I think you're wrong number 4 they have something called Home Warranty which is about 30 to $50 a month and it cover all major repair it's called Old Republic Home Warranty or Home Shield don't scare people lol
@james sisoutham home warranties have their limitations for major repairs, there are generally repair caps and exclusions. I do recommend first time buyers have one. However, there is typcially a false sense of security if all you have is a home warranty and no savings for repairs.

Over 10 years ago I applied to a lender. My credit was trash. The lender whom came recommended from a friend told me I wasn’t approved and then refused to take any calls or respond to emails. I simply asked what I could do to improve. Crickets. I haven’t tried up until recently. I’m hoping for a better experience this time. I’ve already gotten a little feedback on things to do. Fingers crossed.
When you talked about the (type of agent to pick for your 1st time home buying experience) you had me doing a flashback. Back in April I saw a video of a agent in the Charlotte, NC metro area who was explaining stuff on their Facebook page. I reached out to them and began asking questions. From the start I could tell the agent was stuck up and didn’t want to answer my questions. She began throwing out higher price figures ($300k and even $700k) homes. She acted like I was forcing her to take me on as a Client. Again, not expecting her to help but just asking question. I left a review of my experience with her on Google and she went and left a remark saying I was mad because I couldn’t afford a home and that’s why I was leaving a negative review…… even though I screenshot our Facebook messages and not one time did I disrespect her nor talked down to her. Totally unprofessional and the real reason why people don’t trust realtors. After that, I just gave up on buying a home. After watching this video, I’ll begin searching for a home beginning in October. Thank you.

I work in the mortgage industry and I have seen loans go for YEARS of foreclosure status before their home goes up for auction. It definitely depends on the situation but still.. that's crazy.
Aside from the regular inspection, I would get additional inspections: Get a professional plumber to do an inspection. Get a professional roofing company to do an inspection. Get an electrical Co. To do an inspection. Get an HVAC Co. To do an inspection.

Great advice, I wish you was around my first time i purchased a house but I'm doing again now and I'm much better prepared, I got caught up in the market when it crashed and Chase basically took my house, Chase bought my loan, I had been in my house about 8 or 9 years it was a conventional loan for 30 years and a fix rate but Chase almost doubled mortgage payments like it was variable-rate, I had set my budget for the original payments that I was paying, I could not make those payments and tried to refinance my home with Chase but Chase wouldn't do it, Chase had no reason not to, the house at the time cost $249,000 I put down $50,000 and like i said, I lived the house for about 9 years so i had equity in the house, Chase foreclosed on me and lost the house, I felt that Chase purposely took my house because and this is the kicker, there was never a foreclosure place on my credit report, do you find that strange? I never knew what could i do about, if you can give me some advice on what I can do, someone else has bought the house but if they did something illegal to me, yes i would want my house back or if i recoup the money I lost. Thank you

And also can you make a video on listings that suddenly slash their prices. Lately I've been seeing listings that suddenly slash their prices anywhere from $5k to $40k. Are these home sellers desperate? Or is this buyer beware? Especially if the house is listed for less than what it was sold for last. Thanks.
Probate, can be a good deal but typically sold as is - so you need to make sure you have the fund to do repairs or cosmetic upgrades. For sudden price decreases they were either over priced to begin with or they have condition issues. There are 3 reasons that a house is not selling 1. Price 2. Condition 3. Location. I hope this helps - find a good Realtor in your area. I have a video called "7 things to ask your Buyers agent now" watch that. Also, some agents specialize in probate so be on the look out for those if you are interested in pursuing those listings.

I’ve saved a significant amount of money, I make a pretty good salary with my job currently. But if I go back to school, I may have to pay my mortgage with financial aid and possibly a PT job, if I go to school full-time. However, it’s no guarantee I’ll be in school next year; August 2022, contingent on whether I pass my test to get accepted. What are your thoughts on this?
Great video , I am closing this Monday Jan 3 , 2022 . I bought a 3 bedroom condo . 5000 Dollars in equity , the appraisal was 5000 over asking price , the inspection was good . I am a first time buyer my credit is 800 and with a stable job with an excellent rental history . I was approved right away . Put down 30 % . Out of curiosity any tips for first time buyers ? I wonder if I can apply for any type of assistance for a first time buyer ? Probably not but does not hurt to ask . I make 50,000 a year

Probably not read the reviews. Typically it is better to save that money you would have spent on the insurance in your own savings account... because there is a lot of fine print in those programs. You think you are covered but typically for large repairs you are not. Thanks for watching

This is why people are denied at closing typically : 1. Something financially changes between when you initially did the application and when you go under contract (like a job loss) 2. Your credit score changes significantly 3. Or something that you initially submitted for the pre-approval is no longer accurate * To eliminate this fear - find a lender that will take you through underwriting before going under contract and make sure you remain consistent financially while under contract. * Watch my underwriting video and 5 mistakes buyers make under contract. Hi beautiful! So I’m a first time homebuyer my realtor just put in my 2nd offer for a townhome and it was accepted! I’m now under contract as of yesterday but I have to pay 2500 in escrow up front is this normal? There is no earnest deposit. I thought you didn’t pay escrow until closing. Please let me know. Sounds like you may be paying what is called "options money", basically money to get your offer accepted by the seller. That is really all it could be, options money or earnest money. I doubt they would have accepted an offer without earnest money. Ask your agent to clarify for you, it could be one or the other or a combination. It also should be in your contract what the money is.
No, I would just get an attorney and an accountant. The attorney to facilitate the transaction and the accountant to advise you on how to do it so it will best for your parents financially.
No you shouldn't unless you need to buy the land... but let me check. Don't sell many of those. They are considered personal property usually, until the are on a foundation .
That's a whole other video, but there is a USDA direct program for low income buyers, watch that video. But the short answer is think of some ideas to increase your income... use RUclips university to find some ideas🙂

I have walked away from 2 homes because of issues with the home inspection. My fear is moving in and having to pay for "very expensive" repairs.

I wouldn't buy a house with the instability, I definitely wouldn't pay my mortgage with student loans.
Great video , I am closing this Monday Jan 3 , 2022 . I bought a 3 bedroom condo . 5000 Dollars in equity , the appraisal was 5000 over asking price , the inspection was good . I am a first time buyer my credit is 800 and with a stable job with an excellent rental history . I was approved right away . Put down 30 % . Out of curiosity any tips for first time buyers ? I wonder if I can apply for any type of assistance for a first time buyer ? Probably not but does not hurt to ask . I make 50,000 a year

Ms Hill I love all of your video's. Would it be good to get Home shield appliance insurance. For protection.
Probably not read the reviews. Typically it is better to save that money you would have spent on the insurance in your own savings account... because there is a lot of fine print in those programs. You think you are covered but typically for large repairs you are not. Thanks for watching

Hi Shaheedah, my biggest fear is getting to the end of closing and being denied! Idk why I’m thinking like this🤷🏽♀️! I have a 2 pre-approval, currently no realtor and time is ticking!!!!! Help meeeee ugh
This is why people are denied at closing typically : 1. Something financially changes between when you initially did the application and when you go under contract (like a job loss) 2. Your credit score changes significantly 3. Or something that you initially submitted for the pre-approval is no longer accurate * To eliminate this fear - find a lender that will take you through underwriting before going under contract and make sure you remain consistent financially while under contract. * Watch my underwriting video and 5 mistakes buyers make under contract. Hi beautiful! So I’m a first time homebuyer my realtor just put in my 2nd offer for a townhome and it was accepted! I’m now under contract as of yesterday but I have to pay 2500 in escrow up front is this normal? There is no earnest deposit. I thought you didn’t pay escrow until closing. Please let me know. Sounds like you may be paying what is called "options money", basically money to get your offer accepted by the seller. That is really all it could be, options money or earnest money. I doubt they would have accepted an offer without earnest money. Ask your agent to clarify for you, it could be one or the other or a combination. It also should be in your contract what the money is.
My parents own several houses and are willing to sell one of them to us. Do we still need a realtor?
No, I would just get an attorney and an accountant. The attorney to facilitate the transaction and the accountant to advise you on how to do it so it will best for your parents financially.

No you shouldn't unless you need to buy the land... but let me check. Don't sell many of those. They are considered personal property usually, until the are on a foundation .

Shaheeda you give good advice,but here's what every person who is thinking about buying a house,learn about the house and its components,and how they work,actually get some knowledge so you don't have to depend on someone else to tell you something is wrong or right,it's a bunch of old and new lemons out here,I recommend watching a show called Mike Holmes Makes it right,on Diy network,atleast watch 20 episodes,before even contacting a realtor or bank,having no knowledge about something your getting yourself into is a disaster waiting to happen.this is why females and some males get robbed by mechanics, cause they have no knowledge about cars and the systems they have in them or how they work, then be mad at everyone but themselves for being ignorant . lemon
