Thanks Kerry, you made my day! I was one of the folks asking you to cover S2A because their offerings most closely meet my requirements. Also, I believe S2A's approach has the greatest chance of disrupting the conventional stick-built market. At least until the other leading players like Boxabl make a serious entry into the market with SQFT sizes and floorplans that don't require the homeowner to adapt to a tiny-home lifestyle

I love these homes and for me...the second you showed us.
I so much want lots of outdoor space, although the last one you showed was the perfect design for me but I live alone.
I don't think you mentioned any pricing and since transportation fees aren't included, I'm delighted that one of the places they are building iis in FL , where I currently live.
Besides needing a lot of good quality screens, the heat doesn't bother me so much since I have lived in FL for 30 years.
Thanks as always for keeping all of your viewers informed.
Three details I need to know is the structural elements such as wind speeds, overall air tightness since I live in a 101 year old historical district and now want new and airtight since my current location has lots of live oak trees so rodents can get into my walls and attic...none inside.
I definitely want hurricane proof windows or close to it but my largest concern is how I should go about looking for property where I'm still fairly close to the city yet still have my privacy for a home like this PERFECT design and size for me.
Do I begin getting a realtor or is there a better way to get started. I have too many trees over my current home to ever have the opportunity to have 100% solar which I really want.
So thanks again and I really appreciate your time with being truthful about all of the prefab homes you show on your channel.

DT... Thanks for asking him to cover these. Good to see more options like this one..regardless of other issues people have with it..like renderings...not producing yet.etc....The biggest greatest and /or most innovative productions of anything has often taken more time and been worth waiting for and supporting it's progression from a dream/design into material reality.

Kerry, I really love these homes. Yeah, they seem a bit pricey but if one adds the cost of electricity to their mortgage or rent, this is a great option. I also like the idea that they are creating factories throughout the nation to help reduce transportation / shipping cost. I am definitely going to look deeper into this company! Thank you very much for doing a lot of the leg work in finding these companies and presenting them to us! Truly love your videos!

Thank you Kerry. Don't you end up wondering about designers that feature multiple wide open sliders but build in places like Florida & Texas? Do bugs not live in their world? Did they miss the class on loss of thermal mass where air con is needed? Do window coverings for night-time privacy never get designed-in consideration? My world is so different...

I’m just delighted to see you featuring companies that are focused on building homes that are net-neutral. This is CRITICAL to meeting the Paris Accord goals. Here in DC, anyone installing solar panels may sell excess energy back to the grid. My closest friend makes between $400-$800 A MONTH in this way. He lives in a 100-year-old house and just installed a solar array on his roof which is so efficient, he can’t use all the energy (it even powers his electric car). But his ability to make this money is the result of regular citizens who pushed for policies that reward the use of green energy. State or local governments that depend on oil and gas are typically hostile to policies like this…it is up to everyone to be sure to elect state representatives that are fighting to make green energy accessible. There is so much money to be made in this arena…this is the future if we will fight for it.

  • @davidhunternyc1

There are two requirements that I would insist on before building a home or buying a prefab home: *#1- No paint.* Yes, inside and out, no paint would be a requirement. I got the idea from Saint-Philibert's Church in Tournus, France. Its patina over the centuries has softened the stone into a gaussian blur. Another work of inspirational architecture without paint is the original Apple store in Soho, NYC. It's 10 years old and, with thousands of people visiting weekly, it's as good looking and modern as the day it opened. Paint is the bane of architecture. Paint ruins interiors and furnishings and requires constant maintenance. Paint is the acid-washed jeans of architecture. *#2- No recessed canned lighting.* Canned lights are an inexpensive way to add light. They are cheap looking too. They litter the ceiling and add glare. Canned lighting is appropriate for malls and retail stores but not for homes. If you're an architect that relies on canned lighting it shows that you don't know how to control light. If you don't know how to control light, learn. Check out the Schweikher House, built in 1938. It disgusts me that the hard fought knowledge of the past is treated like a toy box.

Great looking structures and what a green company if it all proves true. This was nice to watch as I sipped my morning coffee. Question - are there any companies out there that are building something with more of a traditional esthetic? I like the homes you show, but realize, we couldn't live in one long term just due to the design. They don't seem cozy, warm and inviting. Everything looks the same in a way - very modern and contemporary. I know MCM is the design of choice for a lot of folks, but those of us on the other side of the country still like our country cottages. Just a thought. Maybe someone out there is still making traditional designs, but with all the advantages of the homes you tend to feature. Thanks for all the great videos. I know you put a lot of effort into them and it shows. Cheers!

As usual, Kerry, really great information and I like looking at the renderings when there aren't actual homes to see. My question is, while the company seems to have very specific plans for expansion, what are the plans for *funding* this expansion. If money for good ideas grew on trees, you and I would be rich. So, I ask: show me the money, or, at least, where is coming from.

This is truly interesting. It's interesting to me mainly because it doesn't make the assumption that we are willing and able to live in a tiny home. And $173 per square foot is a start. The condo I used to live in, for example, was just over $100 per square foot when I bought it, and, alas, somewhere around $30 per square foot when I sold it.
When, if ever, do you think that the price of a modular home like this will be cut in half, and something stylish can also be affordable?

Flat rooves could create problems, during snowstorms, even in the South. Much wiser to purchase a sloping roof, from which unexpected or heavy loads can slide to the ground. Also, it would be nice if some of the plans had more traditional facades. The plain box could become very boring. The prefab construction has been around since the 60's and 70's; the new materials were not available, then. The designs were more often traditional, with fewer of the box facades. In most situations, all the wooden framework was done in factory, with the veneers being added onsite; measurements were more accurate, when done with factory equipment and laborers than those which were stick-built and made plumb onsite. Today, more accurate measurements and cheaper production can be achieved with robotic systems. Geographical adaptation is of paramount concern, for instance, Texas heat has challenged some of the faux stucco products sometimes used on house with these exterior designs, causing concern to the builder and the buyer. I am a very big proponent of the pre-fab building concept; we just need to get it right - "get all the ducks in a row", as they say.

I absolutely love this...living in a net zero home. But in Vermont....Teams has some challenges. Flat roofs ...well 18 inches of snow would be too heavy for the cheap wood frames used.....solar.....well I live in wooded area and one side gets full sun but solar company automatically disqualifies this mobile home as possible for any solar usage which is just bull....they are building neighborhoods in Colchester VT with no thought to solar...present day in a state that needs it desperately....closest manufacturing plant is new york....figures....NO ONE dares to really take on the challenge of improving net zero or solar in a manufactured home park including Tesla in Vermont because they can t do it! If you can I dare you to....to build one net zero home in Vermont with challenges of above. California s real easy to do for net zero but Vermont or Canada? Come on Feels take on a real challenge.

The first round of modular models I designed to fit more towards the California market since that is where our first plant is. I am actually from the Midwest so I will have many more designs geared towards the middle of the country with pitched roofs and everything you'd expect to see in your area. Not only that, I will design custom homes for anyone who prefers it.

The quality of these types of homes seem to be built to a much higher standard compared to site-built homes. Unless you've got a really good contractor and your house is the only one he's working on or just one of a few.

I sat in on a conference call. They are doing exactly what I want with green building but I couldn’t hack the price. One of the most expensive I’ve seen. I think they charge $9/mile for shipping. Do that math on 2,000* miles. I had to pass!

    • @KerryTarnow
      @KerryTarnow  2 года назад +1

The shipping isn't out of line with what I'm currently being charged. Rates have gone up a ton like just about everything else. I guess there's always the hope the build a factory closer than 2,000 miles from you. Thanks for watching

They should be customizable to built it into the specs you want. It would just cost more in material pricing. Labor is not too much of a difference.

Good video clarifying and covering the salient points from a not so easy to navigate site. From an architectural standpoint, the models are nice, but their website is a bit disconnected and not intuitive to navigate in order to quickly find info. efficiently. They prominently feature their sustainability marketing verbiage, even going so far on some pages to say their homes are gender and diversity inclusive. Your guess is as good as mine as to how they manage that in real life application scenarios..just more annoying marketing garbage.
Website is clunky to navigate..said that already..If I had clicked on the gallery on the home page, I would have accessed the home models right away but I thought the way to access detailed home model info. was to click on residential in the nav bar and go from there. But 'Gallery' which is usually just where sites put photos with limited or no accompanying info is where they put all relevant info. on each model home. Even the FAQ..instead of a quick dropdown, you click through to another page for each Q and then click back..it's not a huge deal but you shouldn't have load a page for each Q&A.
Videos of each model are too quickly edited so you don't come away with as an clear idea of the continuity flow of each home as you should. They could have done both the pics and the videos much better without breaking the budget. Again, the problem is with the continuity of their pictures, not the quality of the computer simulated pictures. On many models, you can't orient yourself as to where you are in some shots and where the bathroom is in relation to the house without referring to floorplan. Many times you want to get a eyeline view from a wider angle than they provide. And on the models I viewed, they give you one shot of the bathroom from a limited angle so you really can't determine much from it.

The folding glass doors on the green lux 23 will run you about $40,000(conservatively). I'm going to go out on a limb and guess that most people buying a home that small at that price point aren't going to opt for a $40,000 door option. I think the vast majority of these companies will not exist a year and a half from now. I'm so tired of everybody talking about how they're going to be the Tesla of houses. They really need to stop talking about building a million mega factories and just focus on getting quality product out the door. Silicon valley style hype is so damn played out. With that said, I absolutely love the aesthetic this company has gone with. I hope they're one of the companies that survives.
