    Mistake I made in Pattaya (once) was renting a condo that put me too far away from things I could walk to while in a hotel. Now I just rent rooms as close to the action as possible 'cause I can't drive a motorbike.

    terrific list. for #1, I walk from the closest exit gate to the MRT station, bus stop, etc. to see the exact time, flatness of terrain and protection from rain and sun. gmap can be off in terms of distance and other factors that make the walk unpleasant.

    In Pattaya I am renting a apartment right in the entertainment area and loving it. My rent is 12,000 baht a month plus electric/water, great wifi and a large 30 baht washing machine on the 2nd floor. Most things that I need and want are within 15 minutes walking distance from my apartment. The baht bus runs right in front of my apartment. One negative for me is the 8 baht per unit electric charge. Some of the positives are, cleaned twice a week, clean towels, tissue paper, comforter, sheet cleaned, 6 bottles of water, soap and dish washing soap. Anything stops working at my apartment is usually fixed within 24 hours.
    In the USA apartment management is notorious for keeping depostits also.

    Depends ... I bought and live almost 30 years still living. If rent how much to pay for a month then for a years then if 30 years and more? Right cost of rental if up so as condo fee but in what? To keeping maintenance right. How much for the rent or how much to be own? It's the number matters!

    When I'm looking at condos in Thailand, I simply assume that I'll whatever deposit I make I'll never see again. Problem solved. As for air conditioning? Mine recently needed service after 2 1/2 years. I called a service company and three guys showed up. It took them 2 1.2 hours to completely take the thing apart, clean everything, and put it back together. Cost a total of 2000 baht. Again. no bog deal. Thailand is a great place to find condo rentals.

    Getting your own internet, I think, would make a huge difference, rather than using the building's internet.
    And copying the address of a rental property into Google Maps 🌎 is a cool trick to get a better visual, to scale, so you can estimate how long it really takes to get to that train station!
    Good advice all round.

    Good points made here Peter. I’m happy where I am for now , owner & agent been very good so far thankfully, no issues at all 🙏😅 also just had my air cons cleaned & they are working more effectively now ..owner was happy to pay.

    Some places, not sure with condos, but houses have half-price night time power. they just need the correct type of meter. Of course, a house can also get solar, which can save even more.
    It's funny that every time I go to a hotel, the first thing I check is the AC filters, and 9 times out of 10, they have never been cleaned since new! And believe it or not, that drops performance by as much as 30% as well as higher power use.
    Location is important, I had a friend, and her condo was on the hot side of the building or full sun, and the concrete walls were so hot to touch! And the usual paper thin windows with no solar control like most car windows have, So, of course, that adds to the cost of using AC. Noise! My sister in law has a nice fairly upmarket condo in Phyathai, which faces the BTS like just 100 metres from the line, and along with the same paper, thin windows, the noise from the BTS is loud!

    "Location, location, location." Especially if you do not have a car or scooter. Even if you do. A small percentage have free shuttles to the beach and/or grocery store. SUPER convenient. *ALWAYS* make sure you get that 'government rate' for electricity. Get it in writing. I haven't paid over 800b in any month for a 37 sq mtr condo that faces East w/minimal sun intrusion.

    Hi Peter, thanks for all of the information that you provide in these insightful videos.
    One topic that I think would be of value is rental accommodations for those of us who come come to Thailand for 3 to 4 months a year. And don’t want to pay for a one year lease.
    I’ve looked at Air B&B for my upcoming visit in February for 3 to 4 months.
    I wanted to rent a nice condo in a high rise in Pattaya and lol these guys are wanting in some cases. $2000 to $3500 US per month.
    I’m okay with about $1200 per month. Thanks in advance

      The problem you'll find is all rental agreements lease Agreements are a year or more they don't do 3 months or 6 months so your options are limited

      Do a one year contract like I did and walk after 3 months losing one month deposit. Its still significantly cheaper than hotels in most instances; example, we paid 13500 THB month plus one month deposit; hence our 180 square meter house, yes house, 8 miles from central BKK cost around THB 18000 per month and electricity was normal price. Easy.

    Something else to think about. Many of The older condos, have much Better build quality, then the newer version nce. Noises from nabors i ls a big key Factor. The older condos, usually ,have much better Sound dempning then the new ones

    My electric bill for December was 2600bt, I was shocked! I love the cool season 😀
    Normally my electric in the hot season in between 6500 to 9000bt per month! But I live in a 5 bedroom 5 bathroom house in Chiang Rai!

    As far as responsibility inside the Condo, I’m responsible only up to ฿1000 if it cost more than that, the owner takes care of it

    My electricity is 4.5 baht KWH direct to MEA. 47 SQM apartment conservative use of the air con and I average about 1800 baht per month

    In Thailand they are confused they call a 20m2 room with a bed in cupboard a one bedroom flat.....1 bedroom flat must be min 50m2.

      they have hands free policy for small matters,and youre under the whim of the house owner. when i reached there, the homeowner `informed` me that there will be extra charges if i have `friend` came over when she noticed that im alone, even though ive clearly indicated that there will be 2 adults staying there on the website.
      i sent 2 emails to air bnb and ive received no replies.

      @ I was hoping for a recommendation from someone who knows. My doctor sent me an nhs ugov website that listed a whole string of options with many ifs and buts, but no clear defined ‘must, recommended, additional optional’, selecting from 20 to 30 types is just nonsense.

      I can't recommend it anywhere because the condos are normally owned by individual people and use agents to let them out when I arrived here I just went knocking on doors and got lucky

      Now what would normally happen is the landlord would receive the bill and then he would write his own bill out to you same units but more money. When you go to look at a unit if the electricity is not paid directly to the electric company walk away if it's an agent you're using tell her to only consider apartments or condos where the electric is paid directly to the electricity company by you

      Normally condos are rented out by separate agents from outside the building who act on behalf of the owners

      I did add some text onto the video where I stated servicing only I think you must have missed that if you weren't watching but listening and it varies from building to building if you've got a very cheap deal in a great condo then you don't moan about paying 500 parts of service an aircon

      I own several properties in the UK and the landlord is responsible for everything that's not always the case here in Thailand but generally the landlord should replace a broken fridge

      That brings its own problems for instance most buildings don't want Airbnb lettings so you have to sneak around and not tell anybody it's an Airbnb

      If you booked an Airbnb you'll find the person who meets you tells you not to tell anybody that you're staying at an Airbnb because most buildings don't allow airbnbs because they have full-time residents people come on holiday normally a very noisy groups of young guys and things so they don't allow them

      3 Months, hard, normally 1 year lease or an Airbnb or hotel.

    Great ideas. My old apartment had those ancient air conditioners, and the landlord changed them towards the last 2 years of my stay. I was lucky with my apartment, the landlord never raised the rent over the 12 years of my stay. He even let me install a pool table in my apartment, which was awesome, imagine all the "parties" I had. 😉

    I thought only Thais could own property.yet you say that the owner of the condo is Chinese.or is he Thai living in china.and why.

      i think youre confusing it with foreigners cant buy LAND. my cousin needed to put the title of the land he bought in hua hin under his wife`s name. ive told him its risky, but he doesnt care....so...sigh.

    Interesting. I would never rent and never have. I wouldn't buy a condo either.
    Just me, and i have the wealth to do what i want and a Thai wife to buy for me. My kids will be looking at getting thai citizenship as well. Yes, they are my kids. My wife wasn't married or had kids before me. That's a no no..

    Unless your 150%🤔 sure its a move for ever, to Thailand the complexity doesn't seem worth the effort, just stay in a cheap hotel then you can , move and leave when you want the hotel look after you and the property without any worries 😂
    Things change over night in Thailand you may need to pack your bag, and go believe me,😂😂 always have an escape plan 😂

      @@ThailandBound theres a few decent hotels in jumtian beach area including power, water and internet for the same price as a lot of condos.
      plus daily house keeping

      A like forr like hotel room with a separate bedroom and kitchen will cost significantly more than the 20k that Peter pays. A. Decent Airbnb condo in pattaya or Bangkok will set you back at least 25k a month and you're not guaranteed to have it for a full year.

      A hotel room of same area as a 1 year lease 50 square meter condo unit ,
      with 1 or 2 bedrooms +kitchen,
      normally cost 2 to 5 times ,
      the cost of the condo unit per month ,
      so its huge waste of money to stay in a hotel,
      if u are staying for 1 year or for few months
