    Thank you for saying this. People are shocked at how much hard work passive income requires.
    I once had a landlord who didn’t want to pay for a plumber in the middle of the night so he personally came to my house and dug up the front yard to fix a clogged sewer line. I got my kids out of bed to show them my exhausted and filthy landlord. I told them they too could be real estate millionaires if they were willing to do this.
    “Make passive income in real estate” makes me laugh. I assume it’s the same in every industry. The laws of economics require it.

    Hilarious and great video. You forgot to mention when YT wants to randomly say you have “invalid clicks” and kill your ad revenue by over 50%…

      Yep. And when you inquire where the clicks came from they don't know. They just know they were invalid. Like a cop pulls you over for speeding has no idea how fast you were going but is pretty sure it was too fast. Thx for watching 🙂

    As I mentioned on the prior video, you're missing out by not selling on Amazon. I spoke too soon, we didn't have yesterday's juicy news, "A big climate change stress test is coming for Amazon sellers and suppliers." Starting next year, I need to fill out ungodly climate reports, and Karen my suppliers to do the same. The article has the nerve to suggest that I fork out money to help my suppliers go green. Free solar panels anyone? Anything for one more year on Amazon!

    It's ok though still love your channel and YT does have to pay for their servers soo.... at least there is a skip function so that I can get to watching your videos. ;)

      Thanks for watching! What happened: We turned off monetization on every video back then, but viewers said they were still seeing ads. Apparently even if you demonetize your video RUclips still places ads and they just keep all the money. So if there are ads shown no matter what we just turned on monetization again a few weeks later so at least YT isn't keeping it all.

    That's much less than I was expecting. That maybe covers part of Canadian taxes.
    RUclips will still sometimes play ads to get revenue from videos. It was part of the big fascist policy change that said no questioning vaccines, no questioning elections, and you can't see thumbs down because you shouldn't know when people are against the system. Everyone was repeating the other stuff, but I read the new policy. It is one of the worst policy changes I have ever seen.
    Anyway, we appreciate the video. Maybe look into new revenue streams because you are great at these videos and you should make money from them somehow.

      Lol don't get me started on Canadian taxes! A couple of people have said ads are still running but reduced. I'm going to reach out to YT to see what they say and go from there. Maybe I need to learn to code 🙂

      I understood that if you reach monetization criteria and then turn it off they wont show ads. Its only below the threshold they show ads regardless. Please let me know if you have heard differently!

      @@wadebarnett2542 Had some complaints about the type of ads being shown. When I am surfing YT lately I also see dozens of scam ads ("Elon Musk" trading software, get rich quick scams, products of very poor value) No way to control it apparently so just shut them off. Thanks for watching 🙂

      ​@@FranchiseCityOnlineRUclips will sometimes play ads on unmonetized or demonetized videos. It's not very frequent, but I don't like the idea that the people who made the videos get nothing while RUclips gets paid.

      @@whyisblue923taken Agreed. And its ridiculous a creator cant choose to not show illegal content or scams. I dont mind WIX or robot vaccum ads, but the trading and marketing scams should be stopped. And RUclips wont do it.

      Yes, that is true and there are other benefits. (As long as RUclips doesnt bury/ban/censor your content) The video is speaking mainly to the "passive income" claims people make 0:03

    The only passive income is investing in the stock market. Even then, it's actually hard to stay 'passive' during savage bear markets (which happen every few years).

      Whenever I invest in a stock it's a full-time job for two weeks. I look at prospectus, news articles, industry reports, planetary alignments.......and usually end up losing my $200 anyway 😞

    Passive income ( IS REAL ) in Real Estate. NNN properties where investment credit grade tenant takes care of everything. Lot of work goes into ANALYZING and buying the right property but once you own it might have 2 hours in a year giving notice to tenant from property tax bill and updating personal financials yearly to lender on the commercial loan. That's about it with a true absolute NNN lease. About 5% cash on cash and with mortgage paydown about 10% overall return before tax benefits. Regular inflation hovers around 2.6 to 3% annually last 50 years when taking out high and low years. So if you already have millions to tens of millions of net worth you can passively grow more money than you use if conservative. As far as monetizing RUclips I could care less on that. With my channel I will just do more (natural clean) videos where just record and minor editing and my graphics person sets up keywords and posting.

      Thank you for the comment and I'm glad you have done well. To other visitors who may get a false sense of a "guaranteed investment" from NNN, I knew of multiple people who lost their shirt on STNL last downturn in 2008. If property values decrease, you can lose. If defaults increase, you lose. And just because "McDonalds" leases the space doesnt mean its McDonalds on the hook. Its usually a single franchisee. Also, when we see avg. LTV's at 70-80% , and lower cap rates on most NNN leases, it becomes harder to see profit as interest rates rise with a fixed payment. Again, I agree money can be made, but it's not without risk.

      @@FranchiseCityOnline In any endeavor it's all about who you associate with. Franchising you can also lose your %ss real quick. If a franchise does not own the real estate it has old equipment and if little profit is worth about 10 cents on the dollar. Historically BBB- Standard and Poors rated tenants have a very small default rate over decades of time. My clients tenants all paid during Corona ear shut downs but were high credit. Where people lose is when they buy franchisee or smaller tenant at close to market rents for that box size. Then they do not last the lease term and you backfill with paying tenant improvements, leasing commissions, attorney fees with no uplift and can lose in the millions sometimes. I have been a principal broker, investor, developer in NNN about 20 years now. Anytime you work with someone make sure they are already wealthy and do not need the money. They can tell you what they really think about a property with location and the lease. Right now many of the developers are not wanting to do build to suits because they are so expensive with construction. We instead want ground leases. Example if I buy a lot for 300k and put 100k into it with ground lease at 50k I have close to 1 million value. If tenant wants build to suit to pay 100k rent for 2 million value and all in for 1.5 million making less yield, more aggravation, and time to get there. Yes ground lease reduces the tenant pool. Sometimes I sell off to another full time developer who wants to do BTS with marginal tenants as their business model and make it up on volume. That isn't me. I appreciate your channel from the other side of business franchise operator.

      You can also invest your money in the stock market and get a similar risk vs return profile. The real way to make big bucks in real estate is to do the work yourself.

      @@danielschein6845 Stocks aren't hard assets. One day they can be worth 100 and the next value of toilet paper. You have to spend an incredible amount of time to learn stocks. Stocks you get a straight taxable return. No mortgage paydown, no rental increases, no appreciation on a hard asset, no tax depreciation benefits off property income or personally without limit if you have (real estate professional status). The benefit to stocks is low barrier to entry and can liquify at almost anytime rather quickly. There can also be loans against stock if someone doesn't want to pay immediate gains from a sell off. I have friends that love stocks and buy no matter the cycle but they have many, many tens of millions invested. They still have real estate holdings. Some people diversify and others specialize in one thing and do not do anything else as they get amazing returns from one investment strategy. It's all about time and tools available that the individual wants to use to reach their goals. I have had some say they do not like the ups and downs of stocks. Instead they like that passive coupon but with real estate tax benefits. Some people coast at 25 million, some 100 million, some 1 billion, some never because they love the money.

    Yeah but it acts as a funnel to your business. You likely knew going into this you weren't getting rich but it's served its purpose in getting people to jump on a squeeze page.

      "Jump on a squeeze page" This statement sums up exactly the problem with RUclips. If viewers think we are a squeeze page type of company we have wasted all 9 years on the platform. And sadly, due to the majority of content on here that is the perception most people have of RUclipsrs.

    It's definitely not passive, very few income streams are truly passive.
