      Absolutely. Many full timers are buying land or pads or houses. Covid really changed the way we look at things

    Isn’t it funny how people who are commenting, who you don’t know, want to tell you what to do with your money? They want to tell you that you’re wasting your money. When half of them are spending $200 a month on cigarettes, $300 a month on beer, hundreds of dollars a month on tattoos and hundreds of dollars a month on other unnecessary things like ball game tickets. Yet they want to criticize you for what you spend your money on. Some people just need to mind their own business.

      We did that in Cali. They only allow people in with luxury fifth wheels and luxury Class A, and no kids.

    60k, Then $2,400 a year sounds like highway robbery.
    You’d be better off buying a 25k lot a few miles from the beach. Pouring a concrete driveway and connecting your own utilities.

      Hi Brandon, it is a lot of money for sure, but we do think it is a great investment for some.
      One main issue with buying land, pouring a base and getting utilities installed is that so many counties won’t allow it and there must be a permanent structure. Unfortunately, that’s becoming more and more common. If you did find a location that allows you to do this and you like to travel a lot, you’d need to think about the upkeep of the property. Not so much for a few months, but it you were doing more than that, you might need to hire a company to do that.
      Also, with a ‘resort’ property like this, there are a lot of fantastic on-site facilities that are attractive to people. Probably not so much for us personally, but each to their own 👍😁

      Many other factors not considered is zoning requirements (limitations) , security while not occupying site, development impact fees, construction, design & permitting costs. Utility costs including well, septic, power and/or city tie-in costs. Driveway & Structure construction and permit costs. Additional income from rental site while not occupied.

      The park will keep things up and rent it out for you. It is a win over a property management company. Renting it out year-round when not in use will cover all his bills. Your comments makes no sense lol

    Endless RVing did a segment on this and it was the very 1st time I had seen it. The property they looked at was in FLA as well. But for class A only, and I can't remember if there was a age requirement. I really liked this because they allow 5th wheels and I have to say I hate to admit it but I meet age requirement...lol. we don't plan on selling the house when we retire but if we did I would find a piece of land somewhere around Georgian Bay or the great lakes to hang out in the summer. We want to go 95% full time till we have explored as much of USA and Canada as we can.

    😳 $61K + HOA = run
    I can buy acreage land for less than that amount and no HOA. Granted, you’ll need to install water/septic/electric this is a given.
    I can’t get over the HOA and how they have to approve pretty much any modifications you do to your own property.
    To each his own, I guess.

      Hi Goth! We are the same and aren’t fans of HOAs, the idea of HOAs are great and I’m sure there are some great ones, but we have had issues in the past. Rob and Michelle seem happy with theirs and they seem reasonably run with clear rules. Like you say ‘each to their own’ 👍

      I will never rent in a neighborhood with an HOA or buy again anywhere with an HOA. It took only one residence in an HOA community for us to affirm this...forever. 😂

    Looks like a great place. Would like to have seen the travel trailer section. Looked at a park model at the Mid-Atlantic RV Expo that we really loved. That would be a great place for it.
    I remember your visits up there. Funny!🤣 watch you guys trying to drive electric bikes hung over.

      @@BrazenBrits not nearly often enough. 😔 It’s more difficult to find spots. We have HH and have considered it for local attractions. We also use Courtesy Parking with other Airstream owners. I would sell in a heartbeat and go back on the road but my husband tells me we can’t beat this spot with no HOA and super cheap homestead taxes. He’s right.

    This makes sense if you are able to cover yearly HOA with some seasonal rentals, but the risk is that HOAs can change the rules and can fine you for just about anything. That HOA fee will keep going up and one day you will be hit with an assessment for something you did not even want. The security is a big perk of course, but RV parks are not very private. If you can be a bit smaller and more off road/off grid/self sustainable and fearless you can save a ton of money and not have to be in the middle of sea of RVs.

    We live in the Florida panhandle and thought about purchasing a RV lot. Then we made a decision to just rent from those who HAVE already bought a lot as we wouldn't use it a ton ourselves. FUNNY THING is that we would probably rent from someone not during the winter months so this would work out perfectly! Well, just found out our brand new FULL BODY PAINT Tiffin Wayfarer Class C won't be allowed! WOW! :(

    Just a curious internet surfer here. My wife and I were looking at getting into the RV life mostly because of me and my love of traveling and being outdoors. When I looked into the cost of a larger RV, associated maintenance, fuel cost, space rent, and all that jazz I was surprised by it. I think I’m just to practical or cheap to bite the bullet. These RV parks are interesting concept but the HOA is what it is and like taxes never go away. The are also very dynamic as the board of directors changes frequently. Yes the rules don’t but the interpretation of those rules do. I’m living that now here in central Florida where I’m currently living. I even got on the board but quit after two years because I started hating old people. As nice as this park is I believe these will be looked at like those lovely time shares in the future. Congratulations on your adventure and keep pounding them.

      Tom - I'm agreeing with your post here. It seems as more ppl. are going to this, all these boards are taking serious advantage charging ppl. They are coping HOA's within neighborhoods and treating camping the same way. If one is into this & doesn't see this as communism one is blind. As the new owners stated they only had 4 choices of colors, etc. etc. rules which is treating grounds as a communism development. I want to do the same thing but hearing these rules is disturbing.

    In this unstable market, buying a regular house is getting tough. Tiny homes are attractive but location is difficult to find with utilities available.
    My boyfriend and I are considering a high end 5th wheel semi permanently installed and save money in property costs.

      Many people are doing the same and it seems to be a great way to save money compared to rent or a mortgage. The only thing that worries me is that trailers (And any vehicle) should be moved regularly to keep all the components from ceasing up. But if you're never panning on moving after its situated, thats not a problem

      We are very happy with it! We no longer have to worry about finding a site for the winter. Florida books up fast and it can be difficult to get a site. Now that we have finished our upgrades and making it our own it feels great to have it. Plus being an investment it has nearly doubled in value.

    So here in Destin/Miramar beach someone has a lot for 285k plus quarterly hoa fees $600-$700. Two blocks from the beach,it’s insane

      Hi Mark. The annual tax is $896.18/yr. However, we are going to homestead the property when we become FL residents which should cut that amount by more than half. Thanks for your question.

    I had a question if the HOA takes a piece of anything you guys want to install? what is the zoning like? I think obviously multifamily. but if you were allowed to have educational recreationally, such as chickens and wild life etc. (tax deductions galore) along with classes weekly- bi-weekly allow you to qualify for grants and other federally opportunities they improve the land for free.
    if I were to arrange things in an RV park. Local grocery store / with bait and fishing supplies. (profit margins are amazing)
    Ice Vending machines.
    Investing in a UPS shipping pick up and drop off, all you really need is a large she with AC and a walk in space.
    I like this idea a lot, I know of a person that has built relationships with the local attractions, like gator tours, Disney, laundry matts , coffee shops etc. and they kick money to one another since its free advertisement and they promote the community that way.

    We have been fulltime for just over 9 years now and are JUST starting to think about a base, don't know where yet, Do they have Pickleball?? That would be a must for us.

      I don’t believe our park has them, but I’m not 💯 sure. I do know… There is a park right around the corner that has pickleball courts though. Maybe about 5-10 mins away

    Any kind of HOA =hard pass ... weather is RV site or a house ... HOA is more of hassle than what it's worth and all you need is one gem on the board and you ha e headache even for little things

    I see/have two issues. First off I'm 46. wife 36, son 7. The cranky old folks don't like us, haha. I notice these 55+ parks way too much. In the old days of RVing that was normal. These days folks are getting out at a much younger age with online jobs and such. I keep joking i need to build a RV park for 55, and under only. lol... Second issue is like buying a multi acre property that is land locked it's useless unless you have access. All you own here is that tiny lot. What if the folks that own the whole property go bankrupt? What if they turn that nice nature trail into phase 4 and 5? What if they let the property go downhill over the years? What if they raise the dues and raise the dues? There really is nothing that you can really do just owning the lot. The same kind of issues can happen if the rv lot owners also own the land, pool, ect. Then if it goes south you'll be selling your 70k lot for 10k if your lucky. I've seen beautiful campgrounds become ran down. We are in one right now. It's not bad, but it's a shell of what it once was. I guess I'm saying it's a gamble. If it's cheap enough, and you can break even within 5 or 10 years max, Then i say go for. If it pays off your a big winner. if not at least your not out.

    Its so expensive because of the hoa. Lot rent. 60k for the lot. You might as well just buy a fixer upper. Better investment in my opinion. Especially not being right on the ocean. I dont see any investment in owning a camper pad.

      I believe the HOA fee's they pay covers the lawn care and surrounding areas. I am not sure about negotiating the prices, I will ask!

    A quick question for you regarding renting an rv site: If your looking at renting a spot through a social media platform such as Facebook, how can you make it isn’t just a scam, before transferring money for deposits?

      Great question Donn. We have never rented a spot from Facebook, but we have had other bad experiences with dealing through Facebook. I’d suggest contacting them through Facebook and then speaking on the phone. I’d have exactly the same concern as you. There are soooo many scams on Facebook.

      There’s been a few comments saying similar, but after a year of owning the spot, they haven’t had any complaints or disagreement at all. They are still very happy. Fingers crossed it stays that way 🤞

      Hi Carla, that's true and they still plan to do that in their home town in Ohio. They like this as they do not have to worry about maintenance over the summer months when they are not there. Also, depending on where they buy the land there are county restrictions on whether you can live on your land in your trailer. You would also need to consider the cost of getting power to the property and most likely install a Well and a septic system.

    Are Tiny Homes allowed as well?

      Unfortunately not at this location. Sheds are allowed but you are not allowed to live in them. We also met another friend recently who have a tiny shack on the lot. They are not allowed to sleep in there or have a full kitchen. But can use it as a lounge and storage.

      I think for Rob and Michelle the fact it covers all the lot maintenance and they have a system in place to rent the pad out for them when they are gone, was a benefit.

    This video has information that could be misleading. In the video, there was reference to age discrimination. By law, this community would risk losing it's tax exemption status if they cross the threshold of residents under age 55.

      Interesting point James. We don’t know too much about this and we don’t know the laws. We were under the impression that exceptions could be made, or perhaps a slight exception (say, under 20%). We would be interested to know for sure though….also if this is a federal tax or a state/county tax rule

    At that price it's just plain stupidity. You can camp for 20 years and not even spent half that and being numerous beautiful locations

      It’s an investment. The property has doubled in value so when we sell in a few years it will payoff immensely. We will essentially be paid to winter in Florida and not have the headaches of booking a site a year in advance. We can come and go as we please.
