Yes it's possible, mine is at floor tilling stage another has taken 960k however it depends on a number of factors 1.contractor/foreman (B your self) 2.materiels (buy yourself) 3.Area(urban or rural) 4.more research in every stage before u start.
When we were young,we used to go for bread and eggs after breakfast, but no mistake, now why not have shopping for materials and accessories for saving money!🎉😅😂❤
That's a real price tag or slightly lower for a 3 bedrooms house,do not reliay on people false information, you hear others saying to build a such home is 9 million nonesence they usually liars ,wanauzia watu uwoga na kujifanya high class ati wamejenga na wale wengine ATI hawawezi kujenga,
I had engaged myself with Promittol may be you have heard about them opened an Account with 30k ,deposited 300k when i asked for my Bq for a 2bedroom House they gave me a price of 4.8m we negotiated till no final conclusion coz was too exp they had to refund my deposit which again they deducted 30k i lost 60k but i learnt a lesson i can get cheaper contruction@paulgitau6055
The easiest part of building such a house is the foundation and the laying of stones. The finishing is the hardest though it might deceptively look simple. Does the above house have concrete pillars since there is a slab on top or rather how safe is it to build a simple storeyed 3 bedroom stone house without concrete steel enforced columns??
The guy is detailed, does his research very well...maybe he can point out the size of the house so that people can get to understand why his house is cheap..you know there are 3 bedrooms of different sizes and other factors such as the area you are in, sometimes the materials might be of good bargain but the transport cost unawezea lia machozi yote but we must give credit where it is due, his cost saving techniques are top notch....oooh and we stick to hoop iron , barbed wire ni ya fence
The problem is the government. Am building in Meru and a they have been to my place 3 times 😂😂 thank God I have all the documents. Am waiting to see him do finishing with that kind of budget😂😂

He should give a full breakdown of the 850k. We know you can even make a house for 200k but we know the quality will differ significantly from a 10M house of the same size. 850k would just be for roofing for someone else...
This guy had already done done his research ,kudos to him .Thanks Miano for all you do.
I learnt to be a welder and did all my doors and windows. The amount of money saved is a story to tell! 3 bedroom pia.

Very true
Also the size of the house and roof type. The old style gable roof is cheaper than most of the modern and stylish ones.

Apa kuna ukweli tu mob mtu ni foreman brokers/mwizi,fundi used to walk and there were recommended for there good work kwani walienda wapi😊😅
Does that 1.6m include tilling, painting, fitting and ceiling?. And also nowadays we have moulding decorations too.
I have no idea but the more extra stuff you add the more it gets to be expensive
Painting, tiling, fitting and ceiling is not entry staff. So hit nail on the head plz
12:25 barbed wire is a wrong idea.
Good advice but make the project wider that your face on the screen.
Can u estimate the cost of 3 bedroom building in Nairobi
2.5 -5 million is a good estimate... Size, soil type and finishes will heavily determine the cost
And a 2 or 3 bedroomed in Murang'a? Red soil@@mianomuthii
Great information.Should one excavate land before kujenga ?
Depends on the soil n type of building
@@mianomuthii .It's in Naivasha.
@@Reggie175 soil
@@mianomuthii .Loam soil
@@Reggie175 no need
There's an NCA drone somewhere looking for this house so that it can get the big red X. I hope it won't be found
Ati nini..wueh I pray hataipata pia
That's very mean of the drone owner.😮

Foundation ,roofing, and labour most costly
No, finishing
Finishing hakuna kitu, roofing is the hardest part in building.
