Lanphun without a doubt I would definitely live there but not in that house although really nice but too big, because as you get older you will naturally start to distance yourself from people and want a more peaceful vibe that's life, you can't go 100 mph all the time, but you have Chiang Mai on your doorstep if you want to spice it up. I have been in Pattaya for 10 months, fun at first, exciting and new, but the whole noisy Farang culture just grates my nerves. Then I saw your Lampang video and I was "THAT'S WHERE I'M GOING" I found a lovely little house there, wheelchir accessible, a small miracle in and of itself. So thanks Wayne. I move in Jan 1st and I do believe it will be the perfect quiet and charming place for this old DJ.

Interested as to whether there is a structured rental increase built into the contract of the lease say annually over the 7 or 8 years should a long term stay be agreed. I doubt they would leave the rent that low for the full term. If it was (which I strongly doubt) you'd be mad to not snap it up. Another top video. Cheers mate 🤩

Having said that I haven't raised the rent for two years and there comes a time (here in Australia) when the increasing cost of living demands so. As I said, a flat 6,000 baht a month for up to the next 7 or 8 years is awesome for all sorts of reasons but mainly affordability and residential security seriously worthy of consideration for someone intending to stay long term in that location in Northern Thailand.

I now have a 2 bedroom 2 bath in Doi Saket and am happy with my decision to live in a house. You might be to Citified to live out in the country.
I've lived in a couple of places like this, Mae Rim & near Hang Dong. In Mae Rim there was a temple behind, never a problem. I liked the chilled out lifestyle after being in the city. Also never too far from Chiang Mai 😉

6000 baht - about RM780 a month. For a house that large.. gee, that's unheard of around here these days. Maybe in some of the small outlying towns, perhaps... In KL you'd be paying about twice that.
If your single and all the problems with flooding, better to rent a condo on the second floor and up. If that house floods who cleans it up. Yes they said never floods, that's what Jon thought too!

Such a better value than in the city. The typical 30sqm floating sky box is more than that. You don't need all that stuff in the city, 90% of it is just redundant anyways and just drive in if you need anything.
Wow, I pay that much to heat one room in winter. It would make a lot of sense for a family or couple of buddies that needed a base. I'd pay 5,000 and let a mate stay for free. And only 30min to CM I think it gives you the peace with the fast pace just a few min away.

I admit I've never explored in Lamphun very much, but from my visits I've always come away from the area thinking, if you don't work, what is there to do every day? I appreciate CM isn't far away, but if you spend 3 or 4 days a week going to CM because Lamphun is a bit too quiet, why not live closer to CM? I quite like San Patong, it's a bit busier than Lamphun, but nowhere near as busy as CM. Have to say that rental price isn't bad, and I'll be honest, when people visit I would see that small rood next to the house as a great way way to make them feel welcome, but still allowing me to retain the privacy of the house.
Lamphun is full of surprises. The west side of the river is a traditional town, lots of coffee shops, eateries and temples. Cross the river to the East and it is quite different. Huge industrial estates mean people come from all over the north to find work. Youngsters. And with youngsters, pubs. Massive pubs, with live music, food, then there's Rodeo nightclub. If you want to party, you can party hard! When I moved there in 2013, there was a Big C known as being one of the smallest Big C supercentres in the country. Now it has extended, with cinema (no English) and a larger electronics area downstairs. Further south, there's a market called Jatujak. The market, next to Global House, was nothing much and there wasn't anything else around. Now, a small Jampha shopping mall, and they're building Condotels - we stayed in one recently on our visit to Thailand - the Siri Condotel. The rate of development is starting to look like the changes that were happening when I moved to Chiangmai in 2008. To say Lamphun is quieter than San Patong is a little mistaken.
Lamphun is more lively than San Pa Tong buddy, and they're about the same distance from Chiang Mai. Loads more going on in Lamphun. Not much at all in San Pa Tong. It's whatever you like though 👍
Seems like it was meant for you. There's nothing wrong with having a guest room. The price is right. The landlord speaks English. And worst case scenario, you find out if you like living in Lamphun. I mean, you already have your regular spot for crispy pork.
Easiest way is Riding a motorbike IMO. It's the safest also. Or the only other way is to take the bus from Chiang Mai. That would be really easy also, if you don't want to ride.
That is a nice place in a quiet neighborhood of Lamphun next to a gym for $175 monthly! Just needs a couple coats of interior paint and someone to enjoy it with. Quick transport to and from Chiang Mai on the blue transit trucks. Best of both worlds. I think I would like both Lamphun and Phayao.

from micks thai travels been upto chiang mai very nice area but its still a tourist trap ,that house was not a bad price at all i too vloggrom a village in issan just outside khon kaen a lovely city with plenty to offer but i love the village life amongst the thai community the people are great and its very inexpensive what i do like about this area is the roads and infrastructure is great , mainly because its not in a tourist area you must try it out some time

I am planning on selling my house in the new year Wayne, I would share this place with you, I would pay 4k and you could pay 2k a month and I would travel around SE Asia for 6 months a year to avoid the tax situation. So you would have the whole place for half the year but I would still be paying for it. All I would want in return is a little guidance with settling in and visa advice etc.

It's not for you, that's fine. I loved living there for the seven years I did, but I understand other people look for different things. The market in Lamphun is quite different to Chiang Mai and wouldn't tolerate the rents Chiangmai does. 6000B/month is a very fair rent.
I love living next to a Temple. I’ve lived next to one for years. No problems at all for me. Or do you mean the next house? That can be a factor anywhere though. I did meet the guy next door, he didn’t look like the late night type of guy.
We lived there 7 years. The temple was always quiet. Originally nuns, it is now, I believe, a temple youngsters go to learn the monkhood. Most noise we had was when they kept a couple of chickens.
Yes, and if you can live without aircon the bills will only set you back another 6000B for the year. Thailand outside the tourist hotspots is very affordable.
@@JakeElliottukth Yes, I'm currently looking into it and doing some research. I visited in 2006 for 2 months and I really liked the country. I will visit next year for an extended period to the north and south and try to find some places away from the main tourism but close enough to the essentials to maybe find a more affordable, better quality lifestyle with more sunshine. No mate, don't think that was anything I was interested in seriously in Hua Hin. I wouldn't totally rule anything out in the future, but HH isn't in my plans to live. I had a great time in Hua Hin and I might be back really really soon. I think I done a vlog about "could I swap north for south" but I needed my North. I did really think about it though. Maybe my thoughts will change when I return again. Might be there for burning season.

It is my wife's house, rental contract would be with her, and she receives the rent. I can't own land, our children can. There are ways you can control Thai land as a foreigner for fairly extended periods of time, but not something I've ever looked into doing.

Yes, both great towns. Phayao offers the lake which makes it unique. Lamphun is the place I like the most though.

That is a nice place in a quiet neighborhood of Lamphun next to a gym for $175 monthly! Just needs a couple coats of interior paint and someone to enjoy it with. Quick transport to and from Chiang Mai on the blue transit trucks. Best of both worlds.

from micks thai travels been upto chiang mai very nice area but its still a tourist trap ,that house was not a bad price at all
i too vloggrom a village in issan just outside khon kaen a lovely city with plenty to offer
but i love the village life amongst the thai community the people are great and its very inexpensive
what i do like about this area is the roads and infrastructure is great , mainly because its not in a tourist area

Incredibly cheap house. My only gripe is there is no air-conditioning in the main house but there was in the annex , so I'd sleep there 😊😊😊 .

I am planning on selling my house in the new year Wayne, I would share this place with you, I would pay 4k and you could pay 2k a month and I would travel around SE Asia for 6 months a year to avoid the tax situation. So you would have the whole place for half the year but I would still be paying for it. All I would want in return is a little guidance with settling in and visa advice etc.

The only good thing about this entire "deal" is that the owner is only asking 6,000 baht. any higher and its a complete NO for the location (and house).

It's not for you, that's fine. I loved living there for the seven years I did, but I understand other people look for different things. The market in Lamphun is quite different to Chiang Mai and wouldn't tolerate the rents Chiangmai does. 6000B/month is a very fair rent.

I love living next to a Temple. I’ve lived next to one for years. No problems at all for me. Or do you mean the next house? That can be a factor anywhere though. I did meet the guy next door, he didn’t look like the late night type of guy.

We lived there 7 years. The temple was always quiet. Originally nuns, it is now, I believe, a temple youngsters go to learn the monkhood. Most noise we had was when they kept a couple of chickens.

I will visit next year for an extended period to the north and south and try to find some places away from the main tourism but close enough to the essentials to maybe find a more affordable, better quality lifestyle with more sunshine. No mate, don't think that was anything I was interested in seriously in Hua Hin. I wouldn't totally rule anything out in the future, but HH isn't in my plans to live. I had a great time in Hua Hin and I might be back really really soon. I think I done a vlog about "could I swap north for south" but I needed my North. I did really think about it though.
Maybe my thoughts will change when I return again. Might be there for burning season.

@WalkAboutWayne I live in Thailand and been near a temple before. Never again, nearly as bad as living next to a mosque. Holidays, funerals, family celibrations, monk inductions, etc etc. Only thing worse is living close to a school,555.

You can lease the land I do believe. This house is for rent nor for sale 👍
It is my wife's house, rental contract would be with her, and she receives the rent. I can't own land, our children can. There are ways you can control Thai land as a foreigner for fairly extended periods of time, but not something I've ever looked into doing.
