    When you say that Demolition costs are around 10-15k. But that is such a low number. I keep hearing around 50-75k. Why is there such a discrepancy in the numbers?

    What is expected of your clients to proactively monitor construction errors and omissions during each phase of the build? What if they live too far for regular site visits?

    How does building in a new development work? You said you can work directly with the developers to secure a lot, is it discounted or free? What exactly does that mean in comparison to finding a lot in an established neighborhood.

      In a development you will be shown available lots to secure (typically through a deposit). Then the lot price will be included in the cost of the house. Finding a lot in an established neighborhood is when builders build in a older neighborhood with existing homes. No empty lots. Then the builder would tear down an old house and build. Usually in more expensive areas of town.

    For each draw, is there certain items for each specific draw? Do builders have to show invoices for the draws or do they just say the amount they want?

      builders have different draw "schedules" or list of building categories they draw from. Ours is similar to what other builders use and bankers accept. Foundation/framing walls/framing roof/siding-cornice/roofing/windows/doors/etc. On fixed price contracts buildings don't provide invoices, but on cost-plus contracts they do. hope this helps!

    I'm in south west of Ohio, currently in the very beginning of building our dream home, and we are just in the middle of architect drawing phase, then we get told to find a structural engineer to complete the whole drawings. It's such a lengthy process, it's only been about 2 months, and I already started losing patience. So glad you put out the new video to guide people like me, especially when I already watched all your videos, appreciate what you do and your professionalisml!! Wish you would've been up here, I would definitely hire you to build my dream home.

      PC, you are just getting started so hang in there!! Would think the architect would have referrals for the structural engineer....

      @Aspire Fine Homes thank you for the encouragement, yes, or builder will refer us to their engineer they use. Should have started the process a lot sooner, but at least we started it. Thank you again

      @@StallionFernando I know..... we are finally completed all the drawings, now waiting for builder to price everything out. Then will have to hire a real estate attorney to review the contract before signing..... more waiting, and I'm sure the most killing part is watching the house "grow" up and bigger from the ground, I'm sure it will be harder to wait and move in.
