Financial literacy should be in high schools in all 50 states! I advocate, and will potentially lobby, for this. 2022 is a whole new game man - sold all my primary index fund holdings in January, and went short on the Nasdaq = has worked out very well this year so far. So I think Kevin was wise to sell his holdings when he did, or should have even sooner. It is much better DCA back in as indices drop further! I am only 20% invested back in on primary holdings, and still holding short positions on Nasdaq via derivatives.

Fha in city's like mine let you do 3.5 percent or me in rural areas like foot hills arizona or san luis Arizona somerton arziona. There is usda loans for zero down lol. and there is a market for renters there and influx of temporary field workers that come and go every 7 ~8 months that need some where to rent.
Joined the Navy at 18 with 7k in the bank. I did janitorial and smoked a lot of pot in high school. Left the Navy after months with 32k in the bank. Invested 29k in the S&P in late 90. Started working at UPS, Exide Battery and did concrete on Saturdays. Invested 1k a month every month into it, Cashed out 250k from the S&P and invested with my Financial advisor Lucy Maria Koss. Cashed out and Semi retired at 41. Took a year off. Traveled. Came home and started working part time for the insurance, entertainment and pocket change. Work isn't work when you don't have to work. Becoming wealthy can be done in few years. It feels like 60hr work weeks. Feel the pain of discipline early or feel the pain of regret later. I wish everyone well!

Word! Real estate is so much better than stocks for a start, in my mid thirties and have flipped 3 houses sitting on +400k in equity. Nothing beats the real estate market here in Canada and I don't even rent properties. Location aka City is important. Have moved 2 cities to take advantage of the boom and will be moving again once equity hits 500k in about 2 years to a new cheaper city to buy and rent. I personally make sure that I put 20% down just to avoid the mortgage insurance fees. All of this is possible because I have been working from home for the past 8 years and can move between cities without it affecting my job. Good luck everyone
Kevin i like the way you became successful millionaire. My way that i became a millionaire was through trust funds and regular inheritance. It doesn’t mean anything when it is given other than thank you. Learning to make it and discipline to do it means that it is residual income that could last a lifetime. The residual part is not the hard part it is the discipline to do it.

You don’t need credit to make a lot of money buddy. You can have terrible credit and be a billionaire. Credit is debt. Establish a base principal first, grow that, then pay off your debt. Now of course if your going to purchase real estate you’ll need credit. But that should be your 3rd or fourth option if your trying to turn your McDonald’s salary into millionaire status.

Honestly, unless tesla starts missing delivery dates again, they will only go up through bidens presidency. Keep in mind, every other manufacturer is making EVs too so once people realize that and they become attainable to the average driver, the writing will be on the wall for teslas boundless up valuing. Not saying it will go down but it may become a more average stock.

I recently found one that involved just adding a simple feature and squashing a couple bugs in an existing system. Charging by the project is key, so I charged $5k for a 4 week delivery and took me about 20 hours of actual work. I am a self taught coder though and have been doing it for over a decade now.

I quadrupled my income in 3 years learning to code. All debt except school loan will be paid by end of the year, while having an emergency fund saved. First baby coming in December so I'm working to build credit and save to start buying real estate. If you like solving problems and are thinking about learning to code, stop thinking about it and do it.

Financial literacy should be in high schools in all 50 states! I advocate, and will potentially lobby, for this. 2022 is a whole new game man - sold all my primary index fund holdings in January, and went short on the Nasdaq = has worked out very well this year so far. So I think Kevin was wise to sell his holdings when he did, or should have even sooner. It is much better DCA back in as indices drop further! I am only 20% invested back in on primary holdings, and still holding short positions on Nasdaq via derivatives.

Joined the Navy at 18 with 7k in the bank. I did janitorial and smoked a lot of pot in high school. Left the Navy after months with 32k in the bank. Invested 29k in the S&P in late 90. Started working at UPS, Exide Battery and did concrete on Saturdays. Invested 1k a month every month into it, Cashed out 250k from the S&P and invested with my Financial advisor Lucy Maria Koss. Cashed out and Semi retired at 41. Took a year off. Traveled. Came home and started working part time for the insurance, entertainment and pocket change. Work isn't work when you don't have to work. Becoming wealthy can be done in few years. It feels like 60hr work weeks. Feel the pain of discipline early or feel the pain of regret later. I wish everyone well!

Word! Real estate is so much better than stocks for a start, in my mid thirties and have flipped 3 houses sitting on +400k in equity. Nothing beats the real estate market here in Canada and I don't even rent properties. Location aka City is important. Have moved 2 cities to take advantage of the boom and will be moving again once equity hits 500k in about 2 years to a new cheaper city to buy and rent. I personally make sure that I put 20% down just to avoid the mortgage insurance fees. All of this is possible because I have been working from home for the past 8 years and can move between cities without it affecting my job. Good luck everyone
Kevin i like the way you became successful millionaire. My way that i became a millionaire was through trust funds and regular inheritance. It doesn’t mean anything when it is given other than thank you. Learning to make it and discipline to do it means that it is residual income that could last a lifetime. The residual part is not the hard part it is the discipline to do it.

You don’t need credit to make a lot of money buddy. You can have terrible credit and be a billionaire. Credit is debt. Establish a base principal first, grow that, then pay off your debt.
Now of course if your going to purchase real estate you’ll need credit. But that should be your 3rd or fourth option if your trying to turn your McDonald’s salary into millionaire status.

Honestly, unless tesla starts missing delivery dates again, they will only go up through bidens presidency. Keep in mind, every other manufacturer is making EVs too so once people realize that and they become attainable to the average driver, the writing will be on the wall for teslas boundless up valuing. I recently found one that involved just adding a simple feature and squashing a couple bugs in an existing system. Charging by the project is key, so I charged $5k for a 4 week delivery and took me about 20 hours of actual work.
I am a self taught coder though and have been doing it for over a decade now.
