teen sal me baby hoga to uske 10 to 12 years hote loan finish ho jayega shayad jaldi bhi….ghar lene se bohot sare tax exception bhi milenge aapko and aapki wife dono ko……rent har saal 10 percent se badhta hai…..

    The best spot to be in to avoid huge loans and highly valued home. Instead go for house which can half of it which is possible. All this calculations looks great on excel but you never know how this sips are going to react in future.

      Very True on typical 1 cr home lacs loan for 25 years you will be paying 1.45 cr in interest only not a good deal.

    Taking Home Loan for 25 years doesn't make sense.
    Rather than paying those interest to Banks.
    It is better to invest that amount & try to increase it every year as per your capabilities.
    You should have around 70-75% with you as down payment for your Home
    For the Rest of the amount you can take a Home Loan for a tenure of 10 years or less.
    This will surely keep you in a better position in Life.
    Yes staying on rent can sometimes be tough, shifting every few years and all can be an headache.
    It is still far better than taking those big loan's for long tenure.
    Where the pressure will always be on you to pay those emi's on time by default of the situation you will be in.
    The Mindset of the people today is just to buy a Home as soon as possible.
    Family pressure & those kind of things really force a person to go for it.
    Conclusion - Invest the amount that you were going to pay in Emi's for atleast 10 years & 💯 you will be in a better position to buy that Home at that time.
