    I grew in Utah but the cost of living has tripled in the last few years. It is a good place to live but with all the people from out of state coming in like crazy, its been hard to find apartments and housing.

It’s scary how quick and eager some of them are to abuse that power. Sadly it’s going to take more than an individual or small group of people to change it. If propaganda were not tearing the country and people apart it might be a different story.

    Moved here 25 years ago. Lived all over the US east before. I love it here and tell everyone it is a terrible place to live. Too many people are moving here so please tone it down.

      Seriously. I don't mind people coming from out of state but when every one suddenly decides its a good idea to come here, it's too many people all at once. It's like the population grew 10x in one night.

    The reason the streets are so wide is that Brigham Young wanted them wide enough to for a wagon team to make a U-turn! Also, someone asked if there are any Catholics in Utah…the largest Catholic high school west of the Mississippi River is in Draper,Utah.. Roy is near Ogden, not Orem…. The state is awesome

      When I was at Utah State University, I remember the Newman Club, which were mainly Catholic, and at the end of my freshman year, I ended up living in USU off campus housing with a gal who is Catholic. One day, we had some LDS Missionaries, and I remember her challenging them on their religion. There are Catholics in Logan, Utah too.
      Also, I remember that Brigham Young wanted to have the streets wide enough to make a U-Turn with a wagon and a team of horses. My favorite ski resort, is Alta, and I loved going to Trolley Square.

    While I am not religious or anything, having an entire area built on a foundation of being a good person and raising a family surely makes Utah stand out as a great state to move to. It really does improve neighborhoods.

      Vast majority of Utah is Mormon. Like 70% statewide is one single religion & it's even higher outside of SLC. There is no other place in the country like it. It's very close to a theocracy. Maybe that appeals to you. But if you're not Mormon, I will tell you right now: they ain't no 'normal' Christian sect. This is a problematic, high-control religion that is cult-adjacent, with deep roots in anti-black & anti-LGBT doctrine, and really nutty beliefs and shunning. Do your research. Or don't. Yeah, actually, never mind, y'all should definitely head on over to Utah (and leave my state the fck alone).

    The reason utah become so expensive, people from California has been piling up here and they have MONEY which has raised the housing market. Utahs homeless rate has grown astronomically.

      Not true. Natural Increase (having kids) has accounted for 77% of the population increase in Utah since 2010. 2020 was the first year transplants have outnumbered newborn babies. This is a city-data stat.
      It’s easy to hate on Californians for the lack of housing, but Utahns having such big families and then growing into adulthood and needing a place to live has historically been a much larger factor. For the record, I’m not a California transplant.

      For a single wide trailer in the last 5 year's have increased to un reachable for most people. Over 200,000 for a single wide.

    Roy is in the Ogden metro area. Burger Bar was featured on Diners Drive-Ins and Dives on the Food Network. Provo is the home of Brigham Young University. Wide streets are great for snow plows to remove the snow. Living up in the mountains means the houses will be very expensive because it's more secluded, and cost of land is more.

    There's an article by KSL that shows the real reason why home prices have increased so much in Utah. There is a house shortage. Too many people and not enough houses. The real reason: People are not moving out of Utah. In other words, the people that historically would have moved out are not doing so. People from other states moving in is part of the reason, but not the main reason.

      Funny thing is, Vernal is in the area and actually has the cheapest housing so far as I know and have seen. Though nothing in this video is really anything below the front. It's actually kinda a silly video IMO. Particularly the crime rate, he WISHES the crime rate was that low. A LOT, and I mean a LOT of crime goes unreported.

      Yeah that makes a lot of sense people who grew up here in Utah and have strong generational roots of familial communities here as they're Mormons. Historically, They're not going to leave their Mormon state. The Wasatch valley is essentially a bowl and has a limit to housing developments that's been the states unsustainable attitude. The lake is drying up, as the historic drout still tracks as well. And the Inversion is only getting worse.

    You failed to mention there is a housing shortage in Utah. This shortage causes bidding wars with all houses sold. Most of them end up being at least $50,000 over the asking price. It's ridiculous buying a house right now!!

      This was happening for a short time. Now that rates increased, the bidding wars have ended. Most properties on the MLS have price adjustments lowering the asking price in 2023

    You can build your own off-grid home in Utah, with a well, greenhouse, barn, and solar system for around $250,000. We use Starlink to work online, if needed. Our 250-family community is modeled after the housing co-ops in NYC, except instead of an apartment, you get exclusive rights to a 2.0 to 2.4 acre lot PLUS at least 4 acre-feet of water rights.

    If you want nice and affordable in Utah you can not seriously leave off places like, St. George, Cedar City, Parowan, Kanab, Hurricane, Payson, Brigham City, Heber City, Price, and cheapest of all those and where we personally live Vernal UT. We bought our 2 bed 2 bath full renovated townhouse here for literally $88,000 just over a year ago. Yes the market has increased all over the state since then but anybody living in UT who has been here for a while knows nothing near the Salt Lake Valley should be mentioned in the same sentence as affordable.
    All those mentioned towns are super safe, nice, and worlds more affordable than anything in or around the Salt Lake Valley. Look it up.

      I was wondering the same thing. I moved to Hurricane a couple years ago. A lot of list such as this one, always seem to forget to mention anything about Southern Utah.

      The expensive Utah cities will also grow the scourge that is drug addicts living in the streets. Most news outlets call it the "homeless", but the vast majority are addicts stealing anything that isn't cemented down to maintain their habits. This is how LA, Portland, Seattle, San Francisco, and all the other cities with massive bum populations got started. Want to live in an infested cesspool of a city? Move to anywhere along the Wasatch Front, and then wait a few years. This is the time to get out of Utah, not move here! I've lived here for the last 41 years and the writing is on the wall (right next to the tent and human feces)

    I live in Utah & can tell you the price inflation is out of control & the prices do not match the quality even close! $500,000 homes are actually barely worth $250,000 apartments asking $1300 a month in rent that were barely $750 last year with 0 improvements or renovations!
    All of Californias money is flooding into Utah thanks to remote work driving prices out of control!

I have an issue with the type of people moving here and voting the same way that made them want to leave from the cesspools they’ve created. It’s always interesting too. There are many liberal states to choose from but they always seem to flock to conservative states. New Yorkers moving to Florida and Californians moving to Utah and Idaho. Why not Oregon, Washington, or Colorado?

    I live in East Layton and I am shocked at how much housing has gone up since I moved here in 2017. South Ogden, South Weber and Washington Terrace are less expensive. Roy, Syracuse, West Haven are less expensive too and some areas a super nice. I think it’s hard for young people starting out to find a home under $300k in the Northern Wasatch front but it is absolutely a great place to live

    Utah Native here. You can't beat the scenery or outdoor recreation here. You'll be harder pressed to find a sense of community if you're not Mormon. It is possible, but more difficult. There's not much diversity, although there is an Hispanic population. Never did I imagine even 3-4 years ago, that'd I'd find myself generating six figures, and still can't afford the home I'd want though haha. Crazy times.

Idk, SLC is starting to look alot like LA especially on high inversion days as your rolling on in from Thanksgiving point. What I don't want is for people like OP who've been born and raised in Utah and have generational roots here. They're the ones who are the backbone of the local smaller communities atleast to me as an outsider living amongst them. Some of the transplants, atleast the unhinged Dems who came here. Bitch and complain on their blowhorns on Reddit constantly. I came into Utah knowing it's a Mormon state. And the lefty liberals hate it for what it is. Smh

    As a Utahn, your summaries are pretty accurate! I LOVE Logan, by the way. The area is gorgeous, especially in the summer. It's a college town, so if anyone wants to experience it during their college years it's not a bad place to go to school. ☺️

      Logan is my favorite town too, as I have spent 4 years there, as a student and graduated from Utah State University. Summers were so nice and comfortable with the dry non=humid weather.

    My first year and a half on earth was on 40th between wall & Washington in south ogden... my grandmother's house. Wierd to think that utah has become unaffordable... when I was growing up it was one of the least expensive places in the country... times have changed.

      Yep. It’s becoming a more of a tourist destination, and less of a place to live. And with its current rates, I wouldn’t be surprised, if the average home price will be around 700K in the next 3-5 years.

      You mentioned South Ogden, close by in Ogden the area has experiencing gentrification over the last few years. Times are definitely changing around here.

      SLC area is expensive. And of course, Park City. St George has also gone up be ause a lot of LDS families and retirees are moving their from Las Vegas. I have always love Cedar City.

    I wish you would start talking about apartment and the rent cost for each state along with the home cost or by themselves. Especially for those who don't ever want to buy a house, such as myself, and like the ability to move into a new place with little to no hassle(s).

    You should also share that the income to home cost ratio in Utah is one of the highest in the country. They really don’t pay enough in Utah to afford a home.
    Also don’t forget to mention the air quality in the winter along the Wasatch front is at the top of the list for most unhealthy in the nation.

    I'm surprised ST. George didn't make this list. Phenomenal town, and it's just 1.5 hours from Vegas. The red rock there is just gorgeous. I don't know the stats, but your basically getting a high cost of living, low crime, okay employment, a good university, near perfect roads. No, seriously, the traffic flows so well on these Utah roads because we have room to fit down the sides if we are turning, and St. George has some of the best in the state. You get good access to national parks, 1.5 hours to Brian Head, (a decent ski resort) snow canyon just 10 minutes out, and several lakes within an hour's drive. Oh yea, and there's hot air balloons in the air almost every morning.

    Logan is home to my Alma Mater, Utah State University, and their football team just won the Jimmy Kimmel LA Bowl, 24-13 beating Oregon State. Go Aggies! Also love the Blue Bird Restaurant in Logan. Love this town, and the Canyon, which passes by Beaver Mountain - a family run ski resort and has camping and RV Parking in the warmer seasons. Also love to go to Bear Lake. Tony Grove Lake is in Logan Canyon as well, and it is a beautiful drive in Logan Canyon.

    Big question in the West is drought and availability of water. Here in SoCal, it will become unlivable when the water bill is higher than your house payment. Phoenix and Las Vegas will also be water starved. Northern Utah may be safe from drought.

    Roy is part of the Ogden-Clearfield metro area, not the Orem metro area. Also, Logan and North Logan are great, but they're situated in a small valley and with all the other cities in the valley, it's already getting too crowded between people moving here and the higher than average birth rates. I've even considered moving because it's becoming crowded and expensive and I've lived here since I was about two years old. I love Logan and Cache Valley and I'll sound like an old person (even though I'm not) but it really isn't what it used to be. The population in the small valley is closer to 142,165 all together and it can't support much more growth without developing more farmland or other naturally beautiful areas which are really the two main things that make the area special. Also, finding a place to rent is extremely difficult, especially during the normal school year of Utah State University when the students flood back into town. People (college students) also say that it's boring here, but I disagree with that. I love it here, but don't know how much longer it will be that great. That's just my opinion.

    I love Utah, the only thing that really sucks is the Liquor Laws. I guess there are other countries like Sweden and Australia where you have to go to a State Run liquor store, but 5% at the Grocery store or a restaurant isn't enough.

    The Salt Lake City airport had the best view of any airport I've ever seen, though I was only there for a connecting flight. I think I'd like to visit for vacation, as it looks really beautiful and has so many national parks, but it's not the sort of place I think I'd want to live.

      It’s not the place I would live in either mainly because I have concerns that most of my friends there (if I had friends there) would be Mormon and the culture there. I was born there though and haven’t lived there long term since 2015.

      @@Member_1115 that place is almost completely out of water. It's a full on desert and no water. It's going to get really bad, watch and see. There are plenty of articles out there about the drought the West is currently in. Lake Powell, lake mead, almost dried up as we speak

    Hey, dont knock the desert, bought my property 2.5 acres for $3000, put a tiny house and solar is great, over did it a bit, so even running electric heat, its quiet, i have to drive 30 mins to grocery store, but its a nice drive. Oh yea and I think every inch of Utah has GIGABIT FIBER INTERNET. WINNING!

    I bought a nice new construction 2-story, 1900 sq. foot house in Layton UT in 2006 for $172,000. I sold it 2 years later for $230,000. I thought the prices would drop after the 2008 housing crisis, but they never really did

      That's how much we paid ours that same year in West Point. We still own it. We're hoping to get a house somewhere in West Haven or Syracuse, for the last few years now...hoping the prices would go down...but now, we can just forget it. Prices just keep on climbing. Ugh!!!

    I love Springville! My sister use to live there. She and her husband had a beautiful home and my brother in law had a great chiropractic office. Springville is awesome! My son lives in Provo and loves it (just a little fyi)

      @@AiVersify it sure pushed me out. And it’s probably going to push out more people in the future. It’s going to become a breaking point, because It can’t just go up like that for years to come. The younger generation won’t be able to afford to live there.
      Because it didn’t matter how hard I tried, I couldn’t buy a home. So I continued to save that money, but with the skyrocketing prices, it still wasn’t enough for a down payment in Utah. So I moved to Illinois and bought a house and put down a 50% downpayment. 2 bed 1 bath fully remodeled for 60K. I work from home, so my job isn’t an issue. The same 60K house in Utah would cost me 350K. There’s cheaper areas, but you’ll still be paying 250K+.

    Great video, but I think your "median home prices" stats are quite misleading and off the mark. I've been looking at Utah home values for a couple years on numerous sites and the jump in prices is just nuts. You list Provo as somehow being a top 10 cheapest town but I'm hard pressed to find anything decent under 500K unless it's over a hundred years old or has some other real issues.

    All of the places you listed are pretty nice. Ogden always had a bad reputation but I never found it too bad. I really love the Provo/Pleasant Grove area too.

      It depends what side of Ogden your in. The South side where Weber State is located is very nice and safe with good homes. But North Ogden is the complete opposite with tons of gangs and a lot of low income families living close to poverty. It’s about 5 miles which separates the two sides but there is a stark difference.       I live in Pleasant Grove right now, in my grandparents' old house. If I didn't, I couldn't afford to live here. Housing is wicked expensive, and there is zero affordable housing. Rent is through the roof. The area has lots of schools and universities, and it's more profitable to cram two students into every bedroom and rent each bedroom for a thousand bucks a person. There are no cheap, older homes for sale here as in years past. Everything is a minimum of 250,000, which is well out of my price range.

      Ogden is totally fine. It’s a little rough around the edges, but it’s a city. Only people FROM Utah think it’s bad. It’s improved a great deal in the last 5-10 years. I love it here.

    Interesting list, I grew up Spanish Fork and live in Provo for the last 20ish years and I love it here personally. I love the mountains being so close and it is quiet and everything I need is close by. Good list!

    The Salt Lake area is effected by an inversion layer, like LA. It smells. The air quality is low. It is still a great place. I have friend who moved there 20 years ago from San Diego. They love it. I thought about moving to SLC. When i searched real estate. I was confused. There where a great many larged homes. 6-10 Bedrooms. After a few minutes. It dawned on me. Utah,Salt Lake City. Mormons have large families. I was looking for 3bdr. The high housing costs are worth it, If you can afford it. Snow sprots very close to the cities. And yes you can drink.

      The inversion is seasonal and the smell is rare. The lake effect smell only happens a couple times a year maybe for two days at a time.

    As a resident of "Spanish Fark", the cuts to the paella fork were so funny. It's called that because it is were the spanish explorers came up in 1776, ironically and unrelated, there are quite a few spanish speakers here too. beautiful place, fantastic rodeo, wonderful summer carnival, a great way to live in provo without actually living in provo, tons and tons of restaurants even though it is a bit smaller to boot and a great jumping off point to be able to visit the desert but still be in the wasatch front.

    Provo is named after Provost the fur trapper. So basically you mentioned a ton of Utah County, Davis County, Weber County, and Cache County. I think you should do these based on Counties because you basically named 4 “towns” to live in. I’m glad you didn’t mention my lil town on the Wasatch back though, we’ve had a ton of new homes being built, and our property taxes are insane because of all the new growth, BUT you can not beat living in cute lil growing Morgan, Utah!!!

      Morgan has gotten expensive as heck! I grew up there, and can't afford to move back even with a very healthy retirement income. Once they actually paved the road over to Huntsville it's gotten crazy expensive. Makes getting to those ski areas easier, but it had a drawback. I do love Morgan though.

      I grew up in PG, too, and I am currently living in my grandparents' old house. Otherwise I could never afford to live here. The first house I bought here I later sold for 37,000 and made a profit. That house now has to be worth 10x that.

    This isn’t always true, but wide streets like seen in Springdale are oftentimes an indication that they have had bad fires in the past. Wide streets make it harder for fires to spread throughout a community. Just a thought as to why.

      Early in settlement Brigham Young wanted streets that two ox wagons could turn around in the same place. Statewide, only it wasn't a state then. I really love the wide streets and no, fire has little to do with it.

    How about not spreading the secret. This place is quickly being overrun. Some statistic came out recently that said the state grew 70k people. They must have all moved within 5 miles of me.... I've seen comments on here too that have said that the locals are being out priced. True. I do not envy the younger kids coming into adulthood, they can't barely afford rent, let alone a house. Jobs are a plenty, if you want to work it's there to be had. The comments concerning the church are usually biased, I've been on both sides of that fence, you get to decide where you stand.

    The inversion or air quality in this area needs to be mentioned. It can be pretty bad. The traffic south of salt lake City is pretty crazy. Also it is like 75% Mormon. If you aren't Mormon you will be an outsider. Every one is super nice but your kids won't be invited over

    The ONLY reason that I am here is my parents and brothers/sister.
    I just got back from Traverse City, Michigan and I absolutely loved it.
    I’m going back when I can!

      Duchesne was overlooked because it is very much a desert, although very close to forests and all kinds of amazing beautiful places to camp, hike, fish, ATV. But also because like he mentioned about folks that leave old broken down cars on their property. I have never seen so many trashy properties in Utah, but that Highway 40 route from Fruitland to Duchesne....UGLY! That said I have property overlooking Starvation Reservoir, just 5 miles from the town of Duchesne. But find the County people very difficult to deal with concerning it being an off grid property.

    😂😂😂😂😂 a little biased for on this video Briggs? There are more places to live in Utah than the Salt Lake Valley and Northern Utah. And many of the small towns are quaint and beautiful, and MUCH more affordable than the large cities. Even the small cities are more affordable than the Salt Lake area. Even if you’d just stuck to cities all along I-15 this could have been a more informative video.

    ehhh....
    it seems like Briggs is confusing Orem and Ogden through out the video.
    Orem is not Ogden. They're quite far away from one another and have distinct histories.
    Outside of that, there's some little things...
    Orem-Provo are frequently listed together, springville-spanish fork are next door neighbors, and washington terrace exists almost entirely enclosed within south ogden.
    I've lived in logan while going to college; it doesn't have clean air in the winter, and is routinely the coldest spot in the continuous 48 states, beating out places like maine. It's cold in logan.

    I like Utah and we are thinking about moving there, but not to the metro Salt Lake area. Far from it...
