Even at INR 4000 per square feet, the cost of constructing a 9000 sq feet house would come to INR 3.6 crores. Let's round it off to INR 4 crores. Taken with the price of land, the total cost would be INR 8.5 crores. A saving of well over 6 crores rupees.
you have to take into account the price of parks, sport fields, pools and other recreation things into the price. When you build your house on your plot of land you will essentially be in the middle of nowhere with zero facilities. Not to even mention the headache that comes with buying property, getting permits, keeping up with construction. Someone who can afford this house just does not have time for that.

I see some issues.. 1)Small room for house help at such a big place...as there would be more than 1 helper 2) why only one kitchen and dining area for all levels.? 3) where is the bar counter and drinking/smoking area.?...that should have been given a thought. 4) where is the home theator screen and chairs..snooker table for entertainment and fun.? 5) where is the proper gym.? 6) where is the reading room, drawing room and library.?
14.80 cr ( + 1% registration fee + 6% stamp-duty + 2% Broker commission + monthly maintenance) = almost 16 crore for a 8685 Sq.ft. flat and that too in Gurgaon is nothing but a SCAM. It should be between 7 to 8 cr.
Groom them better and you'll see a rise in sales... If she's the one u recommend for the social media to see your bar is too low... With the right presenter you can churn more than 10-15% of her discounts offered on table I bet
Quality of finish is extremely poor and i would even pay half for what is being asked. Lush green - you can hardly see any trees. Lawns are not called greens ... Also - You can plant 10k trees and still have enough free space ...which will be called lush green ...and NOT palm trees ... India is not middle east and we need native big trees which have huge canopies..... Without clean and sustainable environment , there is no luxary.

As an Architect by profession and travelling countries and involved in most luxurious projects, this is yet an exceptional piece. yes ceiling fans are must in any kind of indian homes even if you can afford to run a.c. the full day in summers it will still be energy saver if you have fans.
