    I started my career as an appraiser as a right of way acquisition appraiser for local governmental agencies in 1987, and gravitated towards residential property appraisals for bank loans, etc.., Keep in mind, there is a wide variety of options available to those wishing to enter this industry in terms of obtaining experience and education.

    I am an appraiser in Ga assessors office in Dawson county Ga which is mass appraiser with an appraiser 2 appraiser what does it take to be a real estate appraiser?

    I cannot find ONE appraiser to mentor me. 😪 What I've found is you have to 99% of the time to have a family or friend already an appraiser who will take you in. It's pretty ridiculous for any trainee who wants to get into the business.

      Have you tried companies? We recently had a trainee/supervisor support session at the Appraisal Summit Conference in Vegas. There were 8 companies present at the job fair that were hiring trainees for their programs. We are having another one in South Carolina at the ACTS conference if you would like to come!

    I am 62 years old. Do you think I am too old for this process to start? Is there a age limit to do this job?

    I know this video is 2 years old but I had to comment. The Trainee process for becoming an appraiser is pretty ridiculous. You have to find a currently working appraiser in the industry. There’s ONLY one in the market I currently live that does take on trainees. The trainee then takes the initial course work (79 hours) and also has to log the hours needed to qualify and sit for the exam. (1000 & 1500 hours respectively for licensed vs certified). Plus, you make very little $ during the process. I made 50% of each report with an average price point of between $450-500. So @ $225 per report. Not a lot of dough.
    In the meantime the Supervisor is trying to run a business and kick out a normal volume of reports; in addition to dealing with a trainee. When things are really busy it’s almost impossible to get any training time with said supervisor.
    A better model would be to have some experienced appraisers that have been in the field many years or who maybe retired or semi-retired. Pay them to be a mentor over an existing state, region or territory depending on how many trainees may be in that particular area. And place them with a working appraiser to get real world experience on assignments.
    Otherwise the industry is going to continue to lose appraisers as more and more age out and retire and no new blood comes into the field. Then the banks will continue to run with the narrative that there just aren’t enough appraisers and we need to allow more and more desktop and hybrid appraisals.
    And I say this as a newly minted licensed appraiser. I don’t think it’s a sustainable business model based on what I’ve seen

    Just wondering, I hear that potential trainees need to somewhat sell themselves then I hear “if/is the appraiser looking for a trainee. My question is in what instance why would an appraiser be “looking” for a trainee.

      I think both. Not just “selling” yourself. What can you bring to the table as a trainee. The mentor/supervisor is giving you their time, knowledge and money so how can you make it beneficial and worth is for them. Maybe you are great at accounting, home measurement certified, background in real estate with knowledge of the market or maybe you are great with technology and can help on that end. Think outside the box. Maybe they aren’t necessarily “looking” for a trainee but when you show them how you could benefit them and their business they might take you on.

      @@sierraalden8039 100% correct. I learn as much from my trainee as I give, so it's a two way street. She is on top of tech, I'm on top of the methodology....

      There is no invite needed anymore. The club is call Real Estate Appraisaltalk and you can join Monday Tuesday or Wednesday but Monday is specifically for trainees.

    Ok. So this is perhaps the most backwards thinking industry. Totally out of touch with buyer/seller attitudes. Way over thinking it. Every realtor and buyer or seller i have ever spoken with confirms this. An institute for insecure power hungry bureaucrats to flex their misguided ideas. Every appraiser i have known has quit the industry in disgust!

      the government has made an attempt to "scientificate" an industry which really is built on experience and knowledge of local markets. Truly sad that the Federal Government THINKS they know more about what they think, versus those of us who know and understand the attributable value of features unique to every property being appraised
