I don't want to lose focus on purchasing a house." It never ends well... A van in a depreciating asset (Liability). If you are going to pull out a loan, for that amount with that long of a term. You are going to be paying close to $300,000 on a vehicle that won't be worth anywhere near that once you are finished paying it off. A home, appreciates in value. With interest rates being so low, I wouldn't be surprised if your mortgage payment is lower if not the same as your lease payment. My professional advice is buy the house. Rent the Van only when you need it. Look into to FHA loans or credit unions. Credit unions give great rates and sometimes offer special programs for first time home buyers by giving you a grant. If you are still want the van after a few years of owning the home, you can actually cash out refinance and buy the van. Just food for thought. At the end of the day, your money your choice. Nonetheless, it's a pretty cool van! love your content!

He is a freelance guy in the movie business and a RUclipsr, the van will not only pay for itself, it will make him money. He can rent it back to his production company when he uses it for work, rent it to another production company when he does work for them aka he uses it for the job and they pay for it per day. If he travels it saves him on hotel room costs, he can carry lots of gear and the dogs in one vehicle, he can travel to different places and makes videos around the country and more when borders are open and make content with it, he should even be able to write the interest off on his taxes like you would a mortgage without doing the rest. This van is a way better investment than the Gladiator or motorcycles. Also the whole "a home appreciates" thing is kind of a lie. Add up all the costs when you own a house, taxes, maintenance, HOA fees, new roof, new furnace, landscaping, costs to maintain landscaping, costs to get house cleaned, remodeling costs, insurance, real estate commission, property transfer tax etc etc and things are not so rosy then and that's in a good scenario. If interest rates go up then house prices go down and then you are in for a real fun ride. People like to lie to themselves and others and say" I bought my house for X and sold it for X plus Y so I made money" and that generally not true. Also unless you are dead or going into a nursing home, assuming you stay in the same place where you already are, if your house went up in price, so did the one you are buying next also, so you gained nothing. 🤷♂️

Sure real estate is a gamble, but homes generally do appreciate if purchased at the right time. Bought a home 8 years ago for 245k, modest values now put it at 650k. Doesn’t matter how much taxes and upkeep are because I still win. Another interesting tidbit about real estate is that not all properties increase at the same rate. While my property went up 100%, properties in adjacent areas did not see the same increase. With regards to interests going up, you can stop that by getting a fixed interest loan (interest rates are at an all time low right now). There’s always people that like to lie to themselves about why they do not buy property.

I'm a huge fan of yours, but this new obsession scares me. First, this is a lesson most people eventually learn, but new vehicles don't hold their value nearly as well as used vehicles. You take an immediate and significant loss. But if money isn't a concern 🤷♂️. As someone who has been doing VanLife before it had the name (2010), this is something that you likely want to ease into and not make a $150k+ commitment right off the bat. You could easily get something to fit your needs for under $50k. I've seen tour busses go for less than $100k. So the idea of this upgraded Sprinter is outrageous. Please please please do some shopping around and look at all your options. Also, Sprinters are all diesel. They're great, but when they break or need service, you pay a hefty premium in maintenance.
A new van would be under warranty, and maintenance will be way down the line. Not to make light of any of your points. They're all valid and wise words.

Before you buy one you need to go stay in it for at least a week, preferably during a rain storm. The whole "It's small and cramped but we'll be outside most of the time" is fine until you are stuck in it for 4 straight days because it is raining. That's the true test. If you can go a week in it and not hate it or each other you'll probably be fine if you can make it two weeks and not hate it or each other your golden. Also don't leave the awning out when your not there regardless of the wind sensor. The first gust could be the one that rips the awning off before the sensor has time to close it. Also check the towing capacity and you might be able to flat tow the JT behind it so you can jeep when you get where your going.

20:13 before you unscrew the blue cap on a cassette toilet that tube swivels up/out to make it easier to point & pour (+ wait to unscrew it when you are at the toilet, pit o toilet, or sump station you are pouring it into)...

10:00 make sure the water pump is turned on + many of these systems have a button/valve to stop water flow to conserve water w/o having to turn off the water from the temperature control knobs (this way you don’t have to waste water trying to get your setting back & get hit with water that’s too cold or hot) so maybe that was engaged slightly reducing your water flow. Air in the water lines means it’s not fully pressurized. If you’re hooked up to “city water” in an RV park that’s not a problem as it’s pressurized (make sure you get a pressurized regulator attachment so your lines in the RV don’t get blown out as RV parks are notorious for ad water pressure & power boxes = get an external surge protector for RV’s, + step down/up “bones” to go between 30/50 amp connections, to place at the poster pedestal in between it & your RV).

21:19 there should be a waste tank tube (a “stinky slinky” since it’s usually used for black tanks as well as grey tanks; always empty the black tank 1st then the grey tank to rinse the hose) you attaché to properly dump the water into a a dump station. Grey water is safe to drain into your plants 🌱 if you use environmentally safe soaps, etc. however it’s usually a no-no to just dump it out like that (especially in certain states like California where your sewers drain into the ocean 🐬).
15:28 those “indentations” are called Side Flairs that gives you more room for the bed 🛏 FYI Indentations come in (convex) while the Side Flairs bow (sp?) out (concave) 😉

If you have your heart set on a van, build one yourself( or get someone to do it for you) or better option get a roof top tent with an annex for your gladiator
8:13 those “big batteries” are called the House Batteries in an RV 🆚 the Chassis battery that is used to start your motor home (just like a car); FYI; many off grid battery systems are designed to be charged by the vehicles alternator while running + many also flow both ways whereby your house batteries can jump start your chassis battery if it’s dead. 🔋

Gene, if you want one with more room check out Leasure Travel Vans they start at $139,000. Also, that Sprinter chassis is older than a 2019. I drive a 2019 version for work and the dash is completely different. That looks more like a 2014-2018 version. The newer ones have push-button ignition, paddle shifters, and a touch screen entertainment system.
I full time in an RV. Those vans are amazing, but most people in vans tend to use the bath house at the rv park over using that onboard "bathroom". Also, make sure you get the chairs that turn around if that's an option. Almost doubles the feeling of the cabin size. Definitely get an RV. I've never looked back :)

The van looks nice, and the 4x4 makes it extra versatile. You didn't mention if it has a 30 amp for powering appliance when you're at a trailer park. There's also usually only a limit of 30 gal. so you'd have to use water sparingly. Its great for a road trip of a week or two, but if you had to live out of it full-time, it would become small real quick especially with dogs. The wet bath is small, but at least it has the curtain so you have a bit more elbow room. If its a diesel that makes running the power a whole lot more efficient though still not as economical as a generator.
I do vanlife full time for 2+ years now and I converted a brand new RAM Promaster with a music studio in it (what I do for living) with enough solar and battery power for about 47K$. If you prefer to hire a builder to also get nicer woodwork then add another 20-30K or so. Big advantage you have all flexibility for the layout that you need. First I wanted a shower too but realized its s much easier to just get a gym membership and shower outside somtimes. As much as I love Sprinter vans and being from Germany, but they are just so overpriced here in the USA and with partially absurd maintenance and repair cost.

Gene, if you want one with more room check out Leasure Travel Vans they start at $139,000. Also, that Sprinter chassis is older than a 2019. I drive a 2019 version for work and the dash is completely different. That looks more like a 2014-2018 version. The newer ones have push-button ignition, paddle shifters, and a touch screen entertainment system.
I full time in an RV. Those vans are amazing, but most people in vans tend to use the bath house at the rv park over using that onboard "bathroom". Also, make sure you get the chairs that turn around if that's an option. Almost doubles the feeling of the cabin size. Definitely get an RV. I've never looked back :)

The moment Gene spots the FPV drone outside the van's window I was like "there's no way" then my next reaction was " WHAT?! he can do that now? "
The van looks nice, and the 4x4 makes it extra versatile. You didn't mention if it has a 30 amp for powering appliance when you're at a trailer park. There's also usually only a limit of 30 gal. so you'd have to use water sparingly. Its great for a road trip of a week or two, but if you had to live out of it full-time, it would become small real quick especially with dogs.
The wet bath is small, but at least it has the curtain so you have a bit more elbow room. If its a diesel that makes running the power a whole lot more efficient though still not as economical as a generator.

I do vanlife full time for 2+ years now and I converted a brand new RAM Promaster with a music studio in it (what I do for living) with enough solar and battery power for about 47K$. If you prefer to hire a builder to also get nicer woodwork then add another 20-30K or so. Big advantage you have all flexibility for the layout that you need. First I wanted a shower too but realized its s much easier to just get a gym membership and shower outside somtimes. As much as I love Sprinter vans and being from Germany, but they are just so overpriced here in the USA and with partially absurd maintenance and repair cost.
