    your quality of life and property value of condo rely a lot on the condo management team. And malaysia is known for 1st class building and 3rd class maintenance. You moved into a 5 star condo, few years later you will feel like 3 star. You moved in with 6 lifts in a block, half of it will spoil in a few years and nobody bother to repair ("u still got lift to use what"). 5 security guards every shift become 3 security guards, 3-tier security become registration-based security cause the computer security system spoilt, downstairs starbucks/cold storage become downstairs full of empty shoplots waiting to be rented out, etc.

      Agreed the property management team is important. Do check existing condition will help. Many condos to compare now in JB

      correct ; no maintence n management n repairs to save money yet collect HOA fee..don't buy condo..instead landed property.

    Thanks, that's really good balanced comments. But how about issues in condos such as water leakages? Is it as easy and straightforward to have these addressed as in Singapore?

      The solutions to fix water leaking is no different than Singapore. Redo waterproofing, retile the area. From downstairs sometimes inject a hardening liquid into the ceiling to fill minute cracks. Depends how big area affected and where

      Yes understand that. But does condo management have the same power to enforce the repair work if the leak comes from the unit above? Especially if landlords are overseas investor and/or unit is vacant.

    Can buy Southern Marina Residences or The Astaka, 2013sqft / 2549sqft? Both are freehold, 1 is Seaview the other is City View? Whats your take?

      They are both nice condos. If you buy for own stay, then it's your personal preference basically. But right now I like R&F Princess Cove as its walking distance to MRT to Singapore. I think that makes a big difference and will give you a good price bump when MRT ready in 2026. I have another video on this you can watch on my RUclips channel

      @@AlphaMarketingSG Might be, one also pays for the address too! The name "the Astaka" commands a premium. I just got the Astaka two months back, and now no more bigger unit from the developer. The Astaka has higher potential value, though I use it as my secondary residence, if eventually the project is in full swing, say with two hotel/serviced hotels, one office tower, and an entertainment arena. It is in the CBD. Look at something similar in Hong Kong, just right to the IFC2, the tallest office building, with the Four Seasons Hotel to provide residence. The enclave is seen as 6-stars complex. In all cases, proximity and accessibility to Singapore is my top priority, and this would be provided by the RTS. But, well this might take another 3 years to deliver, by then, I might decide whether to relocate to JB.

    Hi..any idea amy landed nearby to CIQ..was considering nearest to bukit changar.
    Any recomendation

      There are some landed options like near Bukit Chagar but the houses are non gated and very old actually. We are talking like 40 years old at least maybe more. So probably need alot of rework/ rebuilding if you want to get it to somewhat modern living standards. And they are so old that in some cases are abandoned and not necessarily have good road access. There is a reason why you can only see high rise being built in city center, because simply there is not enough land to build any new proper landed project. Unless you are ok to buy old house and rebuild/ major reno then you can look into it.

      If resale yes. If you buy from developers, in some cases you can still buy below RM1million

      @Joanna Yoong right now my opinion is if high rise, buy as near as you can to the RTS to Singapore. If landed, nice good quality gated guarded in popular locations. Trellis and Aliff in my opinion too mass market and location so so only

    What's a good growth location in johor for landed?

      There are 3 general locations I would look at, for the west it will be in Bukit Indah/ Eco Botanic/ Horizon Hills/ Puteri Harbour zones. Everything there is generally nice and would do well. Towards Skudai (North) I would look at Taman Sutera. Towards the east, anything in the vicinity of Austin Heights/ Eco series is nice. Which to choose is really then a matter of personal preference and again your objective of buying. So many other factors at play. If interested in specific listings, do PM me at 81261626.

      As demand for landed property has been strong, alot of the newer landed townships in suburbs are pushing even further away from city center. Now the newer landed townships are going into locations like Gelang Patah, Pelangi Indah, Kulai, Masai/ Pasir Gudang, which are more than 45 mins away from town center. With abit of traffic probably an hour or more. Once these areas are filled up and travel time or prices become too much, then there will be a reversion to high rise nearer to town which are cheaper. This has happened in Klang Valley and Penang and any major city where urban sprawl happens.

      @@frankauerbach for landed property in most cases you would need to adhere to a minimum purchase price of RM1mil and above. For condos, there are some scenarios where if you buy from developer, you can buy below RM1mil or if you buy in locations such as Medini. MM2H does not affect the minimum purchase price.     For landed, what are the pros & cons between individual titled and strata titled? I heard in a gated community, the common area like roads and gardens belongs to the state? So who maintains them?

      For strata landed the common area within the community belongs to the owners and is maintained by the owners JMC.

    fake news... friend lives in landed property in jb n has to turn his house into a zoo with steel barricades 2 all windows doors n CEILING...house robbed 4 times.... another friend got his condo size REDUCED when neighbor increased his condo size by moving the party wall of his neighbor.'s flat.....

      u can't b that stupid...yr next door neighbor knows u don't live in yr. condo... it is empty..so just demolish the joint party wall n then rebuid wall 12 inch into yr. flat thus reducing the footage of yr. condo.... @@AlphaMarketingSG
