  • Here we talk about multiple different strategies for getting Real Estate at $0 down. I have done now almost all of these at least once and intend to use them again. These are the strategies I have used so far:
    Seller Financing
    Subject To
    Novation Flip
    House Hacking
    Lease Option

How are you protecting your interest in a Novation agreement?

Glad to have you back. Although my primary focus has been on starting a trucking company I still look for you for all my info on Baltimore real estate.

I'm glad the information has been helpful on here. I'm trying to make sure I keep the info relevant to all new investors where I can. Let me know if there is something specific you would like me to talk about

I don't have a traditional mentorship model where you pay me but I do mentor my private lenders. We can possibly work out something else if that doesnt work for you. Feel free to email me at devinmorenoinvesting@gmail.com

I've seen a lot of investors from Philly and New Jersey come to Baltimore. I imagine its the low housing prices driving the interest. It certainly is profitable if you know where in Baltimore to look

Where do you get your contracts for these strategies? Should you pay a lawyer to write them up?

I would recommend getting a lawyer to write up the Subject To and Novation for the first time you do it for sure. The Novation is tricky since you don't technically own the property and many realtors actually have not heard of it. You need the Power of Attorney on the property to sell it for them and the novation agreement setup correctly so that a Realtor for the end buyer can change the terms. Subject To is simpler but you just want the Title Company to make sure they understand what is going on.
