I've seen a lot of investors from Philly and New Jersey come to Baltimore. I imagine its the low housing prices driving the interest. It certainly is profitable if you know where in Baltimore to look
Where do you get your contracts for these strategies? Should you pay a lawyer to write them up?
I would recommend getting a lawyer to write up the Subject To and Novation for the first time you do it for sure. The Novation is tricky since you don't technically own the property and many realtors actually have not heard of it. You need the Power of Attorney on the property to sell it for them and the novation agreement setup correctly so that a Realtor for the end buyer can change the terms. Subject To is simpler but you just want the Title Company to make sure they understand what is going on.
